The 310-square-foot studio apartment was located at 319 Jarvis St. in the recently completed Prime Condo building from developer CentreCourt. There were reasons it was so cheap: it was allegedly power of sale, a legal process where lenders sell an owner\u2019s property to recoup an unpaid debt.<\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cI was checking recently what was the next cheapest unit, it was $110,000 more and also a studio, so this unit\u2019s definitely an outlier,\u201d said Mr. Soudebov. \u201cStill, when someone sees something that starts with a two in downtown? In a new building that\u2019s livable? We haven\u2019t seen that since 2015 or 2016.\u201d<\/p>\n<p class=\"c-article-body__text text-pr-5\">That kind of deal is still rare, according to data from real estate analysts. But if there is a bottom to the market, it\u2019s likely to be found with the smallest apartments, which have started to sell as prices fall.<\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cSmaller units have come down by 30 per cent plus in the last four years, buyers are getting in at the fraction of the price they would have to pay,\u201d said Shaun Hildebrand, president of Urbanation, who noted that in the second quarter of 2026 there were just 29 sales of condos priced under $300,000 in the Toronto region, compared to 399 sales of apartments under $400,000 and 1,129 sales between $400,000 and $500,000. The share of sales in this most affordable category \u2013 all sales priced under $500,000 \u2013 has grown 76 per cent since the second quarter of 2025, accounting for about a third of the total market.<\/p>\n<p class=\"c-article-body__text mv-16 l-inset text-pb-8\" data-sophi-feature=\"interstitial\"><a href=\"https:\/\/www.theglobeandmail.com\/business\/article-hst-rebate-propels-single-family-home-sales-ontario-not-condos\/\" rel=\"nofollow noopener\" target=\"_blank\">HST rebate propels new single-family home sales in Ontario, but not condos<\/a><\/p>\n<p class=\"c-article-body__text text-pr-5\">Sales are growing relative to last year, but are still off the boom times of five years ago when condo prices were still rising. According to data from the Toronto Regional Real Estate Board, there was $1.7-billion in sales on 2,614 condo apartment transactions in July, 2021. In July, 2026, there were only 1,564 sales (40 per cent lower) for $995-million (41 per cent lower). In 2026 there were three parts of Toronto\u2019s east end that had average condo apartment sale prices under $400,000. In 2021, there were none.<\/p>\n<p class=\"c-article-body__text text-pr-5\">Who exactly is buying these smaller condos is somewhat disputed.<\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cThere is no first-time home buyer approaching us to buy a dog-crate condo,\u201d said Ron Butler, principal broker with Butler Mortgage who has been influential in the industry popularizing his canine-carrier description of very small apartments that were designed to be sold to investors on a rent-per-square foot basis, not a livability score. <\/p>\n<p class=\"c-article-body__text text-pr-5\">Because there\u2019s a limit to how small even a tiny condo can get, Mr. Hildebrand notes there\u2019s always been a counterintuitive price premium for studios and one-bedrooms. Currently the smallest units are priced about 18 per cent higher than the rest of the resale condo market, with an average price per square foot of $868 compared to $735 in the rest of the market. But that premium is much smaller than the peak of the market in 2022 when it was 38 per cent higher (at $1,280 per square foot) than the rest of the market at $930 per square foot.<\/p>\n<p class=\"c-article-body__text text-pr-5\">As it is, the bestselling condos are the larger ones above 800 square feet, and the average selling size has increased for the sixth year in a row according to Urbanation.<\/p>\n<p class=\"c-article-body__text text-pr-5\">The largest volume of sales in Toronto-region condo apartments in the second quarter of 2026 were for two-bedroom units with 2,806 sales with a median price of $629,500, according to sales data collected by Wahi Realty Inc. That\u2019s up from the 2,231 sales of two-bedrooms in the second quarter of 2025, but the prices are down $57,500 (or 8 per cent) from the median of $687,000 a year ago.<\/p>\n<p class=\"c-article-body__text mv-16 l-inset text-pb-8\" data-sophi-feature=\"interstitial\"><a href=\"https:\/\/www.theglobeandmail.com\/business\/article-bulk-investor-buying-condo-purchases-toronto-region\/\" rel=\"nofollow noopener\" target=\"_blank\">Bulk investor buying helps resuscitate condo purchases in the Toronto region<\/a><\/p>\n<p class=\"c-article-body__text text-pr-5\">Even medium-sized condos are struggling to find the right market balance as realtor Ryan Cook, Keller Williams Referred Urban Realty, discovered as he prepared to market a new listing at The Ravine Condos, a 297-apartment building at 10 Deerlick Court in North York that finished construction in 2024.<\/p>\n<p class=\"c-article-body__text text-pr-5\">He\u2019s listing a one-bedroom plus den with more than 600 square feet of living space for $495,000. Days before he went to market a similar apartment in the building sold for $410,000, after sitting unsold for 114 days under an initial list price of $485,000. That kind of comparable can present a challenge.<\/p>\n<p class=\"c-article-body__text text-pr-5\">\u201cThere\u2019s about five other listings in the building, a lot of them are actually higher than ours. It\u2019s a crazy time you\u2019re almost kinda shooting in the dark,\u201d Mr. Cook said. The challenge of finding a buyer for even reasonably priced units is that many in the market still aren\u2019t sure this is the bottom. \u201cEveryone\u2019s looking for deals. I have buyers on the go, they want the deal. A lot of sellers are still out to lunch; they think it\u2019s COVID times.\u201d<\/p>\n<p class=\"c-article-body__text text-pr-5\">Mr. Cook\u2019s client purchased in preconstruction and is unlikely to lose money on his sale. But the seller who settled for $410,000 may have flirted with a loss, given preconstruction prices for similar units ranged from $312,000 to $425,000, according to TalkCondo.com, a database of pre-construction and resale condominium pricing.<\/p>\n<p class=\"c-article-body__text text-pr-5\">TalkCondo also has sales data from 319 Jarvis. In 2021, CentreCourt was marketing its 310-foot studios for $499,000, or $1,600 per square foot.
