{"id":73070,"date":"2026-06-03T17:33:24","date_gmt":"2026-06-03T17:33:24","guid":{"rendered":"https:\/\/www.europesays.com\/canada\/73070\/"},"modified":"2026-06-03T17:33:24","modified_gmt":"2026-06-03T17:33:24","slug":"canadas-cppib-in-329m-korea-hotel-deal-with-bluecove","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/canada\/73070\/","title":{"rendered":"Canada\u2019s CPPIB in $329M Korea Hotel Deal with BlueCove"},"content":{"rendered":"<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-453457\" class=\"size-full wp-image-453457 lazyload\" alt=\"Grand Hyatt Seoul\" width=\"780\" height=\"439\" data-eio=\"p\" src=\"https:\/\/www.europesays.com\/canada\/wp-content\/uploads\/2026\/06\/Grand-Hyatt-Seoul-P1128-Spring-Cherry-Blossom.16x9.jpg\"  data- data-eio-rwidth=\"780\" data-eio-rheight=\"439\"\/><\/p>\n<p id=\"caption-attachment-453457\" class=\"wp-caption-text\">BlueCove acquired the Grand Hyatt Seoul in 2023 (Image: Hyatt)<\/p>\n<p>Five months after entering Japan\u2019s hospitality sector, the Canada Pension Plan Investment Board has announced plans to invest in South Korean hotels through a KRW 500 billion ($326 million) partnership with Seoul-based BlueCove Investment.<\/p>\n<p>The partnership, 95 percent owned by<a href=\"https:\/\/www.cppinvestments.com\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\"> CPPIB<\/a> and 5 percent by BlueCove, will first focus on acquiring and repositioning two hotels in popular tourist areas of South Korea\u2019s capital, with the Canadian institution committing up to KRW 119 billion to the pair of projects.<\/p>\n<p>\u201cKorea represents a compelling next step in CPP Investments\u2019 hospitality strategy in the Asia Pacific region, building on our recent hospitality investment in Japan,\u201d Gilles Chow, head of real estate for Asia Pacific at CPPIB,<a href=\"https:\/\/www.cppinvestments.com\/newsroom\/cpp-investments-partners-with-bluecove-to-enter-hospitality-sector-in-korea\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\"> said in a statement<\/a>. \u201cKorea\u2019s hospitality market is supported by strong domestic demand and growing inbound tourism.\u201d<\/p>\n<p>The Korean commitment marks a further expansion of CPPIB\u2019s shift away from traditional commercial real estate strategies, into higher yielding operational sectors, such as hospitality, the living sector and data centres, with the organisation <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/data-centres\/cppib-invests-in-australias-nextdc-data-centres\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">having purchased a $55 million stake in Australia\u2019s NextDC<\/a> just over one month ago.<\/p>\n<p>Betting on Hospitality<\/p>\n<p>CPPIB\u2019s partner in the venture, <a href=\"https:\/\/www.bluecoveinvestment.com\/ko\/main.php\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\">BlueCove Investment<\/a> is a Seoul-based asset manager founded in 2019 by veterans of IGIS Asset Management and Pinestreet Assets, including president and founder Esby Kim.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-439875\" class=\"size-full wp-image-439875 lazyload\" alt=\"Gilles Chow, head of Asia Pacific real estate at CPPIB\" width=\"780\" height=\"470\" src=\"https:\/\/www.europesays.com\/canada\/wp-content\/uploads\/2026\/06\/gilles-chow-Firefly-Upscaler-2x-scale.jpg\"  data- data-eio-rwidth=\"780\" data-eio-rheight=\"470\"\/><\/p>\n<p id=\"caption-attachment-439875\" class=\"wp-caption-text\">Gilles Chow, head of Asia Pacific real estate at CPPIB<\/p>\n<p>\u201cWe see strong momentum in Korea\u2019s hospitality market,\u201d said Esby Kim, BlueCove\u2019s CEO. \u201cBy bringing together CPP Investments\u2019 global capital and insights and BlueCove\u2019s on-the-ground expertise, we are well positioned to optimize both existing and new hospitality assets across the country.\u201d<\/p>\n<p>BlueCove made headlines acquiring the Grand Hyatt Seoul in 2023, giving it a trophy property which hosts US presidents and other diplomats visiting the Korean capital, and the company also owns the Grand Josun Busan and the Parnass Hotel Jeju. BlueCove has also been active in Korea\u2019s office market, including teaming up with Blackstone in 2024 <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/blackstone-blue-cove-buying-sm-office-tower-in-seoul-korea\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">to buy a Gangnam commercial tower<\/a> for $86 million.\u00a0<\/p>\n<p>Ranked as Canada\u2019s largest pension fund manager, Toronto-based CPPIB had assets under management of C$793.3 billion ($573 billion) as of 31 March, and has been ramping up its hospitality investments.<\/p>\n<p>North Asia Leads<\/p>\n<p>In making its $162 million commitment <a href=\"https:\/\/www.mingtiandi.com\/real-estate\/finance\/sc-capital-wins-162m-from-cppib-for-japan-hospitality-strategy\/\" data-wpel-link=\"internal\" rel=\"nofollow noopener\" target=\"_blank\">to SC Capital Partners\u2019 Japan hospitality investment strategy<\/a> in January, CPPIB said that, \u201cThe partnership underscores the consortium\u2019s conviction in Japan\u2019s hospitality sector, underpinned by strong inbound tourism recovery, supportive government initiatives, and resilient domestic demand.\u201d<\/p>\n<p>A newcomer to SC Capital funds, CPPIB and an existing global institutional investor made an initial commitment of up to $330 million to the Singapore fund manager\u2019s ventures, with capacity to increase the total commitment up to $719 million,<a href=\"https:\/\/www.cppinvestments.com\/newsroom\/sc-capital-partners-secures-new-cpp-investments-commitment-for-japan-hospitality-strategy\/\" data-wpel-link=\"external\" target=\"_blank\" rel=\"nofollow external noopener noreferrer\"> according to a statement issued at the time<\/a>. The unnamed institutional investor had invested in the strategy since 2022, SC Capital said.<\/p>\n<p>The Asian initiatives come after CPPIB in 2022 formed a joint venture with Hamilton-Pyramid Europe focused on the European hospitality sector.
