V historick\u00e9m centru Prahy se cenovky pohybuj\u00ed okolo \u010dtvrt milionu za metr \u010dtvere\u010dn\u00ed, co\u017e je zp\u016fsobeno p\u0159edev\u0161\u00edm t\u00edm, \u017ee v n\u011bm p\u0159eva\u017euj\u00ed honosn\u00e9 \u010din\u017eovn\u00ed domy. Mnoho kupuj\u00edc\u00edch tak obrac\u00ed sv\u016fj z\u00e1jem sp\u00ed\u0161e na okraje m\u011bsta, kter\u00e9 jsou ale sou\u010dasn\u011b st\u00e1le dob\u0159e dostupn\u00e9 hromadnou dopravou. <\/p>\n<p>Kv\u016fli tomu, \u017ee na nich zat\u00edm st\u00e1le p\u0159eva\u017euje panelov\u00e1 v\u00fdstavba, jsou ceny ni\u017e\u0161\u00ed, i tam se ale dr\u017e\u00ed okolo 125 tis\u00edc korun za metr. Vypl\u00fdv\u00e1 z Metroindexu port\u00e1lu <a href=\"http:\/\/Hypox.cz\" rel=\"nofollow noopener\" target=\"_blank\">Hypox.cz<\/a>, kter\u00fd zkoum\u00e1 re\u00e1ln\u00e9 ceny za prodan\u00e9 byty na z\u00e1klad\u011b katastru nemovitost\u00ed.<\/p>\n<p>Auto\u0159i Metroindexu poskytli <a href=\"https:\/\/www.aktualne.cz\/stitky\/datavize\/\" rel=\"nofollow noopener\" target=\"_blank\">datov\u00e9 redakci Aktu\u00e1ln\u011b.cz<\/a> krom\u011b \u00fadaj\u016f za 2. pololet\u00ed roku 2025 i data ze stejn\u00e9ho obdob\u00ed roku 2015, d\u00edky \u010demu\u017e lze srovnat cenov\u00fd n\u00e1r\u016fst v jednotliv\u00fdch koutech Prahy. Ceny se po\u010d\u00edtaj\u00ed z byt\u016f prodan\u00fdch v\u017edy 500 metr\u016f od stanice metra. V p\u0159\u00edpad\u011b t\u011bch, kter\u00e9 se nach\u00e1zej\u00ed d\u00e1l od z\u00e1stavby, pak jeden kilometr \u2013 ty jsou v n\u00e1sleduj\u00edc\u00edch grafik\u00e1ch ozna\u010deny hv\u011bzdi\u010dkou. Do anal\u00fdzy auto\u0159i Metroindexu zahrnuli jak novostavby, tak cihlov\u00e9 i panelov\u00e9 domy.<\/p>\n<p>Luxusn\u00ed \u201e\u00e1\u010dko\u201c<\/p>\n<p>Nejvy\u0161\u0161\u00ed cenovky se soust\u0159edily do historick\u00e9ho centra Prahy. Zcela nejdra\u017e\u0161\u00ed byty se daly po\u0159\u00eddit u stanice Starom\u011bstsk\u00e1, kde se pr\u016fm\u011brn\u00e1 cena za metr \u010dtvere\u010dn\u00ed vy\u0161plhala na bezm\u00e1la 254 tis\u00edc korun. V t\u011bsn\u00e9m z\u00e1v\u011bsu n\u00e1sledovala stanice Malostransk\u00e1 s cenou 246 tis\u00edc korun. V okol\u00ed obou stanic byla p\u0159itom cena v roce 2015 zhruba na polovin\u011b.<\/p>\n<p>Naopak nejlevn\u011bji lze byt po\u0159\u00eddit na okraj\u00edch zelen\u00e9 linky, konkr\u00e9tn\u011b v okol\u00ed Skalky a Depa Hostiva\u0159, kde se cena za metr pohybuje okolo 130 tis\u00edc. Oproti nejdra\u017e\u0161\u00edm stanic\u00edm zde v\u0161ak cena roste rychleji, za posledn\u00edch deset let dokonce trojn\u00e1sobn\u011b. Naopak nejpomalej\u0161\u00ed n\u00e1r\u016fst ceny za stejnou dobu zaznamenal M\u016fstek, a to ze v\u0161ech stanic metra.<\/p>\n<p>\u201eZ\u00e1jem kupuj\u00edc\u00edch se kv\u016fli vysok\u00fdm cen\u00e1m \u010d\u00edm d\u00e1l v\u00edce p\u0159esouv\u00e1 do lokalit s dobrou dopravn\u00ed dostupnost\u00ed na periferi\u00edch. I tady si ale u\u017e z\u00e1jemci mus\u00ed na metr \u010dtvere\u010dn\u00ed p\u0159ipravit v\u00edce ne\u017e 120 tis\u00edc korun,\u201c vysv\u011btluj\u00ed analytici Metroindexu.<\/p>\n<p>Rozmanit\u00e9 \u201eb\u00e9\u010dko\u201c<\/p>\n<p>Nejdel\u0161\u00ed linka metra sk\u00fdt\u00e1 tak\u00e9 nejv\u011bt\u0161\u00ed rozmanitost v cen\u00e1ch. Bl\u00edzko stanice N\u00e1m\u011bst\u00ed Republiky je t\u0159eba po\u010d\u00edtat s \u010d\u00e1stkou p\u0159esahuj\u00edc\u00ed 216 tis\u00edc za metr, byty na Jihoz\u00e1padn\u00edm M\u011bst\u011b u stanic Luka, Lu\u017einy nebo H\u016frka lze ale sehnat za cenu kolem 125 tis\u00edc korun za metr. Je\u0161t\u011b levn\u011bj\u0161\u00ed, a to dokonce v r\u00e1mci cel\u00e9ho metra, je bydlen\u00ed u \u010cern\u00e9ho Mostu. Za metr \u010dtvere\u010dn\u00ed zde kupuj\u00edc\u00ed zaplat\u00ed 118 tis\u00edc korun.