This four-bedroom home close to William Hawrelak Park on the North Saskatchewan River was one of only five properties sold for $3-million in Edmonton during the first three months of the year. <\/p>\n

\u201cThe buyer paid top dollar for this,\u201d agent Clare Packer said. \u201cThere are so few sales that transact over $3-million.<\/p>\n

\u201cThis was priced at market value, with room to negotiate,\u201d Ms. Packer said. \u201cI think the buyer saw that and it sold for what we were hoping for.\u201d <\/p>\n

Unlike many comparable homes lining Saskatchewan Drive nearby, which can attribute much of their value to a prestigious address, this 21-year-old home stood on the merits of its craftsmanship and the size of its corner lot. <\/p>\n

\u201cThis property is not on Saskatchewan Drive, but it is on a park and has an absolutely massive lot; almost 1,500 square metres,\u201d Ms. Packer said. \u201cThe property itself is almost 4,000 square feet above grade. <\/p>\n

\u201cHigh-end building materials were used throughout.\u201d <\/p>\n

This custom, two-storey house has an enclosed den, and living and dining rooms sharing a stone fireplace and vaulted, wood ceilings. <\/p>\n

The eat-in kitchen, open to a family room, has an island and a pantry. <\/p>\n

There are five bathrooms, interior access to a triple garage and several exits to multiple patios.<\/p>\n

The basement has a recreation area with a wet bar, a gym and a fifth bedroom. <\/p>\n

\u201cIt\u2019s a master class in mountain-style architecture,\u201d Ms. Packer said. <\/p>\n
