Vypl\u00fdv\u00e1 to z aktu\u00e1ln\u00ed anal\u00fdzy developersk\u00fdch spole\u010dnost\u00ed Central Group, Skanska Residential a Trigema, podle n\u00ed\u017e se v prvn\u00edm \u010dtvrtlet\u00ed leto\u0161n\u00edho roku prodalo p\u0159ibli\u017en\u011b 1 800 nov\u00fdch byt\u016f. Nab\u00eddka ale d\u00e1l nesta\u010d\u00ed a ceny pokra\u010duj\u00ed v r\u016fstu.<\/p>\n<p>Pr\u016fm\u011brn\u00e1 nab\u00eddkov\u00e1 cena nov\u00fdch byt\u016f dos\u00e1hla 182 311 korun za metr \u010dtvere\u010dn\u00ed a meziro\u010dn\u011b vzrostla o 8,6 procenta. Prodejn\u00ed ceny rostly je\u0161t\u011b rychleji a vy\u0161plhaly se na 177 647 korun za metr \u010dtvere\u010dn\u00ed, co\u017e znamen\u00e1 meziro\u010dn\u00ed n\u00e1r\u016fst o 11,2 procenta. V obou p\u0159\u00edpadech jde o historick\u00e1 maxima.<\/p>\n<p>Navzdory meziro\u010dn\u00edmu poklesu prodej\u016f zhruba o 30 procent z\u016fst\u00e1v\u00e1 trh siln\u00fd. Lo\u0148sk\u00e1 srovn\u00e1vac\u00ed z\u00e1kladna toti\u017e pat\u0159ila k nejvy\u0161\u0161\u00edm v historii sledov\u00e1n\u00ed.\u00a0\u201ePra\u017esk\u00fd trh s nov\u00fdmi byty byl v prvn\u00edm \u010dtvrtlet\u00ed roku 2026 i nad\u00e1le siln\u00fd. Za posledn\u00ed dva roky sledujeme stabiln\u00ed prodejn\u00ed tempo s pr\u016fm\u011brem kolem 1 800 prodan\u00fdch byt\u016f za \u010dtvrtlet\u00ed, co\u017e p\u0159edstavuje n\u00e1r\u016fst t\u00e9m\u011b\u0159 o \u010dtvrtinu oproti desetilet\u00e9mu pr\u016fm\u011bru,\u201c \u0159\u00edk\u00e1 Petr Mich\u00e1lek, p\u0159edseda p\u0159edstavenstva Skanska Residential.<\/p>\n<p>\t\t<img decoding=\"async\" src=\"https:\/\/www.europesays.com\/cz\/wp-content\/uploads\/2026\/04\/xRedstoneJiri.jpg\" alt=\"\" class=\"article_image\" width=\"320\" height=\"225\" loading=\"lazy\"\/><\/p>\n<p>video<\/p>\n<p>\t\t\u010ce\u0161i jsou posedl\u00ed vlastn\u00edm bydlen\u00edm. Jen\u017ee vysok\u00e9 ceny nemovitost\u00ed i dra\u017e\u0161\u00ed financov\u00e1n\u00ed d\u00e1l zhor\u0161uj\u00ed dostupnost bydlen\u00ed. Byty 2+kk tvo\u0159\u00ed zhruba 45 procent prodej\u016f, 1+kk p\u0159ibli\u017en\u011b 31 procent. Dohromady tak p\u0159edstavuj\u00ed v\u00edce ne\u017e t\u0159i \u010dtvrtiny v\u0161ech prodan\u00fdch jednotek. Naopak v\u011bt\u0161\u00ed byty z trhu postupn\u011b miz\u00ed.\u00a0D\u016fvodem je p\u0159edev\u0161\u00edm jejich hor\u0161\u00ed dostupnost. Vy\u0161\u0161\u00ed absolutn\u00ed ceny znamenaj\u00ed slo\u017eit\u011bj\u0161\u00ed financov\u00e1n\u00ed, co\u017e \u010d\u00e1st kupuj\u00edc\u00edch vytla\u010duje pr\u00e1v\u011b do men\u0161\u00edch byt\u016f.