The project at 51 Musgrave Road, Coopers Plains\u2014about 10km southwest of Brisbane CBD\u2014 will replace three outdated industrial units with an eight-unit precinct comprising 10,300sq m of space.<\/p>\n
Each of the tenancies will range from 1500sq m to 3000sq m and and have been designed to meet demand from small-to-medium occupiers.<\/p>\n
Vaughan Constructions has been engaged as the delivery partner, with completion scheduled for mid-2027 following a 10-month construction program.<\/p>\n
The development comes amid a persistent supply crunch in Brisbane\u2019s industrial sector.<\/p>\n
According to the latest data from Cushman & Wakefield, the city\u2019s logistics and industrial vacancy rate sits at 3.5 per cent, with limited forward supply of high-quality modern stock.<\/p>\n
Centuria\u2019s head of listed funds Grant Nichols said the region\u2019s supply constraints were driving the development \u201cto meet the rising demand for high-quality, sustainable industrial facilities\u201d.\u00a0<\/p>\n
\u201cSouth-East Queensland continues to experience constrained leasing opportunities with the vacancy rate at 3.5 per cent,\u201d Nichols said.<\/p>\n

Centuria’s head of development Andre Bali added that the project was positioned to capture demand from structural shifts in the sector.<\/p>\n
\u201cWe anticipate this Coopers Plains development will capture strong tenant demand from persistent sector tailwinds,\u201d he said. \u201cOur pre-leasing campaign has commenced and attracted robust interest from operators.\u201d<\/p>\n
Vaughan Constructions chief executive Luke Stambolis said the combination of a prime location, premium facilities and strong sustainability credentials would make the development \u201ca standout in the local market\u201d.<\/p>\n
The facility will feature internal clearances of up to 8m, mezzanine offices, 5.4m cantilevered awnings, double roller doors, and 62 on-grade parking spaces. Its design also allowed for flexible configurations, with two pairs of units capable of being combined to meet future tenant requirements.<\/p>\n
Centuria is targeting a 5-star Green Star Design & As Built certification. Key environmental features include 10 per cent translucent roof sheeting to reduce artificial lighting, a 99kW solar system, electric vehicle charging stations, LED lighting, water-efficient fixtures, and rainwater harvesting infrastructure.<\/p>\n
The Coopers Plains site provides direct access to the Ipswich Motorway, situated 2km west, and is near the Acacia Ridge Rail Terminal, enabling shipping container logistics to the Port of Brisbane.<\/p>\n
The property adjoins an existing Centuria-owned asset at 55 Musgrave Road.<\/p>\n
Nationally, Centuria Industrial REIT manages a portfolio of 83 industrial facilities valued at $3.9 billion.
