{"id":105721,"date":"2026-08-18T06:42:16","date_gmt":"2026-08-18T06:42:16","guid":{"rendered":"https:\/\/www.europesays.com\/britain\/105721\/"},"modified":"2026-08-18T06:42:16","modified_gmt":"2026-08-18T06:42:16","slug":"the-london-borough-where-homes-are-selling-faster-than-anywhere-else","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/britain\/105721\/","title":{"rendered":"The London borough where homes are selling faster than anywhere else"},"content":{"rendered":"<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">London is among the regions with some of the biggest differences in the time it takes to sell a home \u2013 with Westminster taking an average of 63 days, compared with just 33 days in <a aria-label=\"\" class=\"TextLink_text-link__dBSS0 TextLink_enabled__dJF3l\" href=\"https:\/\/www.mylondon.news\/all-about\/waltham-forest\" rel=\"follow nofollow noopener\" tabindex=\"0\" target=\"\">Waltham Forest<\/a>, according to property website Zoopla.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">The figures show Waltham Forest as the area where home are selling the quickest &#8211; a borough that includes areas like Chingford, Walthamstow, Leyton and Leytonstone. ,<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">In London, Westminster was the slowest-selling local authority in the analysis, with homes taking 63 days on average to sell. Tower Hamlets was also among the slowest markets nationally, at 60 days.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">By comparison, Waltham Forest was London&#8217;s fastest-selling area, with homes taking an average of 33 days to sell. Tower Hamlets is one of London\u2019s slowest-selling markets, with homes taking an average of 60 days to sell in July 2026.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">While the average time to sell of 42 days has remained unchanged in the year to July, this masks a widening gap between faster local markets and weaker areas, the website said. Around half (180 of the 363) of the local authorities Zoopla analysed had seen an increase in the average number of days taken to sell a property in the past year.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">In Melton in the East Midlands, Zoopla said it took 76 days on average to sell the average home \u2013 a 21-day increase compared with July 2025.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Higher average mortgage rates have led to a \u201cwait and see\u201d approach for more buyers \u2013 lengthening the time it takes to find a buyer across many regional and local housing markets, Zoopla said.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Richard Donnell, executive director at Zoopla, said: \u201cWhile the national time to sell has barely moved, that stability is masking a real divide opening up between local markets.<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">\u201cIn areas like Melton in Leicestershire, homes are taking noticeably longer to sell than a year ago, while markets just a short drive away are speeding up.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">He suggested: \u201cIf you\u2019re selling in a slower market, don\u2019t take a \u2018wait and see\u2019 approach \u2013 talk to a local agent who knows what\u2019s happening street by street, and make sure your home is priced right from day one.\u201d<\/p>\n<p class=\"Paragraph_paragraph-text__PVKlh\" data-tmdatatrack=\"content-unit\" data-tmdatatrack-type=\"paragraph\">Zoopla\u2019s \u201ctime to sell\u201d research tracked the period from homes being first listed on the market to estate agents reporting sales agreed.
