MONTREAL \u2014 Montreal-area home sales fell 13.1 per cent year-over-year in August as the province’s real estate board says the market is continuing to go through an “adjustment period.” <\/p>\n

The Quebec Professional Association of Real Estate Brokers says 2,853 residential properties changed hands throughout the month in the Montreal census metropolitan area, down from 3,282 in August 2025. <\/p>\n

Camille Laberge, the board’s senior economist, says the market continues to rebalance as activity slows and supply grows. <\/p>\n

New listings in August totalled 5,874, up 7.4 per cent year-over-year, while total inventory rose 17.8 per cent to 20,128 units for sale. <\/p>\n

Home prices were up year-over-year across all categories for the month, led by a 3.6 per cent increase in the median price of a condominium to $437,250. <\/p>\n

The median price of a single-family home rose 2.8 per cent year-over-year to $650,000 in August, while the median price of a plex increased 1.7 per cent to $856,000. <\/p>\n
