(ABC South East SA: Sam Bradbook)<\/p>\n<p>&#8220;By looking to diversify housing stock \u2026 you will see growth because new types of migrants will be attracted.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">Professor Beer said while there were challenges involved with retrofitting older commercial buildings for housing, it could save money and work.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;You&#8217;re probably going to save $200,000 just in infrastructure costs alone by not building on the fringe of a country town,&#8221; he said.<\/p>\n<p>Challenges to overcome<\/p>\n<p class=\"paragraph_paragraph___QITb\">One of the challenges with infill efforts was often community sentiment.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;There&#8217;s pushback by some members of the community who are worried about relatively minor issues like car parking or change in land use or what it might mean for their rates,&#8221; Professor Beer said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;These communities need to see that infill-type developments strengthen their country town, rather than weaken it.<\/p>\n<p><img decoding=\"async\" alt=\"A black and white photo showing the main street of an old country town\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/07\/1db5e892c33489c8bf42de9c2064f2ed.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Historic regional CBDs, like Mount Gambier&#8217;s, were more dense before the invention of cars.
