{"id":70750,"date":"2026-08-13T02:04:06","date_gmt":"2026-08-13T02:04:06","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/70750\/"},"modified":"2026-08-13T02:04:06","modified_gmt":"2026-08-13T02:04:06","slug":"perth-property-market-cools-as-only-one-suburb-makes-list-of-nations-top-10-investment-areas","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/70750\/","title":{"rendered":"Perth property market cools as only one suburb makes list of nation\u2019s top 10 investment areas"},"content":{"rendered":"<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">The Perth property market is no longer hot, with a major forecaster claiming Bayswater is the only area to make a national top 10 investment list.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Hotspotting claims only about a quarter (23.4 per cent) of all 278 areas assessed in Perth are deemed to be a positive, strengthening market \u2014 which was the lowest reading in the country.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">About four in ten areas (42.4 per cent) were rated as negative markets, which means the local market is declining in strength.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cGreater Perth, the standout performer of the postpandemic boom, has turned decisively,\u201d said the report.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cListings are still finding buyers at a reasonable pace \u2014 a cycle turn, not a crash,\u201d it said.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">An area\u2019s ranking is based only partially on the quarterly change in price, with stock levels, listings sold above the asking price, the vacancy rate and median selling days also factored in.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Hotspotting listed Bayswater as the hottest market in WA and the fifth on a national list.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">It gave Bayswater a score of 72 out of 100 &#8211; well above the score of 63 for Greater Perth. Anything above 68 is deemed hot.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Property agent Jade Lippiatt said Bayswater appealed to first-home buyers as well as those looking to upgrade or downsize, as well as families and retirees.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">The area enjoyed a strong local rail network that was second only to the CBD, proximity to the airport and a beautiful riverfront. It offered both character home and modern houses.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Ms Lippiatt added that Bayswater had recently cracked a record sale of $2.6 million.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Hotspotting\u2019s Terry Ryder said Perth had undergone a \u201ccycle rotation rather than a market collapse\u201d.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cListings in Perth are still finding buyers at a reasonable pace,\u201d he said. \u201cWhat\u2019s changed is the underlying demand trend.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u2018The volume signal has rolled over, so, we\u2019re witnessing the cooling in real time.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cBut it\u2019s not a crisis.
