{"id":84359,"date":"2026-08-31T22:30:39","date_gmt":"2026-08-31T22:30:39","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/84359\/"},"modified":"2026-08-31T22:30:39","modified_gmt":"2026-08-31T22:30:39","slug":"property-downturn-spreads-to-93pc-of-suburbs-in-australias-capital-cities","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/84359\/","title":{"rendered":"Property downturn spreads to 93pc of suburbs in Australia&#8217;s capital cities"},"content":{"rendered":"<p class=\"paragraph_paragraph___QITb\">Property data firm Cotality has released its monthly national Home Value Index (HVI) showing a 0.9 per cent fall in August.<\/p>\n<p class=\"paragraph_paragraph___QITb\">This marks the fifth straight month that Australian property prices have slipped.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The data also shows the nation&#8217;s housing downturn has accelerated, as most suburbs recorded weaker auction results in the final month of winter.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The country&#8217;s median property value is now 3.6 per cent below the record high in March.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Sydney continued to lead the pace of declines, with home values down 1.4 per cent in August to be 7.1 per cent below peak levels recorded in February.<\/p>\n<p>&#8220;The combination of a sharp drop in demand and higher than average advertised stock levels are weighing more heavily on Australia&#8217;s largest housing market,&#8221;  Cotality research director Tim Lawless said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Prices in Melbourne and Canberra both fell 1.1 per cent, while Brisbane dropped 1 per cent.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The other mid-sized capitals were not far behind, with Adelaide and Perth home values dropping 0.8 per cent in August.<\/p>\n<p><img decoding=\"async\" alt=\"A table listing Australian capital cities and the changes in house prices.\" class=\"Image_image__5tFYM ContentImage_image__DQ_cq\"  src=\"https:\/\/www.europesays.com\/australia\/wp-content\/uploads\/2026\/08\/a04b48f69fe35780899f4650f8e44974.png\" loading=\"lazy\" data-component=\"Image\" data-lazy=\"true\"\/><\/p>\n<p class=\"Typography_base__sj2RP FigureCaption_text__zDxQ5 Typography_sizeMobile12__w_FPC Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">House prices in the capital cities continue to fall. (Supplied: Cotality)<\/p>\n<p>Trend expected to continue<\/p>\n<p class=\"paragraph_paragraph___QITb\">Independent economist Alan Oster pointed to some large geographical differences across the national housing market.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;If you go to Perth, they&#8217;re still going at an annualised rate of 20 per cent,&#8221; Mr Oster said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;If you&#8217;re in Sydney and Melbourne, they&#8217;re sort of going backwards at around 7 to 8 per cent.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;I suspect those sorts of trends will continue for a while.&#8221;<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2026-08-14\/cotality-aus-house-price-downturn-scenarios-5pc-10pc-15pc-20pc\/107033254\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">How a housing downturn affects your city<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">New Cotality modelling data shows what property prices could look like across the capitals if the market falls by 5, 10, 15 or 20 per cent.\u00a0<\/p>\n<p class=\"paragraph_paragraph___QITb\">The national property market has been hit by several headwinds in recent months, <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2026-08-11\/rba-interest-rates-august-2026\/107023850\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/107023850\" rel=\"nofollow noopener\" target=\"_blank\">including three Reserve Bank interest rate hikes<\/a>, and the federal government&#8217;s decision to <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2026-05-12\/budget-2026-government-breaks-promise-negative-gearing-cgt\/106669860\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/106669860\" rel=\"nofollow noopener\" target=\"_blank\">restrict negative gearing and increase capital gains tax<\/a>.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Cotality said more expensive houses continue to record larger declines.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Mr Lawless said the latest figures show the downturn was no longer confined to select markets or higher-value segments.<\/p>\n<p>&#8220;What started as a more concentrated easing across higher-value segments has now become a much more generalised softening, with the vast majority of capital city suburbs recording some level of decline,&#8221;  Mr Lawless said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The proportion of capital city suburbs recording a fall in home values more than doubled through winter, rising from 45.8 per cent in autumn to 93 per cent, highlighting a much broader weakening in housing conditions.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Cotality data shows this weaker phase of the housing downturn has been largely driven by falling demand, with the firm&#8217;s quarterly estimate of home sales tracking 15.5 per cent lower than at the same time last year and 11.5 per cent below the five-year average.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Brisbane, Perth, and Sydney have recorded the largest declines in transaction activity, with estimated sales volumes down more than 20 per cent compared with a year ago.<\/p>\n<p>Fewer people inspecting houses<\/p>\n<p class=\"paragraph_paragraph___QITb\">Ray White chief economist Nerida Conisbee said &#8220;uncertainty&#8221; was the dominant theme in the housing market.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The real estate agency tracks about 13,000 open homes each week.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;We can see that buyer activity is particularly low,&#8221; she said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Last year, we were seeing on average around four people attending open homes. (ABC News: Rachel Clayton)<\/p>\n<p class=\"paragraph_paragraph___QITb\">Ms Conisbee said fewer properties were coming to market.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;Even though buyer activity is slow, it&#8217;s leading to very few sellers coming out,&#8221; she said.<\/p>\n<p class=\"paragraph_paragraph___QITb\">&#8220;It may sound like bad news, but it does show that we&#8217;re not really seeing distress amongst owners.&#8221;<\/p>\n<p class=\"paragraph_paragraph___QITb\">Mr Oster also believed Australia&#8217;s unemployment rate would climb higher and faster than the Reserve Bank was anticipating.<\/p>\n<p class=\"paragraph_paragraph___QITb\">The <a class=\"Link_link__kR0xA Link_link__5eL5m ScreenReaderOnly_srLinkHint__OysWz Link_showVisited__C1Fea Link_showFocus__ALyv2\" href=\"https:\/\/www.abc.net.au\/news\/2026-08-20\/unemployment-rate-hits-4-5-per-cent-july-australia-2026\/107057666\" data-component=\"Link\" data-uri=\"coremedia:\/\/article\/107057666\" rel=\"nofollow noopener\" target=\"_blank\">RBA has forecast the jobless rate<\/a> to hit 4.7 per cent by June 2028.<\/p>\n<p class=\"paragraph_paragraph___QITb\">Mr Oster believed it could be approaching 5 per cent a lot sooner than that, and this could see further deterioration in the property market.<\/p>\n<p><a href=\"https:\/\/www.abc.net.au\/news\/2026-08-18\/what-happens-if-property-prices-fall-20-per-cent-ask-nz-canada\/107045250\" data-component=\"FullBleedLink\" class=\"RelatedCard_link__rsgR9 FullBleedLink_root__lTw_U interactive_focusContext__yRhc_ interactive_defaults__AKxUU FullBleedLink_showVisited__g3Xvz\" rel=\"nofollow noopener\" target=\"_blank\">What a 20pc property downturn looks like<\/a><\/p>\n<p class=\"Typography_base__sj2RP RelatedCard_synopsis__cFwMW Typography_sizeMobile14__u7TGe Typography_lineHeightMobile20___U7Vr Typography_regular__WeIG6 Typography_colourInherit__dfnUx\" data-component=\"Typography\">Canada and New Zealand have never recovered from their pre-COVID property market records.
