La Flandre affiche la progression la plus soutenue (+0,9 %), tandis que la Wallonie ralentit (+0,4 %). Bruxelles, avec une hausse de +0,5 %, se situe entre les deux, mais reste en retrait par rapport \u00e0 l&rsquo;an dernier. La capitale continue de p\u00e2tir de prix \u00e9lev\u00e9s et de conditions fiscales moins favorables, limitant la capacit\u00e9 d&rsquo;achat des m\u00e9nages.<\/p>\n<p class=\"ap-StoryElement ap-StoryElement--mb ap-StoryText\">Parall\u00e8lement, le march\u00e9 du cr\u00e9dit montre des signes d&rsquo;essoufflement. Le nombre de pr\u00eats hypoth\u00e9caires enregistr\u00e9s a chut\u00e9 de 22 % sur les deux premiers mois de l&rsquo;ann\u00e9e par rapport \u00e0 2025, selon la Centrale des cr\u00e9dits aux particuliers. Une baisse observ\u00e9e dans toutes les r\u00e9gions, reflet d&rsquo;un durcissement des conditions de financement.<\/p>\n<p>Les Belges vont devoir acheter plus petit<\/p>\n<p class=\"ap-StoryElement ap-StoryElement--mb ap-StoryText\">En cause notamment : la remont\u00e9e des taux d&rsquo;int\u00e9r\u00eat. Les obligations d&rsquo;\u00c9tat belges \u00e0 10 ans ont augment\u00e9 d&rsquo;environ 0,50 point de pourcentage en mars, poussant les banques \u00e0 relever leurs taux hypoth\u00e9caires. Les premi\u00e8res simulations bancaires indiquent d\u00e9j\u00e0 une hausse d&rsquo;environ +0,30 point, r\u00e9duisant le pouvoir d&rsquo;achat immobilier d&rsquo;environ 3 m\u00b2.<\/p>\n<p class=\"ap-StoryElement ap-StoryElement--mb ap-StoryText\">Le contexte g\u00e9opolitique, marqu\u00e9 par le conflit en Iran, accentue les incertitudes \u00e9conomiques et ravive les tensions inflationnistes. La Banque centrale europ\u00e9enne anticipe d\u00e9sormais une inflation de 2,6 % en 2026, au-dessus de son objectif, ce qui pourrait entra\u00eener un resserrement mon\u00e9taire suppl\u00e9mentaire.<\/p>\n<p><a href=\"https:\/\/www.dhnet.be\/conso\/immobilier\/2026\/03\/19\/nous-en-avons-assez-dentendre-que-cest-trop-cher-voici-les-atouts-de-la-construction-en-bois-XJMYJ6H2FRDFRIDBMMQZKWAVIQ\/\" target=\"_self\" class=\"ap-StoryInterstitialLink ap-StoryElement ap-StoryElement--mb\" rel=\"nofollow noopener\">\u00ab\u00a0Nous en avons assez d&rsquo;entendre que c&rsquo;est trop cher\u00a0\u00bb: voici les atouts de la construction en bois<\/a><\/p>\n<p class=\"ap-StoryElement ap-StoryElement--mb ap-StoryText\">Dans ce contexte, Immoweb a simul\u00e9 l&rsquo;impact d&rsquo;un tel sc\u00e9nario. Cet exercice, r\u00e9alis\u00e9 \u00e0 titre illustratif compte tenu des incertitudes actuelles et de la volatilit\u00e9 des taux des OLO, permet d&rsquo;estimer un ordre de grandeur.
