O\u00a0podobn\u00e1 centra v\u00a0okol\u00ed hlavn\u00edho m\u011bsta je mezi investory nejv\u011bt\u0161\u00ed z\u00e1jem. K\u00a0pron\u00e1jmu nab\u00edz\u00ed 50,8\u00a0tis\u00edc metr\u016f \u010dtvere\u010dn\u00edch. V\u00a0Brn\u011b-Holubic\u00edch je k\u00a0pron\u00e1jmu plocha 71,4\u00a0tis\u00edce metr\u016f \u010dtvere\u010dn\u00edch. Celkem se tak pronaj\u00edm\u00e1 p\u0159es 122\u00a0tis\u00edc metr\u016f \u010dtvere\u010dn\u00edch.<\/p>\n<p>Centra za miliardy korun<\/p>\n<p class=\"e_bW\">Ro\u010dn\u00ed p\u0159\u00edjem z\u00a0pron\u00e1jmu dvou tuzemsk\u00fdch logistick\u00fdch park\u016f je pak 8,4\u00a0milionu eur, kdy\u017e obsazenost je stoprocentn\u00ed. Mezi nejv\u011bt\u0161\u00ed n\u00e1jemce pat\u0159\u00ed tuzemsk\u00e1 internetov\u00e1 jedni\u010dka <a data-dot=\"atm-link\" target=\"_blank\" href=\"https:\/\/www.seznamzpravy.cz\/tag\/alza-25147\" class=\"e_n\" rel=\"nofollow noopener\">Alza.cz<\/a>, maloobchodn\u00ed spole\u010dnost <a data-dot=\"atm-link\" target=\"_blank\" href=\"https:\/\/www.seznamzpravy.cz\/tag\/fast-cr-91578\" class=\"e_n\" rel=\"nofollow noopener\">Fast \u010cR<\/a> (provozuje s\u00ed\u0165 obchod\u016f s\u00a0elektronikou Planeo Elektro), <a data-dot=\"atm-link\" target=\"_blank\" href=\"https:\/\/www.seznamzpravy.cz\/tag\/zasilkovna-109541\" class=\"e_n\" rel=\"nofollow noopener\">Z\u00e1silkovna<\/a> nebo nap\u0159\u00edklad Ecologistic. Logistick\u00e9 centrum v\u00a0Chr\u00e1\u0161\u0165anech bylo postaveno v\u00a0roce 2021\u00a0a\u00a0to v\u00a0Brn\u011b o\u00a0dva roky pozd\u011bji.<\/p>\n<p class=\"e_bW\">V Budape\u0161ti se pak prod\u00e1v\u00e1 centrum, kter\u00e9 nab\u00edz\u00ed n\u00e1jemc\u016fm plochu o\u00a0rozloze 69,8\u00a0tis\u00edce m2.\u00a0Postaveno bylo v\u00a0roce 2022.\u00a0Zat\u00edmco v\u0161ak v\u00a0Chr\u00e1\u0161\u0165anech v\u00a0bl\u00edzkosti Prahy plat\u00ed n\u00e1jemci m\u011bs\u00ed\u010dn\u011b za metr \u010dtvere\u010dn\u00ed 7,5\u00a0eura, tak v\u00a0Budape\u0161ti je to jen 5,5\u00a0eura.<\/p>\n<p class=\"e_bW\">Cena za nemovitosti ale nebude n\u00edzk\u00e1. \u201eP\u0159i zhruba 192\u00a0tis\u00edc\u00edch metrech \u010dtvere\u010dn\u00edch\u00a0celkov\u00e9 plochy se tedy jednozna\u010dn\u011b bav\u00edme o\u00a0transakci v\u00a0\u0159\u00e1du stovek milion\u016f korun,\u201c uv\u00e1d\u00ed v\u00fdkonn\u00fd \u0159editel spole\u010dnosti 108\u00a0Real Estate Jakub Holec. V\u00a0korun\u00e1ch se tak bude jednat o\u00a0\u010d\u00e1stku pohybuj\u00edc\u00ed se od zhruba p\u011bti miliard korun a\u00a0v\u00fd\u0161e.