{"id":54798,"date":"2026-06-02T21:06:59","date_gmt":"2026-06-02T21:06:59","guid":{"rendered":"https:\/\/www.europesays.com\/britain\/54798\/"},"modified":"2026-06-02T21:06:59","modified_gmt":"2026-06-02T21:06:59","slug":"haworth-tompkins-led-team-gets-ok-to-redevelop-giant-glaxosmithkline-hq","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/britain\/54798\/","title":{"rendered":"Haworth Tompkins-led team gets OK to redevelop giant GlaxoSmithKline HQ"},"content":{"rendered":"<p>Led by Haworth Tompkins, the design team drew up a hybrid application for Hadley Property Group to create a 2,300-home retrofit-led neighbourhood to include the substantial remodelling of the 100,000m\u00b2, 23-year-old mega-office next to the A4 Great West Road in Brentford.<\/p>\n<p>The proposals were developed by the four architecture practices with Turley as planning consultant and Montagu Evans advising on heritage, townscape and visual impact.<\/p>\n<p>The \u00a3300 million office block was designed by Hillier with RHWL and Swanke Hayden Connell, and was the biggest single commercial development in the UK when it was opened in 2002 by then-prime minister Tony Blair.<\/p>\n<p>GlaxoSmithKline (GSK) sold the 5.4ha site, known as 980 Great West Road, to Hadley in 2021 and <a href=\"https:\/\/www.brentfordtw8.com\/default.asp?section=info&amp;page=congsk005.htm\" rel=\"nofollow noopener\" target=\"_blank\">announced its plans<\/a> to fully vacate the building in 2024, relocating all staff to a new <a href=\"https:\/\/apt.london\/project\/the-earnshaw\" rel=\"nofollow noopener\" target=\"_blank\">Apt-designed<\/a> building in London\u2019s New Oxford Street.<\/p>\n<p><img fetchpriority=\"high\" decoding=\"async\" aria-describedby=\"caption-attachment-768846\" class=\"size-full wp-image-768846\" src=\"https:\/\/www.europesays.com\/britain\/wp-content\/uploads\/2026\/06\/Screenshot-2024-12-18-173628.webp\" alt=\"\" width=\"1113\" height=\"700\"  \/><\/p>\n<p id=\"caption-attachment-768846\" class=\"wp-caption-text\">GSK\u2019s now-vacant former headquarters in Brentford<\/p>\n<p>The new scheme spans more than 52,000m2 and will create 2,324 homes, of which 227 will be for social and 90 for intermediate rent, as well as 506 student rooms and 296 co-living units. There will also be 24,000m2 of commercial space, while the developer says the project will create 1,980 jobs.<\/p>\n<p>Hounslow\u2019s planning committee approved the application last night by ten votes to one.<\/p>\n<p>Kew Gardens objected to the scheme, arguing that the building heights were \u2018excessive\u2019 and would cause harm to key designated heritage assets.<\/p>\n<p>Historic England also raised concerns about the development\u2019s size and height, but submitted that \u2018less than substantial harm\u2019 would be caused to the views of\/from Kew Gardens.<\/p>\n<p>The heritage body wrote: \u2018Given this very large scale, the development would appear in views from or in the backdrop to these important heritage assets.\u2019<\/p>\n<p>The planning officers ultimately recommended approval, but noted that the application did not yet fully comply with the London Plan, with outstanding issues relating to affordable housing, urban design, heritage, transport, environment, and sustainable infrastructure<\/p>\n<p>The project will retain the basement and substructure of the existing GSK office, as well as two buildings, including a high-rise tower which has been redesigned by Studio Egret West to house homes with \u2018oversized balconies\u2019, communal areas and a large rooftop conservatory.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-778222\" class=\"size-full wp-image-778222\" src=\"https:\/\/www.europesays.com\/britain\/wp-content\/uploads\/2026\/06\/HadleyPG_GWR_ViewD_SecondIssue-scaled.webp\" alt=\"\" width=\"2560\" height=\"1810\"  \/><\/p>\n<p id=\"caption-attachment-778222\" class=\"wp-caption-text\">The proposed conversion of the main former GSK office tower into housing, designed by Studio Egret West (March 2025). Credit: Studio Egret West<\/p>\n<p>Studio Egret West has also drawn up landscaping plans that will give more than 60 per cent of the site over to the public realm, including play areas, gardens and riverside access.<\/p>\n<p>Across the wider masterplan site, 30,000m2 has been allocated to commercial, retail and community use.
