Projekty s hodnotou okolo miliardy liber maj\u00ed b\u00fdt dokon\u010deny v p\u0159\u00ed\u0161t\u00edch n\u011bkolika letech. Do budoucna skupina zva\u017euje vstup i do kancel\u00e1\u0159sk\u00fdch projekt\u016f \u010di retailu a nevylu\u010duje ani akvizici m\u00edstn\u00edho developera.<\/p>\n<p>Reziden\u010dn\u00ed projekt The Capston v r\u00e1mci presti\u017en\u00edho komplexu Embassy Gardens. Dom\u00e1c\u00ed trh je kapacitn\u011b omezen\u00fd, povolovac\u00ed procesy pat\u0159\u00ed k nejpomalej\u0161\u00edm v Evrop\u011b a v posledn\u00edch letech se expanze odehr\u00e1vala p\u0159edev\u0161\u00edm v <a href=\"https:\/\/www.e15.cz\/byznys\/reality-a-stavebnictvi\/povoleni-za-pul-roku-polaci-rozvazali-ruce-developerum-a-vystavba-bytu-jede-naplno-1423455\" rel=\"nofollow noopener\" target=\"_blank\">Polsku<\/a> nebo N\u011bmecku. Nav\u00edc Lond\u00fdn jako glob\u00e1ln\u00ed finan\u010dn\u00ed centrum pat\u0159\u00ed k nejtransparentn\u011bj\u0161\u00edm realitn\u00edm trh\u016fm na sv\u011bt\u011b.<\/p>\n<p>Penta podle Streblova analyzovala v\u00edce trh\u016f, a to v\u010detn\u011b Berl\u00edna. \u201ePro developera je kl\u00ed\u010dov\u00e9, jak m\u011bsto p\u0159em\u00fd\u0161l\u00ed o sv\u00e9m rozvoji,\u201c zd\u016fraz\u0148uje. V N\u011bmecku podle n\u011bj vn\u00edmali prost\u0159ed\u00ed, kde m\u00e1 siln\u011bj\u0161\u00ed roli ve\u0159ejn\u00fd sektor a politick\u00e1 reprezentace se k developmentu stav\u00ed rezervovan\u011bji. \u201eKdy\u017e je veden\u00ed m\u011bsta p\u0159esv\u011bd\u010deno, \u017ee hybatelem m\u00e1 b\u00fdt prim\u00e1rn\u011b m\u011bsto, a ne soukrom\u00fd kapit\u00e1l, je pro developera slo\u017eit\u011bj\u0161\u00ed dlouhodob\u011b pl\u00e1novat,\u201c dod\u00e1v\u00e1.<\/p>\n<p>Lond\u00fdn nen\u00ed Berl\u00edn, \u017eije z byznysu<\/p>\n<p>Lond\u00fdn m\u00e1 jin\u00fd p\u0159\u00edstup. Nen\u00ed jednoduch\u00fd ani deregulovan\u00fd, ale pravidla jsou \u010diteln\u00e1 a trh je nastaven tak, aby soukrom\u00fd kapit\u00e1l z\u016fst\u00e1val sou\u010d\u00e1st\u00ed hry.<\/p>\n<p>Trh po ot\u0159esech. Zm\u011bny da\u0148ov\u00e9ho re\u017eimu pro zahrani\u010dn\u00ed rezidenty v\u010detn\u011b omezen\u00ed takzvan\u00e9ho non-dom statusu ochladily \u010d\u00e1st zahrani\u010dn\u00ed popt\u00e1vky. V\u00fdstavba kol\u00eds\u00e1, n\u00e1klady na financov\u00e1n\u00ed i stavebn\u00ed pr\u00e1ce vzrostly a n\u00e1vratnost projekt\u016f se po\u010d\u00edt\u00e1 opatrn\u011bji ne\u017e p\u0159ed deseti lety. M\u011bsto nav\u00edc stanovilo developer\u016fm p\u0159\u00edsn\u00e9 po\u017eadavky, nap\u0159\u00edklad vysok\u00fd pod\u00edl dostupn\u00fdch byt\u016f v jednotliv\u00fdch projektech, co\u017e ochladilo v\u00fdstavbu. Lond\u00fdn tak u\u017e nen\u00ed bezrizikov\u00fdm p\u0159\u00edstavem, ale trhem, kde je t\u0159eba pe\u010dliv\u011b vyb\u00edrat na\u010dasov\u00e1n\u00ed i strukturu kapit\u00e1lu.