<\/p>\n<p class=\"e_bW\">V sou\u010dasnosti je pro Ares zaj\u00edmav\u00e1 doba pro prodej. \u201eLogistick\u00fd sektor dlouhodob\u011b pat\u0159\u00ed mezi velmi atraktivn\u00ed segmenty realitn\u00edho trhu. Vysok\u00e1 popt\u00e1vka po kvalitn\u00edch aktivech umo\u017e\u0148uje vlastn\u00edk\u016fm realizovat prodeje za atraktivn\u00edch podm\u00ednek,\u201c \u0159\u00edk\u00e1 jednatelka poradensk\u00e9 spole\u010dnosti Knight Frank Zdenka Klapalov\u00e1.<\/p>\n<p class=\"e_bW\">Podobn\u011b se vyjad\u0159uje rovn\u011b\u017e Holec. \u201eZ tr\u017en\u00edho pohledu je logika dob\u0159e \u010diteln\u00e1: jde o\u00a0vyzr\u00e1l\u00e9, pln\u011b pronajat\u00e9 parky v\u00a0zaveden\u00fdch lokalit\u00e1ch. Jde tedy o\u00a0aktiva, kter\u00e1 se v\u00a0tuto chv\u00edli nejl\u00e9pe prod\u00e1vaj\u00ed.\u201c<\/p>\n<p class=\"e_bW\">Doba v\u0161ak nen\u00ed jedin\u00fdm d\u016fvodem. Ares toti\u017e podle Holce koupil v\u00a0b\u0159eznu 2025\u00a0mezin\u00e1rodn\u00ed byznys GCP (d\u0159\u00edve GLP) za 3,7\u00a0miliardy dolar\u016f. \u201eNyn\u00ed celou platformu konsoliduje pod novou zna\u010dku Marq Logistics. V\u00a0t\u00e9to f\u00e1zi je standardn\u00ed, \u017ee nov\u00fd vlastn\u00edk p\u0159ehodnocuje strukturu portfolia,\u201c dod\u00e1v\u00e1 Holec.<\/p>\n<p class=\"e_bW\">Nov\u011b uveden\u00e1 zna\u010dka Marq zast\u0159e\u0161uje glob\u00e1ln\u00ed platformu logistick\u00fdch nemovitost\u00ed spole\u010dnosti Ares, kter\u00e1 spravuje objekty o\u00a0celkov\u00e9 rozloze p\u0159esahuj\u00edc\u00ed 55\u00a0milion\u016f metr\u016f \u010dtvere\u010dn\u00edch nap\u0159\u00ed\u010d Amerikou, Evropou a\u00a0rovn\u011b\u017e Asi\u00ed a\u00a0Tichomo\u0159\u00edm.<\/p>\n<p>P\u0159\u00edle\u017eitost pro velk\u00e9 hr\u00e1\u010de<\/p>\n<p class=\"e_bW\">Hodnota logistick\u00fdch park\u016f p\u0159il\u00e1k\u00e1 podle expert\u016f zejm\u00e9na velk\u00e9 hr\u00e1\u010de. \u201eZ\u00e1jem lze o\u010dek\u00e1vat ze strany institucion\u00e1ln\u00edch investor\u016f, zejm\u00e9na realitn\u00edch fond\u016f. Logistika je z\u00e1rove\u0148 segment, kter\u00fd tradi\u010dn\u011b p\u0159itahuje i\u00a0zahrani\u010dn\u00ed kapit\u00e1l,\u201c l\u00ed\u010d\u00ed Klapalov\u00e1. Na ciz\u00ed investory s\u00e1z\u00ed Holec. \u201eRealistick\u00fdmi kupci jsou p\u0159edev\u0161\u00edm velc\u00ed panevrop\u0161t\u00ed hr\u00e1\u010di s\u00a0ambic\u00ed nav\u00fd\u0161it v\u00e1hu v\u00a0regionu st\u0159edn\u00ed a\u00a0v\u00fdchodn\u00ed Evropy\u00a0\u2013 typov\u011b P3, Prologis, <a data-dot=\"atm-link\" target=\"_blank\" href=\"https:\/\/www.seznamzpravy.cz\/tag\/blackstone-120763\" class=\"e_n\" rel=\"nofollow noopener\">Blackstone<\/a>, p\u0159\u00edpadn\u011b institucion\u00e1ln\u00ed investo\u0159i,\u201c dopl\u0148uje Holec.