Wakefield as well as Colliers.<\/p>\n<p>They indicated the site\u2019s unique nature made it hard to price, but that they would ascertain a value over the coming weeks based on buyer feedback.<\/p>\n<p>And while the site\u2019s heritage might be industrial, its future could be very different as it is marketed with \u201cgenuine redevelopment upside\u201d. <\/p>\n<p>Cushman &amp; Wakefield\u2019s Daniel Wolman said they had \u201cstrong interest\u201d from private investors and developers looking for short-term income and longer-term development options. <\/p>\n<p>\u201cFurthermore, the site\u2019s positioning within a proven high-density corridor, alongside proximity to Victoria Gardens and the Yarra River parklands, further strengthens its appeal to both occupiers and future end users,\u201d Mr Wolman said. <\/p>\n<p>His colleague Joe Kairouz noted that the Skipping Girl sign would be a part of any rework completed, and that while it was protected \u2014 it would be an asset to its next owners.<\/p>\n<p>\u201cI don\u2019t think it\u2019s a question of having to retain it, I think you would want to,\u201d Mr Kairouz said. <\/p>\n<p>\u201cIt adds a level of character to any proposed development.\u201d<\/p>\n<p>Colliers\u2019 Alex Browne said the property\u2019s scale and river frontage gave it significant flexibility.<\/p>\n<p>\u201cIt\u2019s a site that can support a high-quality office repositioning in the near term, while also offering the scope for a more substantial redevelopment over time.<\/p>\n<p>\u201cAs Melbourne\u2019s city-fringe markets continue to tighten, assets that offer both immediate utility and long-term transformation potential are increasingly sought after, placing the Skipping Girl site firmly in focus for a wide spectrum of capital.\u201d<\/p>\n<p>The property covers 2931sq m and currently hosts a 3620sq m office building with 129 carparks. <\/p>\n<p>Expressions of interest are due by 2pm, May 28.<\/p>\n<p>Sign up to the Herald Sun Weekly Real Estate Update.
