{"id":59835,"date":"2026-07-28T04:48:09","date_gmt":"2026-07-28T04:48:09","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/59835\/"},"modified":"2026-07-28T04:48:09","modified_gmt":"2026-07-28T04:48:09","slug":"office-to-student-living-proposal-on-melbournes-la-trobe-street-decided","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/59835\/","title":{"rendered":"Office-to-Student Living Proposal on Melbourne\u2019s La Trobe Street Decided"},"content":{"rendered":"<p>Brarz\u2019s plans to rework its Melbourne office plans into student accommodation have been approved.<\/p>\n<p>The Melbourne developer filed amended plans <a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/brarz-pbsa-switch-la-trobe-melbourne-highrise-vic\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/brarz-pbsa-switch-la-trobe-melbourne-highrise-vic\" target=\"_blank\" rel=\"noopener nofollow\">earlier this year <\/a>for its approved 42-level highrise on 54-66 La Trobe Street in the Melbourne CBD.\u00a0<\/p>\n<p>An existing permit for the site, granted in 2024, allowed a mixed-use tower of offices and a 160-room hotel with 61 rooms.\u00a0<\/p>\n<p>But Brarz went back to the drawing board soon after the approval, convertiung the project into a 719-room student accommodation building of 876 beds.\u00a0<\/p>\n<p>Rooms range from 14 to 31 sq m for singles and double rooms, and will be in twin room and six-bed configurations.\u00a0<\/p>\n<p>Amenities include kitchens, lounge and communal dining rooms, music and study rooms, and a cinema, plus terraces and parking for 305 bicycles.\u00a0<\/p>\n<p>The student accommodation rework fits with surrounding uses that includ a three-storey karaoke bar and a 44-storey Scape PBSA tower.\u00a0<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/07\/Brarz_LaTrobe_Street_student.jpg\" alt=\"Brarz student accommodation LaTrobe Street \"\/>\u25b2 A rendering of the PBSA scheme approved for the LaTrobe Street site.<\/p>\n<p>The 1160sq m site is near Carlton Gardens, and Melbourne universities including RMIT.\u00a0<\/p>\n<p>Plans by Urbis for the site, which is on the northern edge of Melbourne CBD, were designed by Bates Smart.<\/p>\n<p>Developer Brarz Developments City Pty Ltd, part of the House of Brar investment group, is led by director Sarbjit Brar. Founded in 2004, it holds a real estate portfolio valued at $850 million.<\/p>\n<p>The project is the latest in a number of approved office-to-housing conversions rising across the country.<\/p>\n<p>Listed Singaporean developer Wee Hur <a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/wee-hur-reworks-four-tower-buranda-tod-masterplan\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/wee-hur-reworks-four-tower-buranda-tod-masterplan\" target=\"_blank\" rel=\"noopener nofollow\">filed revised plans earlier this year <\/a>for a 12,200sq m in Brisbane\u2019s Woolloongabba precinct, converting it into two towers of 300 affordable homes, while Thirdi <a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/thirdi-crows-nest-over-station-tower-office-apartments-nsw\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/thirdi-crows-nest-over-station-tower-office-apartments-nsw\" target=\"_blank\" rel=\"noopener nofollow\">scrapped its Crows Nest over-station office<\/a> proposal in Sydney, replacing it with 474 build-to-sell and build-to-rent apartments. \u00a0<\/p>\n","protected":false},"excerpt":{"rendered":"Brarz\u2019s plans to rework its Melbourne office plans into student accommodation have been approved.
