{"id":84197,"date":"2026-08-31T14:51:07","date_gmt":"2026-08-31T14:51:07","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/84197\/"},"modified":"2026-08-31T14:51:07","modified_gmt":"2026-08-31T14:51:07","slug":"adelaide-home-values-dip-most-of-any-capitals-in-new-data","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/84197\/","title":{"rendered":"Adelaide home values dip most of any capitals in new data"},"content":{"rendered":"<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Adelaide has suffered the biggest median home value drop of any capital city over the past month, new data shows, with values down for the third consecutive month.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">According to realestate.com.au\u2019s September Home Price Index, Adelaide\u2019s median home value dropped 0.9 per cent or $7000 last month \u2013 and is down 1.6 per cent from its peak in May.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Adelaide\u2019s median combined dwelling value \u2013 that of both houses and units \u2013 currently sits at $928,000, and is down from $935,000 last month.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Houses also took a hit \u2013 down 0.9 per cent or $6000 for the month from a $1.011m median to $1.005m.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Adelaide unit prices followed suit, dropping 0.6 per cent or $13,000 for the month from a $700,000 median to $687,000.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Despite this, values are still up over the past 12 months, with Adelaide\u2019s combined dwelling price sitting 8 per cent or $75,000 higher than this time last year, its median house price 7.8 per cent higher or $80,000 more than last year, and its unit price 8.8 per cent or $45,000 higher than last August.<\/p>\n<p><img fetchpriority=\"high\" class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1160199\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1160199\" data-capiid=\"7a7b755d923ea688eb3df8fb0146884d\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"Vailo Adelaide 500\"\/><\/p>\n<p id=\"caption-attachment-1160199\" class=\"wp-caption-text\">Adelaide\u2019s median home values have dropped for the third consecutive month. its median house price also 12.3 per cent or $71,000 higher than last year, and its unit price 12.1 per cent or $48,000 more than last July.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cThe housing downturn remains orderly, but increasingly uneven, with regional markets proving considerably more resilient than the capitals,\u201d Ms Creagh said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Turner Real Estate managing director Lachlan Turner said buyers were still purchasing, just not at the same level they were during the market\u2019s boom.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cFrom the coal face, our sales partners report less buyers attending open inspections, a strong bias towards properties that are marketed at a reasonable value, an extended \u2018time on market\u2019 and on a positive note, that properties are selling,\u201d he said.<\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post- wp-image-1160201\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1160201\" data-capiid=\"bd45b227eca22dd11c8532299d395d8f\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot;
