N\u011bkdy jsou ale dvojky opravdu lep\u0161\u00ed. \u010c\u00edm d\u00e1l v\u00edc si toho v\u0161\u00edmaj\u00ed i\u00a0<a href=\"https:\/\/www.e15.cz\/tag\/developeri\/1\" rel=\"nofollow noopener\" target=\"_blank\">develope\u0159i<\/a>,\u00a0kte\u0159\u00ed si u\u017e p\u0159ed p\u00e1r lety za\u010dali prozkoum\u00e1vat ter\u00e9n v Brn\u011b. Zal\u00edbilo se jim tam a te\u010f hledaj\u00ed nebo rovnou p\u0159id\u00e1vaj\u00ed dal\u0161\u00ed projekty.\u00a0<\/p>\n<p>P\u0159\u00edkladem m\u016f\u017ee b\u00fdt spole\u010dnost\u00a0<a href=\"https:\/\/www.e15.cz\/tag\/crestyl\/1\" rel=\"nofollow noopener\" target=\"_blank\">Crestyl<\/a>.\u00a0V roce 2017 se rozhodla pustit do v\u016fbec prvn\u00edho projektu mimo \u00fazem\u00ed <a href=\"https:\/\/www.e15.cz\/wiki_search\/Tag\/3\/praha\" rel=\"nofollow noopener\" target=\"_blank\">Prahy<\/a>.\u00a0Vybrala si k tomu vcelku logicky druh\u00e9 nejv\u011bt\u0161\u00ed m\u011bsto \u010ceska, tedy Brno. Projekt vedle hlavn\u00edho n\u00e1dra\u017e\u00ed na m\u00edst\u011b n\u011bkdej\u0161\u00edho domu Prior, pozd\u011bji pojmenovan\u00e9m Dornych, se p\u0159edloni za\u010dal stav\u011bt. M\u00e1 j\u00edt o multifunk\u010dn\u00ed \u010dtvr\u0165 za sedm miliard korun, kter\u00e1 bude hotov\u00e1 na konci p\u0159\u00ed\u0161t\u00edho roku. A evidentn\u011b se to osv\u011bd\u010dilo, letos v \u00fanoru spole\u010dnost ozn\u00e1mila, \u017ee <a href=\"https:\/\/www.e15.cz\/byznys\/reality-a-stavebnictvi\/crestyl-v-brne-postavi-novou-ameriku-ctyri-bytove-domy-vyjdou-na-dve-miliardy-1430780\" rel=\"nofollow noopener\" target=\"_blank\">letos zah\u00e1j\u00ed v\u00fdstavbu bytov\u00e9ho projektu Nov\u00e1 Amerika<\/a>.\u00a0<\/p>\n<p>\u201eBrno je z na\u0161eho pohledu velmi perspektivn\u00ed lokalitou a v\u011b\u0159\u00edme v jeho potenci\u00e1l. Krom\u011b Dornychu a Nov\u00e9 Ameriky pl\u00e1nujeme i p\u0159estavbu n\u011bkolika star\u00fdch supermarket\u016f Albert. V r\u00e1mci t\u011bchto z\u00e1m\u011br\u016f vzniknou kultivovan\u011bj\u0161\u00ed prostory nejen pro samotn\u00fd supermarket, ale i pro dal\u0161\u00ed obchody a slu\u017eby v parteru. Nad nimi pak budou byty, v podzem\u00ed dostatek parkovac\u00edch m\u00edst,\u201c l\u00ed\u010d\u00ed mluv\u010d\u00ed spole\u010dnosti Ond\u0159ej Micka.\u00a0<\/p>\n<p>Dornych v Brn\u011b. | Zdroj: Scott.Webber Workspace<\/p>\n<p>Podle n\u011bj je Brno z obchodn\u00edho pohledu dlouhodob\u011b druh\u00fdm nejsiln\u011bj\u0161\u00edm reziden\u010dn\u00edm trhem v \u010cesku, nav\u00edc je tam stabiln\u00ed popt\u00e1vka, siln\u00e1 kupn\u00ed s\u00edla a velmi dobr\u00fd pom\u011br mezi nab\u00eddkou a kvalitou projekt\u016f v \u0161ir\u0161\u00edm centru m\u011bsta. V sou\u010dasnosti je tu tak\u00e9 v\u00edc p\u0159\u00edle\u017eitost\u00ed ne\u017e v Praze. Jin\u00fdmi slovy, Brno m\u00e1 potenci\u00e1l.