The tenant mix includes financial services, legal and tech companies.<\/p>\n<p>JLL head of capital markets, Queensland Paul Noonan said demand was hight for assets with significant capital already invested.<\/p>\n<p>\u201c300 Queen Street is a compelling investment proposition underpinned by substantial capital enhancement and strong rental growth,\u201d Noonan said.<\/p>\n<p>\u201cThe building\u2018s investment program has repositioned the asset within Brisbane\u2019s A-Grade market, creating a highly sought-after workplace in the Golden Triangle precinct.\u201d<\/p>\n<p>Since 2018, the owner has undertaken a substantial program of improvement including a ground-floor lobby refurbishment, lifts modernisation upgrade, improved end-of-trip facilities and building management system enhancements to align the asset with evolving occupier requirements, JLL said.<\/p>\n<p>The listing is expected to garner interest from a variety of domestic and offshore investors looking to gain exposure to Brisbane\u2019s core CBD office market.<\/p>\n<p>JLL head of capital markets, Australia and New Zealand Luke Billiau said international capital was continuing to target Brisbane\u2019s office sector.<\/p>\n<p>\u201cWe\u2019re seeing sustained demand from global capital for well-positioned Brisbane office opportunities, reflecting confidence in the city\u2019s long-term growth trajectory and its emergence as a genuine investment-grade market on the world stage,\u201d he said.<\/p>\n<p>The listing comes as deals in the Golden Triangle make headlines.<\/p>\n<p>In July, Dexus<a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/dexus-480-queen-street-brisbane-sold-barings\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/dexus-480-queen-street-brisbane-sold-barings\" target=\"_blank\" rel=\"nofollow noopener\"> completed one of Brisbane\u2019s largest commercial property transactions<\/a> of the year, agreeing to sell its 50 per cent interest in the premium-grade 480 Queen Street office tower as part of a deal valued at $700 million.<\/p>\n<p>Nearby, the development arm of superannuation giant Cbus filed plans last month for <a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/cbus-plots-40-storey-quiet-tower-for-brisbane-cbd-s-golden-triangle\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/cbus-plots-40-storey-quiet-tower-for-brisbane-cbd-s-golden-triangle\" target=\"_blank\" rel=\"nofollow noopener\">a 40-storey all-electric \u201cquiet tower\u201d<\/a> as part of its strategy of delivering future-ready office assets.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/08\/300_Queen_Street__Brisbane__1___1_.jpg\" alt=\"The A-Grade 300 Queen Street tower of 24-storeys was completed in 1984.\"\/>\u25b2 The A-Grade 300 Queen Street tower of 24-storeys was completed in 1984.<\/p>\n<p>Overall, it would deliver almost 33,600sq m of A-grade office space to the site at 280 Elizabeth Street.<\/p>\n<p>Under the plans, a piece of the city\u2019s telecommunications history \u2014the 10-storey Telstra-Edison Telephone Exchange built in 1963\u2014would be demolished to make way for the next-generation commercial skyscraper.<\/p>\n<p>Also that month, a <a data-mce-href=\"https:\/\/www.theurbandeveloper.com\/articles\/tower-mill-hotel-brisbane-sold-madison-samdoo-qld\" href=\"https:\/\/www.theurbandeveloper.com\/articles\/tower-mill-hotel-brisbane-sold-madison-samdoo-qld\" target=\"_blank\" rel=\"nofollow noopener\">70-key Brisbane CBD hotel<\/a> on the edge of the city\u2019s Golden Triangle changed hands for $28.6 million.<\/p>\n<p>Madison Hotel Group sold the 1462sq m freehold site at 239 Wickham Terrace to privately owned Brisbane hotelier Samdoo Corporation, the operator of the Hotel Diana brand.<\/p>\n<p>Post-Covid occupier demand has remained strong in the city, with Brisbane delivering Australia\u2019s standout performance over the period.