<\/p>\n<p>Tento p\u0159\u00edstup te\u010f vol\u00ed nap\u0159\u00edklad PPF. Skupina je v britsk\u00e9 metropoli aktivn\u00ed dlouhodob\u011b prost\u0159ednictv\u00edm sv\u00e9 realitn\u00ed divize, je\u017e pracuje na p\u0159estavb\u011b kancel\u00e1\u0159sk\u00e9 budovy Seal House v centru Lond\u00fdna. Dal\u0161\u00ed expanzn\u00ed pl\u00e1ny v\u0161ak komentovat nechce. \u201eSituaci na lond\u00fdnsk\u00e9m trhu pr\u016fb\u011b\u017en\u011b vyhodnocujeme, k dal\u0161\u00edm krok\u016fm se nyn\u00ed nebudeme vyjad\u0159ovat,\u201c uvedl mluv\u010d\u00ed skupiny Leo\u0161 Rousek.<\/p>\n<p>Podle lid\u00ed obezn\u00e1men\u00fdch s uva\u017eov\u00e1n\u00edm firmy dnes PPF vid\u00ed v\u011bt\u0161\u00ed r\u016fstov\u00fd potenci\u00e1l ve Spojen\u00fdch st\u00e1tech, kde roz\u0161i\u0159uje sv\u00e9 realitn\u00ed aktivity a kde je regulatorn\u00ed prost\u0159ed\u00ed v n\u011bkter\u00fdch ohledech p\u0159edv\u00eddateln\u011bj\u0161\u00ed. Lond\u00fdn sice z\u016fst\u00e1v\u00e1 sou\u010d\u00e1st\u00ed portfolia, nikoli v\u0161ak aktu\u00e1ln\u00edm t\u011b\u017ei\u0161t\u011bm expanze. Podle listu Financial Times moment\u00e1ln\u011b <a href=\"https:\/\/www.ft.com\/content\/ce3ffdee-9e8c-4683-bdd5-7207e59f36b8?syn-25a6b1a6=1\" rel=\"nofollow noopener\" target=\"_blank\">PPF v Lond\u00fdn\u011b fini\u0161uje s prodejem kancel\u00e1\u0159sk\u00e9ho komplexu One Westferry Circus<\/a>, kter\u00fd od n\u00ed kupuje investi\u010dn\u00ed skupina Blackstone.<\/p>\n<p>V\u00edtek pod tlakem dluhu<\/p>\n<p>Jinou strategii v Lond\u00fdn\u011b uplat\u0148uje CPI Property Group Radovana V\u00edtka. Skupina zde vystupovala p\u0159edev\u0161\u00edm v roli p\u0159\u00edle\u017eitostn\u00e9ho investora a te\u010f sv\u00e1 aktiva sp\u00ed\u0161 redukuje v r\u00e1mci sni\u017eov\u00e1n\u00ed zadlu\u017een\u00ed. Ned\u00e1vno prodala nap\u0159\u00edklad nemovitost St Mark\u2019s Court ve \u010dtvrti St. John\u2019s Wood s 24 apartm\u00e1ny a pozemkem pro dal\u0161\u00ed v\u00fdstavbu.<\/p>\n<p>V\u00edtek p\u0159itom pat\u0159\u00ed mezi \u010desk\u00e9 miliard\u00e1\u0159e, kte\u0159\u00ed si v Lond\u00fdn\u011b po\u0159\u00eddili soukrom\u00e9 s\u00eddlo, a <a href=\"https:\/\/www.e15.cz\/byznys\/reality-a-stavebnictvi\/miliardar-vitek-koupil-od-hvezdy-beatles-ringo-starra-sidlo-v-anglii-1160118\" rel=\"nofollow noopener\" target=\"_blank\">pat\u0159\u00ed mu i vila, ji\u017e d\u0159\u00edve vlastnil Ringo Starr z Beatles<\/a>. Nemovitosti zde podle informac\u00ed e15 dr\u017e\u00ed i dal\u0161\u00ed, jejich vlastnictv\u00ed ale nelze v\u011bt\u0161inou snadno dohledat. Naopak dohledatelnou v\u00fdjimkou je t\u0159eba Da\u00adniel K\u0159et\u00ednsk\u00fd.