A development application has been lodged for a major mixed-use precinct, located at 18-52 Mark Lane, 803-811 Main Street and 350-352 Vulture Street, Woolloongabba.<\/p>\n

Designed by Woods Bagot, the project introduces three architecturally distinctive towers rising from a landscaped podium that integrates residential, hotel, retail and community uses into a highly connected urban precinct. Known as Mark Lane (Precinct 1), the proposal forms the first stage of a long-term masterplanned redevelopment that occupies a strategically positioned 1.27-hectare site at the intersection of Woolloongabba, Kangaroo Point and East Brisbane.<\/p>\n

The proposal is considered to be a genuine mixed-use neighbourhood. The design creates a series of new public laneways, landscaped courtyards and civic gathering spaces that connect Mark Lane through to Main Street and Vulture Street. The architecture draws inspiration from traditional Queensland timber screening and the colours of the Kangaroo Point cliffs, while extensive subtropical planting, rooftop gardens and pedestrian-focused public spaces seek to establish a green urban destination within the Woolloongabba Priority Development Area.<\/p>\n

If approved, the first precinct would deliver 953 apartments, a 177-room hotel, new retail and dining opportunities, childcare facilities and community space within one of Brisbane\u2019s largest privately assembled redevelopment sites.<\/p>\n

The planners at Urbis state, \u201cThe proposed development has undertaken significant master planning to leverage the site\u2019s prominent location and to enhance connectivity between the future Woolloongabba Cross River Rail Station, BNE Arena and the Kangaroo Point Cliffs. The proposed scheme\u2019s layout is intentional and seeks to unlock a significant residential offering of 953 residential units and roughly 177 short term accommodation rooms. Precinct 1 represents the first phase of the Mark Lane precinct with the intention of facilitating Brisbane\u2019s newest inner-city hub\u201d.<\/p>\n

\u201cThe proposal has been informed through consistent engagement with EDQ over the last 2 years, particularly in relation to ground-level activation, cultural heritage, pedestrian permeability, and vehicle access and manoeuvring. In doing so, the development will deliver a new inner-city mixed-use precinct embellished with sub-tropical design and architectural excellence, significant residential offering that supports inner-city living and housing diversity and publicly accessible spaces, including a community square and courtyard, improving connectivity through the site\u201d.<\/p>\n
