fund GIC has paid $450 million for a prime piece of inner-city real estate.<\/p>\n<p>Investa Commercial Property Fund offloaded 1 Market St, a 32-storey asset with a significant 29,500sq m city footprint, in a transaction that is more of a reshuffle rather than a complete exit. <\/p>\n<p>As an existing Investa capital partner, GIC bought the building within the Investa Core Plus Office Partnership. <\/p>\n<p>For ICPF, the deal is a self-proclaimed capital-recycling exercise, freeing up funds for fresh opportunities while still maintaining a relationship with the new capital partner.<\/p>\n<p>Investa ICPF fund manager and head of asset management Brendan Looby said the sale was an important milestone for the fund\u2019s evolving portfolio. <\/p>\n<p>\u201cThe sale is consistent with ICPF\u2019s strategy of actively curating a market-leading prime office portfolio while creating capacity to capitalise on strategically aligned investment opportunities at an attractive point in the cycle,\u201d he said.<\/p>\n<p>The exchange provides a clear message that institutional investors, such as GIC, are increasingly willing to back Sydney\u2019s CBD renaissance.<\/p>\n<p>After half a decade of pandemic fallout, rising interest rates, and a major shift to hybrid working, the shoots of recovery are germinating. <\/p>\n<p>According to JLL research, the Sydney CBD office market continues to climb out of the downturn, recording a fifth consecutive positive quarter of absorption at 9,500sq m during the second quarter of 2026 and 96,000sq m more than the 2025-26 financial year. <\/p>\n<p>The headline vacancy rate fell to 13.9 per cent, which is its lowest level since the first quarter of 2023.<\/p>\n<p><img decoding=\"async\" stock values while helping landlords and city businesses bring workers back to the CBD.<\/p>\n<p>On the corner of Market and Sussex streets, at the gateway to Sydney\u2019s financial hub and the revived Darling Harbour precinct, 1 Market Street offers transport connectivity and access to amenities. <\/p>\n<p>Investa chief investment officer Adam Crowe said the deal demonstrated the strength of the fund\u2019s capital-partner model.<\/p>\n<p>\u201cThis transaction provides a successful capital recycling outcome for ICPF investors while creating an opportunity for another capital partner to increase its office exposure to the Sydney CBD market via a quality asset,\u201d he said.<\/p>\n<p>\u201cIt reflects sustained institutional conviction in the Sydney office market and demonstrates Investa\u2019s ability to originate and execute investment opportunities that align with the objectives of our capital partners.\u201d<\/p>\n<p>The $450-million Investa-GIC deal follows the group\u2019s other sizeable transactions, showcasing institutional investor confidence in Sydney\u2019s office landscape.<\/p>\n<p>Last month, Investa, in conjunction with Canadian fund manager BGO, announced a $715 million portfolio acquisition from Dexus comprising 30-34 and 36 Hickson Road at The Rocks as well as 123 Albert Street in Brisbane\u2019s CBD. <\/p>\n<p>In February, Investa also exchanged contracts on 100 Mount Street, North Sydney on behalf of BGO and Cliffbrook Capital in a deal worth about $590 million.<\/p>\n","protected":false},"excerpt":{"rendered":"In a
