Zumper.com published its <a data-ylk=\"slk:August rental market report;elm:context_link;itc:0;sec:content-canvas;\" data-yga=\"{&quot;yLinkElement&quot;:&quot;link&quot;,&quot;yLinkElementType&quot;:&quot;article_link&quot;}\" href=\"https:\/\/www.zumper.com\/blog\/rental-price-data-canada\/\" rel=\"noopener noreferrer nofollow\" target=\"_blank\">August rental market report<\/a> finding prices in aggregate for monthly rent fell slightly (0.2 per cent) from June to July for one-bedroom apartments, reaching an average of $1,775.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Two-bedroom units, however, saw average rent increase slightly month over month (0.1 per cent) to $2,201.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Year over year, July average rents for one- and two-bedroom suites saw percentage declines. One-bedroom monthly rents declined 2.5 per cent while two-bedroom average rent was down 1.8 per cent.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">The report suggested a trend is emerging as the year-over-year declines in average rent appear to be slowing down. It noted the percentage decline for the one-bedroom monthly rent, for example, was the lowest since early 2025.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Calgary was among the markets, however, seeing some of the largest percentage decreases in monthly rent at 4.2 per cent. Others seeing significant drops were Edmonton at 4.6 per cent, Toronto at 4.5 per cent, and Montreal at 5.1 per cent, which was the largest decline among all markets.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Overall, Calgary ranked 16th out of 22 cities in the Zumper study, ranking markets from highest to lowest average rents.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">In Calgary, average rent for a one-bedroom was $1,600, flat month over month and down 4.2 per cent year over year. For a two-bedroom, average rent dropped 0.5 per cent from June, and three per cent year over year, to $1,940.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Vancouver continued in top spot as the most expensive market with the average monthly rent for a one-bedroom suite at $2,410. That is up 0.4 per cent from June, though down 3.6 per cent year over year. The two-bedroom average cost was $3,400 in July up almost one per cent from June and down 2.6 per cent year over year.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Edmonton had the second lowest average rent in the study in July.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">The average rent for a one-bedroom suite was $1,250, flat month over month, but down 4.6 per cent from last year.
