{"id":75974,"date":"2026-08-19T23:33:15","date_gmt":"2026-08-19T23:33:15","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/75974\/"},"modified":"2026-08-19T23:33:15","modified_gmt":"2026-08-19T23:33:15","slug":"plans-revealed-for-12m-commercial-precinct-with-drive-through-nandos-in-darch","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/75974\/","title":{"rendered":"Plans revealed for $12m commercial precinct with drive-through Nando\u2019s in Darch"},"content":{"rendered":"<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Three fast-food outlets, including a drive-through Nando\u2019s, could be on their way to Darch as part of a new commercial precinct.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Two other drive-through fast-food outlets are also being proposed alongside a BWS liquor store, gym, medical centre and self-storage facility.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Valued at $12 million, the development would occupy a 14,719sqm site along Furniss Road, near Mirrabooka Avenue.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Across the road from the proposed development site to the north is the Landsdale and Wangara industrial area, while vacant land lies to the south and residential housing to the east and west.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">The application has been put forward by Furniss Link Pty Ltd, with Planning Solutions acting as its planning consultant.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">In its application, Planning Solutions said the development had been designed to deliver a \u201chigh-quality commercial outcome\u201d that integrated with the surrounding area.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cThe subject site is ideal for commercial development, acting as a buffer between the residential and industrial land uses,\u201d they said.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cThe proposed development will support increased commercial and retail service activity to both the established and future development within the locality.\u201d<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/08\/42f3978ece2b8214ad95d37d4568d5a8239f8bf5.jpg\" alt=\"A $12 million development featuring three drive-through fast-food outlets, a bottle shop and gym has been proposed for Darch.\" class=\"css-16r7l45-StyledImage en5ut4d0\"\/>Camera IconA $12 million development featuring three drive-through fast-food outlets, a bottle shop and gym has been proposed for Darch. Credit: Supplied<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">Motorists would access the development via five crossovers to Furniss Road, with 120 car parking bays proposed across the site.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">A traffic impact assessment included in the application estimated the development would generate about 3904 vehicle trips on a typical weekday, but found the additional traffic would have no significant impact on the surrounding road network.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">However, it warned congestion in the area was expected to increase by 2037 with or without the development.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cThe analysis shows that the additional traffic generated by the proposed development will have a minimal impact, resulting in only slight increases in queue lengths and delays, while overall levels of service will remain unchanged,\u201d it stated.<\/p>\n<p class=\"css-9cqv6l-StyledPNParagraph e8utp6u0\">\u201cLooking further ahead to 2037, regardless of the development, the intersection is expected to experience increased congestion during the PM peak period due to background traffic growth on Mirrabooka Avenue and therefore, some level of upgrades in the form of roundabout or traffic lights may be necessary in the long term at the intersection, regardless of the proposed development.\u201d<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/08\/b252fb8b74162c5e3c69aba98bd110a12ccdca65.jpg\" alt=\"A $12 million development featuring three drive-through fast-food outlets, a bottle shop and gym has been proposed for Darch. \" class=\"css-16r7l45-StyledImage en5ut4d0\"\/>Camera IconA $12 million development featuring three drive-through fast-food outlets, a bottle shop and gym has been proposed for Darch.
