V\u00a0jeho severn\u00ed \u010d\u00e1sti vzniknou t\u0159i reziden\u010dn\u00ed bloky s\u00a0p\u0159ibli\u017en\u011b 800\u00a0byty, kde by po dokon\u010den\u00ed mohlo \u017e\u00edt v\u00edce ne\u017e dva tis\u00edce lid\u00ed. N\u00e1klady na tuto \u010d\u00e1st projektu firma odhaduje na p\u011bt miliard korun.<\/p>\n<p class=\"e_bW\">Cel\u00fd projekt, kter\u00fd vznik\u00e1 na b\u00fdval\u00e9m \u017eelezni\u010dn\u00edm brownfieldu, se ale b\u011bhem let v\u00fdrazn\u011b prom\u011bnil, p\u0159edev\u0161\u00edm z\u00a0pohledu n\u00e1klad\u016f.<\/p>\n<p class=\"e_bW\">\u201ePamatuji si, kdy\u017e jsme na za\u010d\u00e1tku mluvili o\u00a0n\u011bjak\u00fdch 12\u00a0miliard\u00e1ch, pak o\u00a015\u00a0miliard\u00e1ch. Dnes jsme zhruba na 35\u00a0miliard\u00e1ch korun,\u201c popisuje v\u00fdkonn\u00fd \u0159editel developersk\u00e9 skupiny Sekyra Group Leo\u0161 Anderle.<\/p>\n<p>Stavebnictv\u00ed se m\u011bn\u00ed<\/p>\n<p class=\"e_bW\">V\u00fdstavba podobn\u011b velk\u00fdch projekt\u016f se v\u00a0posledn\u00edch letech odehr\u00e1v\u00e1 v\u00a0prost\u0159ed\u00ed, kter\u00e9 se prom\u011b\u0148uje rychleji ne\u017e d\u0159\u00edve. Zlom p\u0159i\u0161el u\u017e s\u00a0covidem, kdy se rozpadly dodavatelsk\u00e9 \u0159et\u011bzce. N\u00e1sledovala v\u00e1lka na Ukrajin\u011b, energetick\u00e1 krize a\u00a0s n\u00ed skokov\u00fd r\u016fst cen materi\u00e1l\u016f. Dopad je p\u0159itom vid\u011bt p\u0159\u00edmo na stavb\u00e1ch. \u201eD\u0159\u00edv jsme dok\u00e1zali blok postavit za dva roky, dnes n\u00e1m to trv\u00e1 t\u00e9m\u011b\u0159 t\u0159i,\u201c uv\u00e1d\u00ed.<\/p>\n<p class=\"e_bW\">Del\u0161\u00ed v\u00fdstavba znamen\u00e1 nejen vy\u0161\u0161\u00ed n\u00e1klady, ale i\u00a0v\u011bt\u0161\u00ed citlivost projekt\u016f na dal\u0161\u00ed v\u00fdkyvy, od cen materi\u00e1l\u016f po \u00farokov\u00e9 sazby.<\/p>\n<p class=\"e_bW\">Do u\u017e tak napjat\u00e9 situace nav\u00edc vstupuj\u00ed dal\u0161\u00ed faktory. Aktu\u00e1ln\u011b p\u0159edev\u0161\u00edm nap\u011bt\u00ed na Bl\u00edzk\u00e9m v\u00fdchod\u011b, kter\u00e9 tla\u010d\u00ed nahoru ceny energi\u00ed a\u00a0ropy, tedy kl\u00ed\u010dov\u00fdch vstup\u016f pro cel\u00e9 stavebnictv\u00ed.<\/p>\n<p>Sm\u00edchov City  v\u00a0\u010d\u00edslech:Lokalita: brownfield b\u00fdval\u00e9ho n\u00e1dra\u017e\u00ed, Praha 5Rozloha: cca 20 hektar\u016fCelkov\u00e9 n\u00e1klady: a\u017e 50 miliard K\u010d<\/p>\n<p class=\"e_bW\">Z celkov\u00fdch n\u00e1klad\u016f p\u0159ipad\u00e1 zhruba 35\u00a0miliard korun na soukrom\u00e9 investice a\u00a0t\u00e9m\u011b\u0159 15\u00a0miliard korun na ve\u0159ejnou infrastrukturu.<\/p>\n<p>Celkov\u00e1 plocha projektu: t\u00e9m\u011b\u0159 400 000 m\u00b2Kapacita: cca 12 000 lid\u00ed (bydlen\u00ed + pr\u00e1ce)<\/p>\n<p class=\"e_bW\">Celkem m\u00e1 v\u00a0r\u00e1mci projektu vzniknout zhruba 1\u00a0600\u00a0byt\u016f dopln\u011bn\u00fdch o\u00a0kancel\u00e1\u0159sk\u00e9 prostory nap\u0159\u00edklad pro \u010ceskou spo\u0159itelnu nebo \u010cEZ.<\/p>\n<p>Dokon\u010den\u00ed: kolem roku 2032<\/p>\n<p class=\"e_bW\">\u201eVid\u00edme prvn\u00ed sign\u00e1ly. Kdy\u017e se zdra\u017e\u00ed materi\u00e1l, hned to vn\u00edm\u00e1me.
