A nationwide YIMBY network has launched a local branch, as the group rolls out data showing Adelaide has the second most restrictive zoning rules of all Australian capital cities.<\/p>\n
YIMBY groups (\u201cYes In My Backyard\u201d) have been set up across the country to counter NIMBYs (\u201cNot In My Backyard\u201d) \u2013 residents criticised for opposing development in their own suburbs, to the detriment of housing supply.<\/p>\n
Last week, YIMBY Melbourne unveiled a \u201chousing atlas\u201d comparing capital cities, showing Adelaide\u2019s planning rules were the second most restrictive \u2013 behind only Hobart \u2013 with 92 per cent of residential land within 20km of Adelaide\u2019s CBD labelled \u201chighly restrictive\u201d. <\/p>\n
Land the group considered \u201chighly restrictive\u201d was zoned for no more than two storeys, designated low-density only, or covered by a heritage overlay. <\/p>\n
The data rollout came after a YIMBY Adelaide branch launched in late May.<\/p>\n
\u201cThis atlas has arrived at exactly the right time, and it confirms the reason YIMBY Adelaide was established,\u201d a YIMBY Adelaide spokesman said.<\/p>\n
The Urban Development Institute of Australia\u2019s SA chief executive Liam Golding said Adelaide having \u201cthe most restrictive zoning on the mainland is unsurprising to the development industry\u201d.<\/p>\n
\u201cOpportunities for additional housing \u2026 are being stymied by overly restrictive zoning,\u201d he said. \u201cWe need to see urgent action from government to counter NIMBY zoning controls.\u201d<\/p>\n
Property Council SA executive director Bruce Djite said it was \u201cgreat to see that the YIMBY movement has arrived in Adelaide \u2013 and not a moment too soon\u201d.<\/p>\n
\u201cIn an already sprawled city, we must get more serious about density in metro Adelaide,\u201d he said.<\/p>\n
\u201cIf we keep planning for growth while resisting the homes needed to accommodate it, we\u2019ll be torn apart by housing scarcity, declining affordability and a city that prices out the next generation.\u201d <\/p>\n
However, the data was criticised by Planning Minister Nick Champion, who said it relied on a flawed methodology and \u201cdoes not present a fair analysis of Adelaide\u2019s urban planning system\u201d.<\/p>\n
\u201cThe data used lacks nuance and is outdated, missing rezonings at key locations like Glenside, Seaton and Smithfield,\u201d he said.<\/p>\n
\u201cNevertheless, we welcome positive discussions with YIMBY groups around planning rules in South Australia in the spirit of getting more homes built.<\/p>\n
\u201cSince coming to government, we have rezoned thousands of hectares of land all across Adelaide for housing.\u201d <\/p>\n
