A $495.5 million mixed-use tower at 153-157 Walker Street, North Sydney, has been approved, with consent granted for a 51-storey building containing 296 apartments and a hotel. The project includes 287 market apartments and 9 affordable dwellings, representing 3% of the total, to be managed as affordable housing for 15 years.<\/p>\n
The approved scheme delivers a gross floor area of 50,926 sqm on a 1,928 sqm site, with a floor space ratio of 27.41:1 and a maximum building height of 177.8 metres. The development features 11 basement levels and 232 car spaces.<\/p>\n
A concurrent rezoning was required to permit Shop Top Housing as an additional permitted use on the E2 Commercial Core-zoned site. The rezoning was formalised on 26 June 2026 through an amendment to the North Sydney LEP. The hotel component is permissible under existing controls.<\/p>\n
The project is expected to generate 1,734 construction jobs and 126 operational jobs. Utility network connections and augmentations are included as part of the works.<\/p>\n