<\/p>\n<p class=\"e_bW\">Zm\u00edn\u011bn\u00e1 trojice logistick\u00fdch park\u016f ale nemus\u00ed b\u00fdt jedin\u00fdmi nemovitostmi, kter\u00e9 Ares bude prod\u00e1vat. Podle dvou na sob\u011b nez\u00e1visl\u00fdch zdroj\u016f mohou b\u00fdt k\u00a0m\u00e1n\u00ed i\u00a0dal\u0161\u00ed aktiva na \u010desk\u00e9m a\u00a0slovensk\u00e9m trhu.<\/p>\n<p><a data-dot=\"mol-article-card-media\" aria-hidden=\"true\" tabindex=\"-1\" href=\"https:\/\/www.seznamzpravy.cz\/clanek\/ekonomika-riti-se-na-trhy-dokonala-boure-vaznych-rizik-pribyva-302101\" class=\"e_n f_l0\" rel=\"nofollow noopener\" target=\"_blank\"><img height=\"2304\"   width=\"4096\" src=\"https:\/\/www.europesays.com\/cz\/wp-content\/uploads\/2026\/03\/1772466188_390_akcie-aplikace.jpeg\" loading=\"eager\" decoding=\"sync\" class=\"e_aa e_Z\"\/><\/a><\/p>\n<p class=\"e_bW\">Ostatn\u011b pr\u00e1v\u011b logistika a\u00a0dal\u0161\u00ed pr\u016fmyslov\u00e9 nemovitosti by m\u011bly b\u00fdt v\u00a0leto\u0161n\u00edm roce tahounem \u010desk\u00e9ho trhu s\u00a0komer\u010dn\u00edmi realitami. \u201ePopt\u00e1vka po pr\u016fmyslov\u00fdch ploch\u00e1ch by m\u011bla z\u016fstat nadpr\u016fm\u011brn\u00e1 d\u00edky siln\u00e9 pozici \u010ceska jako logistick\u00e9ho a\u00a0distribu\u010dn\u00edho centra st\u0159edn\u00ed Evropy, v\u011bt\u0161\u00ed z\u00e1jem se o\u010dek\u00e1v\u00e1 zejm\u00e9na o\u00a0men\u0161\u00ed skladov\u00e9 jednotky pro drobn\u00e9 podnikatele,\u201c odhaduje Josef Stanko, \u0159editel odd\u011blen\u00ed pr\u016fzkumu trhu ve spole\u010dnosti Colliers.<\/p>\n<p class=\"e_bW\">Skupina Ares je ov\u0161em v\u00a0sou\u010dasnosti zn\u00e1m\u00e1 ne kv\u016fli sv\u00fdm realitn\u00edm investic\u00edm, ale sv\u00fdmi fondy, kter\u00e9 se zam\u011b\u0159uj\u00ed na poskytov\u00e1n\u00ed priv\u00e1tn\u00edch p\u016fj\u010dek firm\u00e1m. Investo\u0159i se toti\u017e ob\u00e1vaj\u00ed o\u00a0kvalitu t\u011bchto \u00fav\u011br\u016f, co\u017e se projevilo i\u00a0na akci\u00edch skupiny Ares Management. Od za\u010d\u00e1tku roku se jejich hodnota sn\u00ed\u017eila o\u00a0v\u00edce ne\u017e 50\u00a0procent.
