{"id":59013,"date":"2026-07-27T03:05:09","date_gmt":"2026-07-27T03:05:09","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/59013\/"},"modified":"2026-07-27T03:05:09","modified_gmt":"2026-07-27T03:05:09","slug":"affordable-tower-with-rooftop-pool-greenlit-for-adelaide-cbd","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/59013\/","title":{"rendered":"\u2018Affordable\u2019 Tower with Rooftop Pool Greenlit for Adelaide CBD"},"content":{"rendered":"<p>A third of apartments in a tower approved for Adelaide\u2019s CBD are expected to sell within the range of affordability, but the project\u2019s 17th-floor rooftop will have a significant touch of luxury.<\/p>\n<p>If built as it approved by South Australia\u2019s state commission asessment panel this month, the 59-apartment tower will have a 175sq m ground floor commercial tenancy and a see-through rooftop swimming pool.<\/p>\n<p>Also on the top floor would be a gym, residents\u2019 lounge and theatre.<\/p>\n<p>The project\u2014by Arkadia Adelaide P\/L that is directed by Adelaide developer John Makris\u2014would rise on a rectangular 534sq m lot on the corner of Blenheim Street, beside the city\u2019s Early Settler furniture outlet.<\/p>\n<p>A ground-floor car lift would connect to 18 bays on the tower\u2019s second and third floors. Bicycle parks and another two car parks would be on the ground floor.<\/p>\n<p>Designed by D\u2019Andrea Architects, the building would have 20 studio apartments, 23 one-bedroom apartments, 13 two-bedroom apartments and three three-bedroom apartments.<\/p>\n<p>Despite being located in an area where affordable housing is encouraged, the development does not include designated affordable housing. Rather, Arkadia\u2019s development application argued that 33.9 per cent of the apartments are studios expected to sell at an affordable price.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/07\/Grote_Street_tower_mid.jpg\" alt=\"An external rendering of the tower planned for Grote Street..\"\/>\u25b2 Arkadia Adelaide\u2019s tower approved for Grote Street would have a significant touch of luxury on the top floor.<\/p>\n<p>Before the panel meeting, SA government architect Kirsteen Mackay said she supported the proposed height, as it was largely consistent with the maximum envisaged height envisaged for the site under the relevant planning and design code.<\/p>\n<p>\u201cI also acknowledge the site\u2019s proximity to the recently approved large scale buildings up to 27 storeys on the site immediately to the west of Blenheim Street,\u201d she said.<\/p>\n<p>\u201cIn principle, I support the scale of the three storey building base, as it is generally consistent in height with the adjoining commercial building to the east.\u201d<\/p>\n<p>The application was exempt from public notification because the Grote Street site did not adjoin residential land.
