{"id":89811,"date":"2026-09-07T04:38:27","date_gmt":"2026-09-07T04:38:27","guid":{"rendered":"https:\/\/www.europesays.com\/australia\/89811\/"},"modified":"2026-09-07T04:38:27","modified_gmt":"2026-09-07T04:38:27","slug":"theo-samaras-acquires-grenfell-car-park-in-adelaide-cbd","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/australia\/89811\/","title":{"rendered":"Theo Samaras acquires Grenfell Car Park in Adelaide CBD"},"content":{"rendered":"<p>Adelaide property developer Theo Samaras has snapped up one of the city\u2019s largest multi-deck car parks.<\/p>\n<p>Known as the Grenfell Car Park, next to the Rundle Place shopping centre on Grenfell St, the seven-level, 500-bay complex was offloaded by a fund managed by Growthpoint Properties. <\/p>\n<p>Growthpoint funds management executive director Sam Sproats said the sale was completed at a \u201cslight premium\u201d to book value after it attracted strong interest from investors seeking \u201cdefensive assets with secure income streams\u201d. A sale price was not disclosed. <\/p>\n<p>\u201cGrenfell Car Park delivered stable income throughout the investment period and a successful sale outcome on exit. The transaction provides liquidity for investors and represents an outcome consistent with our expectations,\u201d he said.<\/p>\n<p>\u201cThe result demonstrated continued demand for well-leased assets underpinned by resilient cash-flows.\u201d<\/p>\n<p>Growthpoint is also looking for buyers to take over the Rundle Place shopping and entertainment complex, which was <a class=\"body-link\" href=\"https:\/\/www.adelaidenow.com.au\/business\/south-australia\/rundle-place-put-up-for-sale-by-growthpoint-and-irongate\/news-story\/d7b36bc3b80d386a15a0561932663fc6\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"d7b36bc3b80d386a15a0561932663fc6\" data-tgev-label=\"business\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\" target=\"_blank\">listed for sale through CBRE and JLL<\/a> earlier this year.<\/p>\n<p>The car park deal was brokered by Knight Frank\u2019s Ryan Mills and Max Frohlich, in conjunction with Ian Thomas and Alistair Laycock from CBRE.<\/p>\n<p>Selling agents declined to comment on price or purchaser, but property records reveal the car park was acquired by Theo Samaras via his Kyren Group development business.<\/p>\n<p>Mr Samaras is one of Adelaide\u2019s most prolific developers, spearheading some of the city\u2019s largest office building projects, including most recently a <a class=\"body-link\" href=\"https:\/\/www.adelaidenow.com.au\/business\/south-australia\/adelaides-empty-landmarks-offices-pubs-and-heritage-left-to-rot\/news-story\/c3badc10f7e356e09f022c2121cb4860\" data-tgev=\"event119\" data-tgev-container=\"bodylink\" data-tgev-order=\"c3badc10f7e356e09f022c2121cb4860\" data-tgev-label=\"business\" data-tgev-metric=\"ev\" rel=\"nofollow noopener\" target=\"_blank\">21,000sq m tower on Franklin St<\/a>.<\/p>\n<p>Grenfell Car Park generates $3.8m in annual net income under a long-term lease to Secure Parking, a subsidiary of Tokyo-listed Park24 Co.<\/p>\n<p>But the 2416sq m site is also considered a long-term development opportunity given its location in the core of Adelaide\u2019s office district and its proximity to Rundle Mall.<\/p>\n<p>Mr Mills said the car park was regarded as one of the CBD\u2019s strongest-performing car parking facilities, attracting a range of customers including office workers, shoppers and other visitors to the city.<\/p>\n<p>\u201cGrenfell Car Park represented a rare opportunity to acquire a high-performing CBD asset underpinned by a lease to a global operator and highly defensive cash-flow characteristics,\u201d he said.<\/p>\n<p>\u201cThe campaign generated strong interest from a broad range of private investors, syndicators and high net worth buyers seeking stable income and long-term capital preservation.\u201d <\/p>\n<p>Grenfell Car Park and the Rundle Place complex were acquired by fund managers Fortius and Irongate in 2021.
