{"id":64617,"date":"2026-08-04T04:19:08","date_gmt":"2026-08-04T04:19:08","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/64617\/"},"modified":"2026-08-04T04:19:08","modified_gmt":"2026-08-04T04:19:08","slug":"affordable-homes-unlock-111-room-co-living-play-in-sydneys-south-west","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/64617\/","title":{"rendered":"Affordable Homes Unlock 111-Room Co-Living Play in Sydney\u2019s South-West"},"content":{"rendered":"<p>Six affordable apartments would sit above 111 co-living rooms in a single six-storey project in south-west Sydney.<\/p>\n<p>Designed by Texco for ZR Investments, the building would replace two Glenfield houses at 37-39 Trafalgar Street, about 500m walking distance from the Glenfield Station.<\/p>\n<p>Co-living accommodation would occupy levels one to four, with each of the 111 rooms providing a private bathroom, kitchen and laundry.<\/p>\n<p>Every room could accommodate two lodgers, giving the component capacity for as many as 222 people.<\/p>\n<p>Level five would contain the project\u2019s only affordable housing\u2014six conventional apartments comprising two studios, two one-bedroom and two two-bedroom homes.<\/p>\n<p>Those apartments would remain affordable and under the management of a registered community housing provider for at least 15 years from the occupation certificate.<\/p>\n<p>The co-living rooms are a separate housing component and are not identified as affordable.<\/p>\n<p>A neighbourhood shop spanning almost 100sq m and 246sq m of communal living and co-working space would occupy the ground floor.<\/p>\n<p>ZR Investments\u2019 proposal combines three NSW Housing SEPP provisions to extract almost every available centimetre from the 2036sq m site.<\/p>\n<p>The state\u2019s Low and Mid-Rise Reforms lift its maximum height from 11m to 17.5m and floor-space ratio from 1.3:1 to 1.5:1.<\/p>\n<p>Allocating 10 per cent of total gross floor area to affordable housing generates a further 20 per cent height and floor-space bonus under the applicant\u2019s calculations.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/08\/ZR_Glenfield.jpg\" alt=\"The two houses on the 2036sq m Glenfield site, outlined in yellow, would make way for the six-storey mixed-use project.\"\/>\u25b2 The two houses on the 2036sq m Glenfield site, outlined in yellow, would make way for the six-storey mixed-use project.<\/p>\n<p>Co-living provisions add another 10 per cent to floor space, taking the claimed limits to 21m and 1.95:1.<\/p>\n<p>Combined, those controls allow 3970.2sq m of gross floor area.<\/p>\n<p>Plans provide 3969.9sq m\u2014just 0.3sq m shy of the ceiling.<\/p>\n<p>Fourteen of the project\u2019s 19 car spaces would serve co-living residents, including two resident-only car-share bays.<\/p>\n<p>Planning documents calculate a 22-space benchmark for this component but rely on nearby public transport, car sharing and 40 bicycle spaces to support the shortfall.<\/p>\n<p>Campbelltown Council records show Trafalgar Street was once known locally as Railway Avenue.<\/p>\n<p>Developers renamed it during Glenfield\u2019s mid-century expansion, but rail proximity is again driving density along the street, within a precinct rezoned in 2021 for as many as 7000 homes.<\/p>\n","protected":false},"excerpt":{"rendered":"Six affordable apartments would sit above 111 co-living rooms in a single six-storey project in south-west Sydney.
