Ceny byt\u016f v\u00a0roce 2025\u00a0meziro\u010dn\u011b vzrostly o\u00a013,6\u00a0procenta, rodinn\u00fdch dom\u016f o\u00a09,5\u00a0procenta a\u00a0pozemk\u016f o\u00a07,2\u00a0procenta. Vypl\u00fdv\u00e1 to z\u00a0dat \u010cSOB Indexu bydlen\u00ed, je\u017e m\u00e1 \u010cTK k\u00a0dispozici. Podle toho za r\u016fstem cen nemovitost\u00ed stoj\u00ed zv\u00fd\u0161en\u00e1 popt\u00e1vka a\u00a0nedostate\u010dn\u00e1 nab\u00eddka na trhu. V\u00a0leto\u0161n\u00edm roce by ale byty, domy a\u00a0pozemky m\u011bly zdra\u017eovat pomaleji.<\/p>\n<p class=\"e_bP\">V mezi\u010dtvrtletn\u00edm srovn\u00e1n\u00ed zdra\u017eily byty v\u00a0posledn\u00edm \u010dtvrtlet\u00ed roku 2025\u00a0o\u00a02,7\u00a0procenta. P\u0159esto\u017ee od konce roku 2023\u00a0byty podle gener\u00e1ln\u00edho \u0159editele \u010cSOB Hypote\u010dn\u00ed banky a\u00a0\u010cSOB Stavebn\u00ed spo\u0159itelny Martina Va\u0161ka zdra\u017eily ji\u017e o\u00a017,8\u00a0procenta, r\u016fst jejich cen zpomaluje. \u201eM\u00edrn\u00fd pokles mezi\u010dtvrtletn\u00edho tempa r\u016fstu cen byt\u016f sledujeme u\u017e t\u0159i po sob\u011b jdouc\u00ed \u010dtvrtlet\u00ed v\u00a0\u0159ad\u011b,\u201c dodal Va\u0161ek.<\/p>\n<p class=\"e_bP\">Nejv\u00edce mezi\u010dtvrtletn\u011b byty koncem roku zdra\u017eovaly v\u00a0Karlovarsk\u00e9m a\u00a0Jiho\u010desk\u00e9m kraji, a\u00a0to o\u00a0v\u00edce ne\u017e \u010dty\u0159i procenta. Ve St\u0159edo\u010desk\u00e9m kraji pak jejich ceny vzrostly oproti t\u0159et\u00edmu \u010dtvrtlet\u00ed o\u00a03,4\u00a0procenta. V\u00edce mezi\u010dtvrtletn\u011b zdra\u017eovaly byty podle \u010cSOB Indexu bydlen\u00ed v\u00a0panelov\u00fdch domech ne\u017e v\u00a0domech cihlov\u00fdch. Nej\u017e\u00e1dan\u011bj\u0161\u00ed z\u016fstaly tzv. mikrobyty, tedy ateli\u00e9ry, studia a\u00a0ubytovac\u00ed jednotky, a\u00a0byty o\u00a0velikosti 2+1\u00a0a\u00a02+kk. Nejpomaleji zdra\u017eovaly velkometr\u00e1\u017en\u00ed byty, o\u00a0kter\u00e9 je omezen\u00fd z\u00e1jem. Pr\u016fm\u011brn\u00e1 prodejn\u00ed doba byt\u016f se m\u00edrn\u011b prodlou\u017eila na p\u0159ibli\u017en\u011b 4,8\u00a0m\u011bs\u00edce.<\/p>\n<p class=\"e_bP\">Rodinn\u00e9 domy ve \u010dtvrt\u00e9m \u010dtvrtlet\u00ed zdra\u017eily oproti \u010dtvrtlet\u00ed t\u0159et\u00edmu o\u00a02,2\u00a0procenta. Va\u0161ek uvedl, \u017ee r\u016fst cen dom\u016f se v\u00a0posledn\u00edch t\u0159ech \u010dtvrtlet\u00edch lo\u0148sk\u00e9ho roku stabilizoval nad dvouprocentn\u00ed hranic\u00ed. Nejv\u00edce rodinn\u00fdch dom\u016f se v\u00a0posledn\u00edm \u010dtvrtlet\u00ed roku 2025\u00a0stav\u011blo ve St\u0159edo\u010desk\u00e9m kraji a\u00a0v okol\u00ed Brna.<\/p>\n<p class=\"e_bP\">Popt\u00e1vka po v\u00fdstavb\u011b nov\u00fdch dom\u016f ale podle \u010cSOB Indexu bydlen\u00ed m\u00edrn\u011b poklesla. Za slab\u0161\u00edm z\u00e1jmem kupuj\u00edc\u00edch st\u00e1ly mimo jin\u00e9 vysok\u00e9 ceny stavebn\u00edch materi\u00e1l\u016f. Z\u00e1rove\u0148 pokra\u010doval ni\u017e\u0161\u00ed z\u00e1jem o\u00a0star\u0161\u00ed objekty v\u00a0hor\u0161\u00edm technick\u00e9m stavu, a\u00a0to z\u00a0d\u016fvodu pozastaven\u00ed dota\u010dn\u00edch program\u016f na rekonstrukce.<\/p>\n<p class=\"e_bP\">Ceny pozemk\u016f ve \u010dtvrt\u00e9m \u010dtvrtlet\u00ed vzrostly oproti t\u0159et\u00edmu \u010dtvrtlet\u00ed o\u00a02,5\u00a0procenta, tedy nejv\u00edce za posledn\u00ed t\u00e9m\u011b\u0159 t\u0159i roky. Za nedostatkem stavebn\u00edch pozemk\u016f na trhu pak podle \u010cSOB Indexu bydlen\u00ed st\u00e1ly zastaral\u00e9 \u00fazemn\u00ed pl\u00e1ny a\u00a0nedostate\u010dn\u00e9 kapacity in\u017een\u00fdrsk\u00fdch s\u00edt\u00ed. Z\u00e1jem kupc\u016f se tak p\u0159esouval d\u00e1l od v\u011bt\u0161\u00edch s\u00eddel i\u00a0na m\u00edsta bez ve\u0159ejn\u00e9 infrastruktury.
