{"id":5372,"date":"2026-05-06T00:28:17","date_gmt":"2026-05-06T00:28:17","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/5372\/"},"modified":"2026-05-06T00:28:17","modified_gmt":"2026-05-06T00:28:17","slug":"kent-town-hotel-apartment-tower-to-hit-12-storeys-in-rezoning","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/5372\/","title":{"rendered":"Kent Town hotel, apartment tower to hit 12 storeys in rezoning"},"content":{"rendered":"<p>A two-storey Kent Town motel would be demolished for a 12-storey residential tower overlooking the parklands under a rezoning proposal seeking to bring higher-density development to Adelaide\u2019s city fringes. <\/p>\n<p>Under the rezoning proposal, the height limit at 27 Dequetteville Terrace would be raised from five to 12 storeys, paving the way for motel Econolodge East Adelaide to be replaced.<\/p>\n<p>Adelaide development company Ginos Group would build a tower at the address, housing 113 apartments and 138 hotel rooms.<\/p>\n<p>The rezoning application, prepared by consultancy Future Urban, said the development would create about 150 jobs. <\/p>\n<p>Only the one 3692 sqm block would be rezoned under the proposal, with other parts of Kent Town already zoned to allow taller buildings.<\/p>\n<p>Other Kent Town buildings overlooking the Adelaide Parklands include the 12-storey Parkline Apartments, and <a class=\"body-link\" href=\"https:\/\/www.adelaidenow.com.au\/news\/south-australia\/construction-to-begin-on-211-new-homes-at-historic-royal-hotel-site\/news-story\/73175fde177b7972ba010f6eac8c9955?eafs_enabled=false\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"73175fde177b7972ba010f6eac8c9955\" data-tgev-label=\"news\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\" target=\"_blank\">the proposed 15- and 16-storey Royal Apartments<\/a>. <\/p>\n<p>Ginos Group owner Zis Ginos said the development\u2019s number of hotel rooms and apartments could change in the future, with plans still at an early stage.<\/p>\n<p>He said it could be a \u201creally first-class hotel\u201d but the idea needed \u201ca lot of further investigation\u201d.<\/p>\n<p>\u201cIt is a special area. It overlooks um the city of Adelaide, the hills, and adjoins the parklands.
