{"id":69503,"date":"2026-06-01T11:41:47","date_gmt":"2026-06-01T11:41:47","guid":{"rendered":"https:\/\/www.europesays.com\/canada\/69503\/"},"modified":"2026-06-01T11:41:47","modified_gmt":"2026-06-01T11:41:47","slug":"calgary-developer-courts-waldorf-astoria-in-office-space-conversion-to-luxury-barrier-free-hotel","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/canada\/69503\/","title":{"rendered":"Calgary developer courts Waldorf Astoria in office space conversion to luxury, barrier-free hotel"},"content":{"rendered":"<p class=\"mb-4 text-lg md:leading-8 break-words\">A startup Calgary developer wants to convert downtown office space to a fully accessible luxury hotel \u2014 and he\u2019s hoping Waldorf Astoria will be on the marquee.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Russell Petiot says a high-end hotel catering to the mobility-challenged with an adjacent residential component of the same type would be a first for the country, and he\u2019s aiming for a licensing pact with the top of the hotel pecking order to fulfill it.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">\u201cWe haven\u2019t confirmed Waldorf Astoria, it\u2019s one of the brands we\u2019re considering,\u201d said Petiot, CEO of Precedent Developments.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">\u201c(Parent company Hilton) are really eager to get another one in the area, Hilton\u2019s been really good to chat with and seem interested in making investment happen.\u201d<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">There are currently 10 Hilton-branded hotels throughout the city.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Petiot and his partners, Maggie Bowles and Myles Winnicki, envision transforming an underused office building into a 23-storey, 230,000 sq.-ft. project, split roughly 50-50 between hotel and residential with restaurants\/bars on ground, second and top floors. It would consist of 110 hotel rooms and 90 residential units.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">It would join one of a lengthening string of <a href=\"https:\/\/calgaryherald.com\/tag\/office-conversion\/\" rel=\"nofollow noopener\" target=\"_blank\" data-ylk=\"elm:link;elmt:article_link;slk:office space conversions in downtown Calgary;itc:0;sec:content-canvas\" data-yga=\"{&quot;yLinkElement&quot;:&quot;context_link&quot;,&quot;yModuleName&quot;:&quot;content-canvas&quot;,&quot;yLinkText&quot;:&quot;office space conversions in downtown Calgary&quot;}\" class=\"link \">office space conversions in downtown Calgary<\/a> that have primarily become\u00a0residential units.<\/p>\n<p><img alt=\" Precedent Developments founding partners from left: chief brand officer Maggie Bowles, CEO and managing partner Russell Petiot, and chief operating officer Myles Winnicki.\" loading=\"lazy\" width=\"960\" height=\"720\" decoding=\"async\" data-nimg=\"1\" class=\"rounded-lg\" style=\"color:transparent\" src=\"https:\/\/www.europesays.com\/canada\/wp-content\/uploads\/2026\/06\/56de7d1f96cc909bf08858a87dce0158.jpeg\"\/><\/p>\n<p> Precedent Developments founding partners from left: chief brand officer Maggie Bowles, CEO and managing partner Russell Petiot, and chief operating officer Myles Winnicki.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">But the company is focusing on an aging, affluent demographic who\u2019d gravitate to both the hotel and the residential sides.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">\u201cIt\u2019s for people who aren\u2019t able to live in their large luxury home, we\u2019re trying to figure out the nuances and making sure luxury spaces are fully accessible,\u201d said Petiot, adding it\u2019s time for developers to cater to that demographic.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">\u201cThere is a different way we can do things as an industry and be the change that you want . . . we feel accessibility should be a given, that comes naturally,\u201d he said.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Part of that drive, he said, is related to challenges he faces with a degenerative nerve disease that will ultimately make barrier-free living a personal imperative.<\/p>\n<p>Search for suitable downtown building ongoing<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Right now, the partners are still seeking a suitable building to convert, having assessed one that didn\u2019t quite fit the bill.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">That search, said Petiot, has been narrowed down to two buildings in the downtown core, though he wouldn\u2019t divulge which ones they are.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">It would be a conversion with a $100 million price tag and one with a built-in flexibility, he said.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">\u201cThere could be a transformation of the hotel portion into assisted (residential) living,\u201d said Petiot.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">\u201cAfter 15-25 years of a licensing agreement, we can see if the hotel demand is still there or if there\u2019s a demand for assisted living.\u201d<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Calgary\u2019s downtown office sector fell on hard times starting with the oil price plunge in 2014-15, followed by fallout from the COVID-19 pandemic in 2020, driving vacancy rates past 30 per cent.<\/p>\n<p><img alt=\" Precedent Developments is backing an office conversion project that would see a downtown Calgary high-rise turned into a fully accessible luxury hotel-residential building.\" loading=\"lazy\" width=\"960\" height=\"720\" decoding=\"async\" data-nimg=\"1\" class=\"rounded-lg\" style=\"color:transparent\" src=\"https:\/\/www.europesays.com\/canada\/wp-content\/uploads\/2026\/06\/5e9a1ddf7127e91c659ca6c4342b9c8f.jpeg\"\/><\/p>\n<p> Precedent Developments is backing an office conversion project that would see a downtown Calgary high-rise turned into a fully accessible luxury hotel-residential building.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Those who study demographic trends in health care say the number of seniors in Calgary is projected to increase from 268,000 this year to 371,000 by 2036 and to 483,000 a decade after that, he said. Those aged 85 years and over will jump from 25,000 to 44,000 in the next 10 years.<\/p>\n<p>More hotels in development for Calgary\u2019s core<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">In recent months, the city has been the hub of a plethora of proposed hotel developments centred on the inner-city area.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Precedents\u2019 proposal isn\u2019t the first office-to-hotel conversion proposal for the downtown. So far, such transformations have created 226 hotel rooms in the core.<\/p>\n<p class=\"mb-4 text-lg md:leading-8 break-words\">Aside from those are mega-developments like a hotel-residential complex that would consist of Marriott International\u2019s <a href=\"https:\/\/ca.news.yahoo.com\/got-bold-1-2-billion-183823348.html\" data-ylk=\"elm:link;elmt:article_link;slk:69- and 62-storey towers in Victoria Park;itc:0;sec:content-canvas;outcm:mb_qualified_link;_E:mb_qualified_link;ct:story;\" data-yga=\"{&quot;yLinkElement&quot;:&quot;context_link&quot;,&quot;yModuleName&quot;:&quot;content-canvas&quot;,&quot;yLinkText&quot;:&quot;69- and 62-storey towers in Victoria Park&quot;}\" class=\"link  yahoo-link\" rel=\"nofollow noopener\" target=\"_blank\">69- and 62-storey towers in Victoria Park<\/a>, touted to be the two tallest buildings in western Canada.
