{"id":44636,"date":"2026-07-05T11:35:08","date_gmt":"2026-07-05T11:35:08","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/44636\/"},"modified":"2026-07-05T11:35:08","modified_gmt":"2026-07-05T11:35:08","slug":"property-auction-clearance-rates-pick-up-slightly-as-expert-predicts-slump-to-continue","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/44636\/","title":{"rendered":"Property auction clearance rates pick up slightly as expert predicts slump to continue"},"content":{"rendered":"<p class=\"paragraph_paragraph___QITb\">Less than half of all properties that went to auction in Australia were actually sold over the past week.<\/p>\n<p class=\"paragraph_paragraph___QITb\">According to the latest Cotality figures, the preliminary national auction clearance rate picked up from last week&#8217;s 49.2 per cent to 49.8 per cent, which one expert says is an insignificant increase in the grand scheme of things.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2026-07-01\/national-property-prices-market-decline-cotality\/106857980\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">National housing market &#8216;fully in decline&#8217;<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Australian home values record their biggest decline in more than three years as the housing market slowdown that began in Sydney and Melbourne spreads across the country.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Last week&#8217;s figures were already the lowest recorded since the COVID-19 market slowdown in 2020.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Melbourne had the highest clearance rate with 54.5 per cent followed by Sydney at 51.6 per cent, Canberra at 50 per cent and Adelaide at 45.7 per cent.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Brisbane lagged behind at 23.8 per cent, a rapid fall from last week&#8217;s 39.3 per cent.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The same time last year, Brisbane led the market with a 69.6 per cent clearance rate, while most Australian capital cities hovered between 63 per cent and 70 per cent, an indicator of a much stronger market.<\/p>\n<p><img decoding=\"async\" alt=\"a man in a suit smailes at the camera\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/07\/430741e88bd0ee83ac5d8895b59f409b.jpeg\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Tim Lawless believes the slump will continue. (Supplied)<\/p>\n<p class=\"paragraph_paragraph___QITb\">Cotality&#8217;s Asia-Pacific executive research director Tim Lawless said while this week&#8217;s numbers were not the lowest we have seen this year, the past three weeks have all been below 50 per cent.<\/p>\n<p>&#8220;It&#8217;s pretty rare to see clearance rates this low,&#8221;  he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Clearance rates persistently holding this low shows a mismatch between buyer and seller expectations.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;It&#8217;s probably another indicator of the market going through a phase of negative movements.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">According to Cotality figures, June saw the biggest monthly fall in national housing values since 2022, following the latest federal budget announcement limiting negative gearing to new builds.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2026-06-04\/negative-equity-5-per-cent-deposit-scheme-house-prices-drop\/106753812\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">Why homeowners are at risk of slipping into negative equity<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">A 46-year-old former &#8220;forever renter&#8221; believes she has now slipped into negative equity and her Marrickville home is now worth less than what she owes the bank.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Mr Lawless said there were multiple factors at play suppressing the market.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Foundational challenges around affordability and serviceability, interest rate hikes, some pullback from investors post-budget, all those things combined are creating a softer housing market,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">According to Mr Lawless, an increasing number of property listings has also played a role in weakening the market.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;We&#8217;re seeing advertised listing numbers rising which means there&#8217;s more supply in the marketplace and of course that means buyers have more choice,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;This takes urgency out of the market and gives them [buyers] more ability to negotiate.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">The way the market is trending, Mr Lawless believes the slump will continue.<\/p>\n<p>&#8220;What I&#8217;m expecting to see is these clearance rates holding fairly low,&#8221;  he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;We&#8217;re in a housing market downturn and I don&#8217;t see any factors moving the market around.&#8221;<\/p>\n<p>Investors evaporate from the market<\/p>\n<p class=\"paragraph_paragraph___QITb\">Property Buyers director Munro Donen attributes the market&#8217;s slowdown to waning investor interest.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;With changes to negative gearing and the capital gains tax, investors have evaporated from the market,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;The numbers might be low on the auctions, but there are still sales happening.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Around the one to two million dollars price range there&#8217;s still activity and lot of competition.&#8221;<\/p>\n<p>Window of opportunity<\/p>\n<p class=\"paragraph_paragraph___QITb\">Chief executive for industry and policy at the Housing Industry Association, Simon Croft, said the current lull in the housing market presented a chance for prospective buyers.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;There&#8217;s a window of opportunity for people to get into the market while the prices have seen some drops moderating off the market,&#8221; he said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">He expects price growth to pick up once these factors play out.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Hopefully we can see some greater stability and see some return of confidence to the market,&#8221;