<\/p>\n<p>Nejv\u011bt\u0161\u00ed \u010d\u00e1st prodej\u016f se soust\u0159ed\u00ed do hlavn\u00edch rozvojov\u00fdch \u010d\u00e1st\u00ed metropole. T\u00e9m\u011b\u0159 t\u0159etina v\u0161ech prodan\u00fdch byt\u016f p\u0159ipad\u00e1 na Prahu 9. Spolu s Prahou 5 tvo\u0159\u00ed tyto dv\u011b m\u011bstsk\u00e9 \u010d\u00e1sti p\u0159ibli\u017en\u011b polovinu trhu. V\u00fdrazn\u00fd pod\u00edl si dr\u017e\u00ed tak\u00e9 Praha 4 a 10.<\/p>\n<p>N\u00e1klady dus\u00ed novou v\u00fdstavbu<\/p>\n<p>R\u016fst cen byt\u016f je st\u00e1le v\u00edce ovlivn\u011bn n\u00e1klady na v\u00fdstavbu. Stavebn\u00ed dod\u00e1vky za posledn\u00ed dva roky v\u00fdrazn\u011b zdra\u017eily, co\u017e komplikuje ekonomiku nov\u00fdch projekt\u016f.\u00a0\u201eCeny nov\u00fdch byt\u016f v Praze u\u017e v pr\u016fm\u011bru p\u0159es\u00e1hly 182 tis\u00edc korun za metr \u010dtvere\u010dn\u00ed. Dlouhodob\u011b je tla\u010d\u00ed nahoru hlavn\u011b nedostate\u010dn\u00e1 nab\u00eddka a pomal\u00e9 povolov\u00e1n\u00ed. Te\u010f je nav\u00edc z\u00e1sadn\u011b drt\u00ed i ceny stavebn\u00edch dod\u00e1vek, kter\u00e9 jen za posledn\u00ed dva roky zdra\u017eily o 27 procent. V prvn\u00edm \u010dtvrtlet\u00ed dos\u00e1hla zhruba 5 450 byt\u016f, st\u00e1le v\u0161ak nedosahuje \u00farovn\u00ed p\u0159ed pandemi\u00ed.\u00a0Nav\u00edc je v\u00fdrazn\u011b koncentrovan\u00e1. T\u00e9m\u011b\u0159 dv\u011b t\u0159etiny byt\u016f se nach\u00e1zej\u00ed pouze v Praze 9, 10 a 5.<\/p>\n<p>\u201eNab\u00eddka byt\u016f v prvn\u00edm \u010dtvrtlet\u00ed m\u00edrn\u011b vzrostla na 5 450 jednotek, meziro\u010dn\u011b ale roste jen pomalu a nedosahuje \u00farovn\u011b p\u0159ed pandemi\u00ed. Trh z\u016fst\u00e1v\u00e1 struktur\u00e1ln\u011b nevyv\u00e1\u017een\u00fd. Dv\u011b t\u0159etiny tvo\u0159\u00ed mal\u00e9 byty 1+kk a 2+kk, jejich\u017e velikost se kv\u016fli cen\u00e1m d\u00e1l zmen\u0161uje,\u201c \u0159\u00edk\u00e1 Marcel Soural, zakladatel a p\u0159edseda p\u0159edstavenstva Trigema.<\/p>\n<p>Podle n\u011bj tyto byty \u010dasto kon\u010d\u00ed na n\u00e1jemn\u00edm trhu, kde nab\u00eddka nesta\u010d\u00ed popt\u00e1vce. N\u00e1jemn\u00e9 tak meziro\u010dn\u011b roste p\u0159ibli\u017en\u011b o sedm procent.<\/p>\n<p>Kombinace siln\u00e9 popt\u00e1vky, nedostate\u010dn\u00e9 nab\u00eddky a rostouc\u00edch n\u00e1klad\u016f vytv\u00e1\u0159\u00ed podle developer\u016f dlouhodob\u00fd tlak na r\u016fst cen.