<\/p>\n<p>Lond\u00fdnsk\u00e9 reality p\u0159il\u00e1kaly Karla Kom\u00e1rka<\/p>\n<p>Jedn\u00edm z t\u011bch, kdo mohou svou zat\u00edm \u201enen\u00e1padnou p\u0159\u00edtomnost v realit\u00e1ch\u201c prom\u011bnit v dal\u0161\u00ed kapitolu, je Karel Kom\u00e1rek. Jeho skupina KKCG u\u017e dnes pat\u0159\u00ed mezi v\u00fdrazn\u00e9 hr\u00e1\u010de britsk\u00e9ho byznysu d\u00edky Allwynu. Lond\u00fdn se stal p\u0159irozen\u00fdm centrem jeho glob\u00e1ln\u00edch aktivit. Holden m\u00e1 za \u00fakol nastartovat Kom\u00e1rk\u016fv realitn\u00ed byznys, konkr\u00e9tn\u011b se zam\u011b\u0159it na nejkvalitn\u011bj\u0161\u00ed nov\u00e9 kancel\u00e1\u0159sk\u00e9 projekty v centr\u00e1ln\u00edch \u010d\u00e1stech m\u011bsta \u2013 ve West Endu, v Midtownu a City.<\/p>\n<p>K\u0159et\u00ednsk\u00fd s Royal Mail z\u00edskal i rozs\u00e1hl\u00e9 realitn\u00ed portfolio<\/p>\n<p>P\u0159\u00edle\u017eitost expandovat do britsk\u00fdch realit m\u00e1 i <a href=\"https:\/\/www.e15.cz\/tag\/daniel-kretinsky\/1\" rel=\"nofollow noopener\" target=\"_blank\">Daniel K\u0159et\u00ednsk\u00fd<\/a>. P\u0159enesen\u00ed t\u00e9to logiky i do Brit\u00e1nie by proto nebylo p\u0159ekvapiv\u00e9, by\u0165 skupina nic takov\u00e9ho zat\u00edm nepotvrdila.<\/p>\n<p>Lond\u00fdn pro \u010desk\u00e9 developery nen\u00ed jen m\u00edstem pro investice, p\u0159edstavuje tak\u00e9 zdroj inspirace. Marcel Soural, majitel developersk\u00e9 skupiny Trigema, popisuje, jak jeho syn b\u011bhem studi\u00ed v Lond\u00fdn\u011b organizoval pro firmu jednodenn\u00ed exkurze: \u201eVzali jsme dvacet lid\u00ed, r\u00e1no odlet\u011bli, ve\u010der se vraceli. Pro\u0161li jsme cel\u00e9 \u010dtvrti a d\u00edvali se, jak to funguje.\u201c Projekty jako King\u2019s Cross nebo Battersea se podle n\u011bj propsaly tak\u00e9 do sm\u00edchovsk\u00e9ho Lihovaru, kter\u00fd Trigema buduje.<\/p>\n<p>Stejnou zku\u0161enost maj\u00ed rovn\u011b\u017e architekti. Jedn\u00edm z nejv\u011bt\u0161\u00edch slovensk\u00fdch investor\u016f do realit je skupina J&amp;T, jej\u00edm\u017e spoluzakladatelem je Patrik Tk\u00e1\u010d a kter\u00e1 m\u00e1 siln\u00fd p\u0159esah do \u010ceska. J&amp;T Real Estate do lond\u00fdnsk\u00fdch realit vstoupila v roce 2018 koup\u00ed pozemku ve \u010dtvrti South Bank. Od t\u00e9 doby tam vybudovala portfolio administrativn\u00edch a reziden\u010dn\u00edch budov v hodnot\u011b zhruba jedn\u00e9 miliardy liber a pl\u00e1nuje zde d\u00e1le posilovat.<\/p>\n<p>Spolu s \u010desko-slovensk\u00fdm kapit\u00e1lem p\u0159ich\u00e1z\u00ed i \u010desk\u00e9 know-how. P\u0159\u00edkladem je pr\u00e1v\u011b Penta, je\u017e v Brit\u00e1nii postupn\u011b formuje vlastn\u00ed t\u00fdm a podle Streblova sem p\u0159it\u00e1hne i \u010desk\u00e9 dodavatele.
