And do the villagers agree? Dee Lukasik reports. <\/p>\n<p><img decoding=\"async\" class=\"rthmb\" src=\"data:image\/svg+xml,%3Csvg xmlns=\" http:=\"\" viewbox=\"0 0 1222 873\" alt=\"Hildenborough on a rainy morning\" data-root=\"\/_media\/img\/\" data-path=\"PZTUXAVP8R7AX8XC14H7.jpg\" data-ar=\"1.40\"\/><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/britain\/wp-content\/uploads\/2026\/04\/PZTUXAVP8R7AX8XC14H7.jpg\" alt=\"Hildenborough on a rainy morning\"\/>Hildenborough on a rainy morning<\/p>\n<p>It was raining hard when I arrived, the sort of weather that leaves you soaked within minutes.<\/p>\n<p>But I had come to see what makes Hildenborough so special, even though it did not look very inviting in the rain.<\/p>\n<p>This year Garrington Property Finders, a UK property buying agency that compiles an annual list of the best places to live, ranked Hildenborough the highest-placed village in Kent, at 18th, and seventh in the country for wellbeing.<\/p>\n<p>They analyse data on schools, green space, transport links and community infrastructure across 1,447 locations in England and Wales before publishing their list.<\/p>\n<p>I wanted to see for myself what the best village in Kent looks like and what makes it so special.<\/p>\n<p>I stood by the car, staring at my phone, wondering where I should direct my first steps when I suddenly heard a voice.<\/p>\n<p><img decoding=\"async\" class=\"rthmb\" src=\"data:image\/svg+xml,%3Csvg xmlns=\" http:=\"\" viewbox=\"0 0 1307 873\" alt=\"Mount Pleasant street in Hildenborough\" data-root=\"\/_media\/img\/\" data-path=\"IJS3IN0RLBNKT2RS0HQ1.jpg\" data-ar=\"1.50\"\/><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/britain\/wp-content\/uploads\/2026\/04\/IJS3IN0RLBNKT2RS0HQ1.jpg\" alt=\"Mount Pleasant street in Hildenborough\"\/>Mount Pleasant street in Hildenborough<\/p>\n<p>\u201cAre you lost?\u201d A woman in a green jacket was pointing at the map on my phone.<\/p>\n<p>Not exactly, I said. I was looking for a caf\u00e9, a pub, somewhere I could meet people from the village and ask them what makes it one of the best places to live in the country.<\/p>\n<p>She raised her eyebrows, so I explained.<\/p>\n<p>\u201cIt\u2019s Tuesday,\u201d she said. \u201cThere\u2019s a market in the village hall. Go there. Nothing bad really happens here.\u201d<\/p>\n<p>When I stepped back outside, it was still grey, rainy and windy, but the people of Hildenborough carried on with their day as if it hardly mattered.<\/p>\n<p>Among them were Celia and her mum Jennifer, who found a moment to stop and talk to me.<\/p>\n<p>Celia has lived in Hildenborough for 15 years. It\u2019s a wonderful, supportive community,\u201d she said. \u201cThe market has developed into a very focal point of the village. There\u2019s a huge atmosphere, friendship and care.<\/p>\n<p>\u201cWe have an excellent parish council and they are always looking at ways to improve the facilities.<\/p>\n<p>\u201cWe have two primary schools which are both very good.<\/p>\n<p>\u201cWe have a good village shop and a village pharmacy.<\/p>\n<p>\u201cThere are lots of sports associations &#8211; cricket, other sports &#8211; and groups like scouts, cubs, guides and brownies.\u201d<\/p>\n<p>\u201cPeople here are just very caring about one another.\u201d<\/p>\n<p><img decoding=\"async\" class=\"rthmb\" src=\"data:image\/svg+xml,%3Csvg xmlns=\" http:=\"\" viewbox=\"0 0 1307 873\" alt=\"Ridings caf&#xE9; in Hildenborough, known among locals for its coffee, cakes and friendly atmosphere\" data-root=\"\/_media\/img\/\" data-path=\"4LKIYVJ4MVD0NSGN9IW4.jpg\" data-ar=\"1.50\"\/><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/britain\/wp-content\/uploads\/2026\/04\/4LKIYVJ4MVD0NSGN9IW4.jpg\" alt=\"Ridings caf&#xE9; in Hildenborough, known among locals for its coffee, cakes and friendly atmosphere\"\/>Ridings caf\u00e9 in Hildenborough, known among locals for its coffee, cakes and friendly atmosphere<\/p>\n<p>Hearing all the praises about the village made me a little suspicious, but I must admit everyone had been very welcoming and willing to talk.<\/p>\n<p>No one was rude or tried to brush me off, which isn\u2019t always the case.<\/p>\n<p>I also did not feel that artificial politeness you sometimes encounter when people do not want to say directly that you are an intruder.<\/p>\n<p>When I was just about to leave the village hall, someone called my name. She won double gold in the 800 and 1,500 metres at the 2004 Summer Olympics.