The countdown to the opening of Sydney\u2019s second international airport next month has launched a scramble for homes and parcels of land near the airport\u2019s fringe as families eye out opportunities to live near what promises to be a 24-hour city.<\/p>\n
Agents have reported a surge in buyer inquiries for modern homes in the area, comparing it to a modern-day gold rush, with rents in the area also spiking to figures well over $1500 a week in some instances.<\/p>\n
The surge in demand has been a departure from the years directly after the project was announced, when much of the interest in the area was from investors and developers eyeing out large sites with scope for housing or commercial projects.<\/p>\n
Recent demand constitutes the next wave: it\u2019s families looking for homes to live in, allured by the prospect of being near a developing community that offers something unprecedented in Western Sydney\u2019s history.<\/p>\n
Mirvac is reporting strong demand at its Everdene community in Mulgoa, with the airport a key factor influencing buyers backing long-term growth in jobs, infrastructure and connectivity linked to the Aerotropolis.<\/p>\n
Mirvac\u2019s General Manager Residential Development NSW Warwick Bible said the airport is a key factor influencing purchaser decisions, also spotlighting the opportunity the development offers for property price growth.<\/p>\n
\u201cMany Everdene buyers see Western Sydney International Airport as a driver of long-term growth in population, jobs, and investment,\u201d he said. <\/p>\n
\u201cA lot of them either run businesses or work in sectors that will benefit directly from the activity the airport and its surrounding infrastructure will bring. <\/p>\n
\u201cOthers point to the fact that major infrastructure projects like this have often led to strong property price growth across Western Sydney,\u201d<\/p>\n
Mr Bible said buyers are also responding to relative affordability in the Penrith region compared with other established Western Sydney markets.<\/p>\n
\u201cMedian house prices in the Penrith region have risen strongly in recent years while still remaining more accessible than many established Western Sydney areas, creating excellent opportunities for first home buyers and upgraders to enter the market,\u201d he said.<\/p>\n
Jessica and Tom Munro have purchased a 450 sqm lot at Everdene, where they plan to build their family\u2019s long-term home with their son Spencer once land is registered later this year. <\/p>\n
Ms Munro said being close to the airport was a \u201cgamechanger\u201d. <\/p>\n
\u201cMy husband in previous roles has travelled a lot,\u201d she said. <\/p>\n
\u201cWe thought for future work opportunities to be able to easily travel interstate, we also have a young family and we love travelling. <\/p>\n
\u201cWe can get our little one in the car and it’s a short drive to be at the airport rather than starting a family holiday with a two hour travel.<\/p>\n
\u201cAs we thought about our future we thought, how easy is this?<\/p>\n
\u201cThis is going to be fantastic for our lifestyle, work wise and then obviously personal.\u201d<\/p>\n
The nature-focused masterplanned community will ultimately be home to around 4,000<\/p>\n
residents, with 23ha dedicated to green space, including sports fields, courts, walking tracks, parks, a nature play zone, water playground, and picnic facilities. <\/p>\n
Established local schools are also close by, adding to the convenience and family-friendly appeal of the community.<\/p>\n