\u00a0<\/p>\n<p>\u201eBrno v posledn\u00edch letech neuv\u011b\u0159iteln\u011b roste. V moravsk\u00e9 metropoli trvalo jeho po\u0159\u00edzen\u00ed neuv\u011b\u0159iteln\u00fdch t\u0159icet let. J&amp;T Real Estate se tak letos chyst\u00e1 za\u010d\u00edt stav\u011bt sv\u016fj prvn\u00ed brn\u011bnsk\u00fd projekt \u2013 Trio Brno, bydlen\u00ed pro dva a p\u016fl tis\u00edce obyvatel a kancel\u00e1\u0159e pro t\u0159i a p\u016fl tis\u00edce lid\u00ed.\u00a0<\/p>\n<p>Praha zaost\u00e1v\u00e1<\/p>\n<p>Moravsk\u00e1 metropole m\u00e1 spoustu v\u00fdhod i podle prezidentky Asociace pro rozvoj trhu nemovitost\u00ed a jednatelky realitn\u00ed kancel\u00e1\u0159e Knight Frank Zdenky Klapalov\u00e9, nahr\u00e1vaj\u00ed j\u00ed ale i nedostatky hlavn\u00edho m\u011bsta. \u201eV Praze je \u010d\u00edm d\u00e1l slo\u017eit\u011bj\u0161\u00ed z\u00edskat v\u011bt\u0161\u00ed a skute\u010dn\u011b zaj\u00edmav\u00e9 rozvojov\u00e9 \u00fazem\u00ed a konkurence je zde mimo\u0159\u00e1dn\u011b siln\u00e1, p\u016fsob\u00ed tam velk\u00e9 mno\u017estv\u00ed velk\u00fdch i men\u0161\u00edch hr\u00e1\u010d\u016f, tlak na pozemky i rychlost jejich p\u0159\u00edpravy je tak vysok\u00fd. <a href=\"https:\/\/www.e15.cz\/byznys\/loni-se-prodalo-nejvice-bytu-v-historii-i-pres-zvysujici-se-ceny-1430289\" rel=\"nofollow noopener\" target=\"_blank\">Brn\u011bnsk\u00fd trh<\/a>\u00a0je sice objemov\u011b n\u011bkolikan\u00e1sobn\u011b men\u0161\u00ed, ale ceny nov\u00fdch projekt\u016f ji rychle doh\u00e1n\u011bj\u00ed,\u201c uv\u00e1d\u00ed Klapalov\u00e1 s t\u00edm, \u017ee v \u0159ad\u011b lokalit se pohybuj\u00ed zhruba na \u00farovni, kde bylo hlavn\u00ed m\u011bsto asi p\u0159ed dv\u011bma nebo t\u0159emi lety.\u00a0<\/p>\n<p>Zat\u00edm jeden projekt m\u00e1 v jihomoravsk\u00e9m m\u011bst\u011b tak\u00e9\u00a0<a href=\"https:\/\/www.e15.cz\/tag\/udi-group\/1\" rel=\"nofollow noopener\" target=\"_blank\">UDI Group<\/a>.\u00a0Podle spole\u010dnosti je ve m\u011bst\u011b ve srovn\u00e1n\u00ed s Prahou v\u00edc p\u0159\u00edle\u017eitost\u00ed. \u201ePotenci\u00e1l Brna je ale vy\u0161\u0161\u00ed i d\u00edky pozitivn\u00edmu postoji m\u011bsta k rozvoji lokalit k tomu ur\u010den\u00fdch,\u201c m\u00edn\u00ed \u0161\u00e9f UDI Group Jan Chrome\u010dek. Roli podle n\u011bj hraje mimo jin\u00e9 to, \u017ee je tu velk\u00e9 mno\u017estv\u00ed \u0161kol a byznysu, ale tak\u00e9 bl\u00edzkost Bratislavy a V\u00eddn\u011b. \u201eP\u0159\u00edstup m\u011bsta k rozvoji je tu odli\u0161n\u00fd, je p\u0159ipraven\u00e9 na dal\u0161\u00ed rozvoj, dynamika cel\u00e9ho procesu je vy\u0161\u0161\u00ed. Je tu tak\u00e9 siln\u00e1 popt\u00e1vka po reziden\u010dn\u00edch projektech pro bydlen\u00ed student\u016f,\u201c dod\u00e1v\u00e1 Chrome\u010dek.\u00a0\u00a0<\/p>\n<p>UDI Group koupila pozemek na n\u00e1b\u0159e\u017e\u00ed \u0159eky Svitavy v roce 2023, na konci lo\u0148sk\u00e9ho roku p\u0159itom spole\u010dnost u\u017e stav\u011bla.