{"id":76168,"date":"2026-08-20T03:18:10","date_gmt":"2026-08-20T03:18:10","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/76168\/"},"modified":"2026-08-20T03:18:10","modified_gmt":"2026-08-20T03:18:10","slug":"office-apartment-projects-line-up-on-adelaides-magill-road","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/76168\/","title":{"rendered":"Office, Apartment Projects Line Up on Adelaide\u2019s Magill Road"},"content":{"rendered":"<p>Two quite different projects are in the pipeline for Magill Road on the way from the South Australian capital to the Adelaide hills.<\/p>\n<p>At 101 Magill Road, Adelaide firm BOFFDEV wants to develop, and Mittiga Construct plans to build, 2000sq m of office space in a three-storey project.<\/p>\n<p>The building would have a vertical battened fa\u00e7ade, curtain-wall glazing, full-height glazed atrium, ground-floor green wall and 60 car spaces.<\/p>\n<p>BOFFDEV\u2019s James Boffa said the project would breathe life into the prominent site at the corner of Nelson Street, across Magill Road from The Republic hotel in the chic cafe strip suburb of Norwood.<\/p>\n<p>\u201cFrom the outset, the vision was to deliver a genuinely high-quality workplace that reflects how businesses want to work today\u2014with quality design, natural light, amenity, accessibility and a strong connection to the surrounding precinct,\u201d he said.<\/p>\n<p>The whole building, or individual floors, are being marketed for lease by Belle Property Commercial Adelaide and Adelaide Commercial Real Estate.<\/p>\n<p>Belle director Lyndon Cocks said the project responded to greater discernment among potential tenants about the quality of offices they provide for staff.<\/p>\n<p>\u201cThere is very little comparable new office accommodation of this calibre available in Adelaide\u2019s inner east,\u201d he said.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/08\/Magill_Road_Stepney_mid.jpg\" alt=\"A rendering of the BOFFDEV office project that would occupy a prominent site on Stepney\u2019s border with Norwood.\"\/>\u25b2 The BOFFDEV office project would rise on a prominent site at the border of the suburbs of Stepney and Norwood. <\/p>\n<p>Adelaide Commercial Real Estate\u2019s Vincent Schipani said the building\u2019s location would be key for prospective occupiers.<\/p>\n<p>\u201cTenants can be just minutes from the CBD while benefiting from the convenience and lifestyle amenity of the inner eastern suburbs,\u201d he said.<\/p>\n<p>About 3km from the Adelaide CBD, the development would offer a range of floorplates to accommodate different uses. Tenants engaging early with agents will be able to influence elements of the floors\u2019 fitout.<\/p>\n<p>A major occupier may also be able to secure naming rights and prominent corporate signs.<\/p>\n<p>Development approval is yet to be gained, but the leasing agents anticipate construction will start soon and the building will be available to tenants in early 2028.<\/p>\n<p>Upsize planned at Tranmere<\/p>\n<p>Elsewhere on Magill Road, 3km to the east at Tranmere, One R&amp;C P\/L, directed by Adelaide-based Junjie Zhu and Dian Gu, has applied to add a storey to a four-level apartment building approved in April.<\/p>\n<p>Planned for the corner of Birkinshaw Avenue, the updated five-storey project would have 27 apartments of one to three bedrooms, up from the originally approved 24 homes.<\/p>\n<p>New to the project would be four affordable one-bedroom apartments.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/08\/magill_road_mid.jpg\" alt=\"null\"\/>\u25b2 The revised five-storey project at Tranmere would include four affordable housing apartments.<\/p>\n<p>The Nic Design Studio-conceived plans show a 70sq m retail tenancy on the ground floor facing the corner, which is across Magill Road from St Joseph\u2019s school.<\/p>\n<p>The proposal would retain six bicycle parking spaces. It would have 36 car parks, up from 35 originally approved.