<\/p>\n<p>Za posledn\u00edch deset let ceny nejv\u00edc vzrostly v okol\u00ed Hloub\u011bt\u00edna. Hned vedlej\u0161\u00ed stanice, Kolbenova, se v minul\u00e9m roce stala nejvyhled\u00e1van\u011bj\u0161\u00ed lokalitou. V jej\u00ed bl\u00edzkosti se uskute\u010dnilo t\u00e9m\u011b\u0159 400 prodej\u016f. <\/p>\n<p>\u201eTato pulzuj\u00edc\u00ed lokalita t\u011b\u017e\u00ed z masivn\u00ed developersk\u00e9 v\u00fdstavby, kter\u00e1 tvo\u0159\u00ed naprostou v\u011bt\u0161inu zdej\u0161\u00edch obchod\u016f,\u201c p\u0159ibli\u017euj\u00ed auto\u0159i Metroindexu. A\u017e s velk\u00fdm odstupem v po\u010dtu prodej\u016f n\u00e1sleduje stanice Stod\u016flky, kde se obchodovalo s 88 byty. V t\u00e9to m\u011bstsk\u00e9 \u010dtvrti byl z\u00e1jem nejen o novostavby, ale i o cihlov\u00e9 domy a panelovou z\u00e1stavbu.<\/p>\n<p>Podra\u017euj\u00edc\u00ed \u201ec\u00e9\u010dko\u201c<\/p>\n<p>\u010cerven\u00e1 linka metra dlouho pat\u0159ila k t\u011bm nejdostupn\u011bj\u0161\u00edm, na vlnu tr\u017en\u00edho optimismu ale reagovala plo\u0161n\u00fdm zdra\u017eov\u00e1n\u00edm. I d\u0159\u00edve levn\u00e9 stanice se nyn\u00ed pohybuj\u00ed v rozmez\u00ed 125 a\u017e 135 tis\u00edc za metr. <\/p>\n<p>Pr\u00e1v\u011b na c\u00e9\u010dku le\u017e\u00ed nejv\u011bt\u0161\u00ed rekordman ve zv\u00fd\u0161en\u00ed cen \u2013 stanice Ka\u010derov. Zat\u00edmco deset let zp\u00e1tky zde metr \u010dtvere\u010dn\u00ed st\u00e1l 48 tis\u00edc korun, podle nejnov\u011bj\u0161\u00edch dat se cena vy\u0161plhala na 170 tis\u00edc. Je to ale d\u00e1no slo\u017een\u00edm prodej\u016f. \u201eNaprostou v\u011bt\u0161inu prodan\u00fdch byt\u016f zde tvo\u0159ily jednotky v nov\u00fdch developersk\u00fdch projektech, kter\u00e9 pr\u016fm\u011brnou cenu lokality p\u0159irozen\u011b vyt\u00e1hly vzh\u016fru,\u201c vysv\u011btluj\u00ed analytici.<\/p>\n<p>Krom\u011b Ka\u010derova nad\u00e1le vy\u010dn\u00edv\u00e1 tak\u00e9 N\u00e1dra\u017e\u00ed Hole\u0161ovice, kde se kv\u016fli celkov\u00e9 prom\u011bn\u011b \u010dtvrti a prodeji luxusn\u00edch novostaveb cena za posledn\u00edch deset let zv\u00fd\u0161ila v\u00edce ne\u017e trojn\u00e1sobn\u011b. Naopak nejlevn\u011bji lze byt po\u0159\u00eddit v bl\u00edzkosti stanice Opatov, a to v cen\u011b 124 tis\u00edc korun za metr.<\/p>\n<p>P\u0159ipravovan\u00e9 \u201ed\u00e9\u010dko\u201c<\/p>\n<p>Pomalu se zdra\u017euj\u00ed ale i byty pobl\u00ed\u017e vznikaj\u00edc\u00edch stanic na p\u0159ipravovan\u00e9 lince D. Nejv\u011bt\u0161\u00ed rozd\u00edl oproti roku 2015 vykazuj\u00ed byty u stanice Nov\u00e9 Dvory, kde se cena za metr zv\u00fd\u0161ila o sto tis\u00edc na sou\u010dasnou cenu 144 tis\u00edc korun. <\/p>\n<p>Naopak v p\u011btici nejdostupn\u011bj\u0161\u00edch lokalit cel\u00e9ho metra se st\u00e1le dr\u017e\u00ed budouc\u00ed stanice Olbrachtova, kde se \u010d\u00e1stka pohybuje okolo 124 tis\u00edc. Linka D by m\u011bla b\u00fdt podle sou\u010dasn\u00fdch informac\u00ed pra\u017esk\u00e9ho dopravn\u00edho podniku dokon\u010dena v roce 2031.<\/p>\n<p>Mohlo by V\u00e1s zaj\u00edmat:<\/p>\n","protected":false},"excerpt":{"rendered":"Byty u metra nad\u00e1le podra\u017euj\u00ed.