\u00a0<a href=\"https:\/\/www.e15.cz\/byznys\/stavime-po-celem-svete-nas-nejdrazsi-projekt-je-ale-na-luzinach-rika-sef-udi-group-1429475\" rel=\"nofollow noopener\" target=\"_blank\">Stavebn\u00ed povolen\u00ed tak vy\u0159\u00eddila za dva roky<\/a>. Aktu\u00e1ln\u011b se stav\u00ed prvn\u00ed etapa, p\u0159i\u010dem\u017e se po\u010d\u00edt\u00e1 s t\u00edm, \u017ee cel\u00fd projekt zahrne stovky byt\u016f a \u0159adu nebytov\u00fdch prostor. Po dal\u0161\u00edch akvizic\u00edch se nyn\u00ed firma aktivn\u011b rozhl\u00ed\u017e\u00ed.\u00a0<\/p>\n<p>Do Brna se nakonec vydala i\u00a0<a href=\"https:\/\/www.e15.cz\/tag\/psn\/1\" rel=\"nofollow noopener\" target=\"_blank\">PSN<\/a>, tedy Pra\u017esk\u00e1 spr\u00e1va nemovitost\u00ed, spole\u010dnost, kter\u00e1 m\u00e1 hlavn\u00ed m\u011bsto dokonce i ve jm\u00e9nu. Developer tu chyst\u00e1 \u010dtvr\u0165 s n\u00e1zvem Brno Jedna na n\u011bkdej\u0161\u00edm brownfieldu. Aktu\u00e1ln\u011b PSN dokon\u010dila demolici p\u016fvodn\u00edho <a href=\"https:\/\/www.e15.cz\/byznys\/reality-a-stavebnictvi\/psn-koupila-pozemky-na-jednom-z-poslednich-brownfieldu-v-centru-brna-postavi-tu-byty-1430513\" rel=\"nofollow noopener\" target=\"_blank\">objektu a za\u010d\u00edn\u00e1 stav\u011bt prvn\u00ed domy<\/a>. Nyn\u00ed tak\u00e9 p\u0159ikoupila dal\u0161\u00ed dva pozemky na brownfieldu od energetick\u00e9 spole\u010dnosti e.on.\u00a0<\/p>\n<p>\u201eM\u011bsto vn\u00edm\u00e1me jako kl\u00ed\u010dov\u00fd region na\u0161eho dal\u0161\u00edho rozvoje. Ned\u00e1vno jsme dokon\u010dili akvizici historick\u00e9ho domu v centru, v ulici Dvo\u0159\u00e1kova. Tak\u00e9 p\u0159ipravujeme projekt v m\u011bstsk\u00e9 \u010d\u00e1sti Brno-Jih. Aktivn\u011b vyhodnocujeme i dal\u0161\u00ed p\u0159\u00edle\u017eitosti,\u201c \u0159\u00edk\u00e1 \u0159editel brn\u011bnsk\u00e9 pobo\u010dky spole\u010dnosti Petr Posp\u00ed\u0161il.\u00a0<\/p>\n<p>P\u0159\u00edle\u017eitost v moravsk\u00e9 metropoli spat\u0159il rovn\u011b\u017e finsk\u00fd developer\u00a0<a href=\"https:\/\/www.e15.cz\/tag\/yit\/1\" rel=\"nofollow noopener\" target=\"_blank\">YIT<\/a>, <a href=\"https:\/\/www.e15.cz\/tag\/cpi\/1\" rel=\"nofollow noopener\" target=\"_blank\">CPI<\/a>\u00a0tu loni za\u010dalo stav\u011bt \u010dtvr\u0165 Nov\u00e1 Zbrojovka a pl\u00e1ny tu m\u00e1 tak\u00e9 <a href=\"https:\/\/www.e15.cz\/tag\/ep-real-estate\/1\" rel=\"nofollow noopener\" target=\"_blank\">EP Real Estate<\/a>\u00a0z holdingu Daniela K\u0159et\u00ednsk\u00e9ho. Ten zde vlastnil pozemky, kter\u00e9 pot\u0159ebovalo m\u011bsto pro budouc\u00ed p\u0159esunut\u00e9 vlakov\u00e9 n\u00e1dra\u017e\u00ed. Do\u0161lo ke sm\u011bn\u011b, K\u0159et\u00ednsk\u00fd tak nabyl <a href=\"https:\/\/www.e15.cz\/podcasty\/recast\/kretinsky-zacne-vyrazne-promlouvat-do-rozvoje-prahy-i-brna-ve-hre-je-stavba-verejne-budovy-rika-sef-ep-real-estate-palicka-1423914\" rel=\"nofollow noopener\" target=\"_blank\">pozemky v okol\u00ed budouc\u00edho termin\u00e1lu<\/a>.