<\/p>\n<p>The village was also home to legendary heavyweight boxer Henry Cooper, famous for knocking down Muhammad Ali during their 1963 fight.<\/p>\n<p>Another Olympian connected to the village is Henry Stallard, who competed for Great Britain in the 800 and 1,500 metres at the 1924 Summer Olympics and whose story later inspired the film Chariots of Fire.<\/p>\n<p>Suddenly the wellbeing ranking began to make a little more sense.<\/p>\n<p>In a place where Olympic runners, boxing champions and fitness enthusiasts share the same village streets, staying active seems almost part of the local culture.<\/p>\n<p>When I asked Justin how long he had lived in the village, he said he didn\u2019t.<\/p>\n<p>\u201cWhen we were buying our first house, the prices were too high for us to get on the property ladder here.\u201d<\/p>\n<p>It was the first time the M word had come up &#8211; money. The agency estimates that the average family home in the village costs \u00a3754,191.<\/p>\n<p><img decoding=\"async\" class=\"rthmb\" src=\"data:image\/svg+xml,%3Csvg xmlns=\" http:=\"\" viewbox=\"0 0 1193 768\" alt=\"Tim Palmer, who has lived in Hildenborough for 35 years, says the village has &#x201C;something for everyone&#x201D;\" data-root=\"\/_media\/img\/\" data-path=\"2F8IOTQER1NJDHVG7CSY.jpg\" data-ar=\"1.55\"\/><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/britain\/wp-content\/uploads\/2026\/04\/2F8IOTQER1NJDHVG7CSY.jpg\" alt=\"Tim Palmer, who has lived in Hildenborough for 35 years, says the village has &#x201C;something for everyone&#x201D;\"\/>Tim Palmer, who has lived in Hildenborough for 35 years, says the village has \u201csomething for everyone\u201d<\/p>\n<p>This is \u00a3350k more than the average in Kent.<\/p>\n<p>Since the rain had stopped, I left the market and went for a walk around the village.<\/p>\n<p>I met Tim Palmer outside his Edwardian house, built in 1904. It quickly became clear from our conversation that he was another person who was very proud of his village.<\/p>\n<p>At the beginning Tim asked if I had been to the old green in the centre of the village, where a Jubilee memorial to Queen Victoria stands.<\/p>\n<p>\u201cGo and have a look,\u201d he said. \u201cIt just shows how old the village is and what a rich heritage it has.<\/p>\n<p>\u201cWe\u2019ve lived here for 35 years. Never regretted it.<\/p>\n<p>\u201cThere\u2019s something for everyone here, especially if you like sport. I was a governor at the primary school.\u201d<\/p>\n<p>\u201cThere are lots of responsible people in the village doing quite a lot,\u201d he added.<\/p>\n<p>David joined the growing chorus of residents praising the village and explaining why they believe it is such a good place to live.<\/p>\n<p>He repeated many of the things I had already heard that morning &#8211; the surrounding countryside, the quick train link to London, the sports facilities, the village market and the two pubs that have survived here over the years.<\/p>\n<p><img decoding=\"async\" class=\"rthmb\" src=\"data:image\/svg+xml,%3Csvg xmlns=\" http:=\"\" viewbox=\"0 0 961 798\" alt=\"The Flying Dutchman pub\" data-root=\"\/_media\/img\/\" data-path=\"YKRXS08XB092XC6BNKXN.jpg\" data-ar=\"1.20\"\/><img decoding=\"async\" src=\"https:\/\/www.europesays.com\/britain\/wp-content\/uploads\/2026\/04\/YKRXS08XB092XC6BNKXN.jpg\" alt=\"The Flying Dutchman pub\"\/>The Flying Dutchman pub<\/p>\n<p>Of course, before leaving the village I had to visit them myself.<\/p>\n<p>The first one was closed from the outside and when I knocked, a member of staff told me they loved the village and that the people here were great.<\/p>\n<p>I then drove to The Flying Dutchman. The pub itself was also closed that morning, but its owner Matthew Meads was outside running a food truck.<\/p>\n<p>He too was happy to talk.<\/p>\n<p>He told me he had owned the pub for 18 years.<\/p>\n<p>\u201cIt\u2019s very nice and quiet here,\u201d he said. \u201cFull of nice residents. A lot of people are tied up with mortgages and don\u2019t have the disposable income to come out as much.\u201d<\/p>\n<p>\u201cThe pub trade is definitely on the decline, he added.<\/p>\n<p>\u201cOver the years a lot of pubs have gone. You have to try something different<\/p>\n<p>\u201cWe added the food truck in March and it was popular, we had a very busy summer.
