Stavebn\u00ed spo\u0159itelny v\u0161ak od hypote\u010dn\u00edch \u00fav\u011br\u016f postupn\u011b ustupuj\u00ed. Zaji\u0161t\u011bn\u00e9 p\u0159eklenovac\u00ed \u00fav\u011bry dnes z\u00a0p\u011bti stavebn\u00edch spo\u0159itelen poskytuje u\u017e jen jedin\u00e1.<\/p>\n<p class=\"e_bW\">Zm\u011bna zam\u011b\u0159en\u00ed stavebn\u00edch spo\u0159itelen prob\u011bhla relativn\u011b rychle. Je\u0161t\u011b p\u0159ed n\u011bkolika lety tvo\u0159ily zaji\u0161t\u011bn\u00e9 \u00fav\u011bry drtivou v\u011bt\u0161inu \u00fav\u011br\u016f stavebn\u00edch spo\u0159itelen. Na objemu nov\u00fdch \u00fav\u011br\u016f se hypot\u00e9ky pod\u00edlely osmdes\u00e1ti procenty. Tento pom\u011br se v\u0161ak od roku 2022\u00a0za\u010dal zmen\u0161ovat a\u00a0jednotliv\u00e9 spo\u0159itelny postupn\u011b oznamovaly ukon\u010dov\u00e1n\u00ed aktivit v\u00a0tomto segmentu. Omezen\u00ed se ov\u0161em t\u00fdk\u00e1 v\u00fdhradn\u011b p\u0159eklenovac\u00edch \u00fav\u011br\u016f. \u00dav\u011bry ze stavebn\u00edho spo\u0159en\u00ed stavebn\u00ed spo\u0159itelny omezovat nesm\u00ed, proto\u017ee na n\u011b maj\u00ed jejich klienti podle z\u00e1kona pr\u00e1vo.<\/p>\n<p class=\"e_bW\">Na prvn\u00ed pohled je tento trend podobn\u00fd situaci v\u00a0N\u011bmecku, kde tak\u00e9 kles\u00e1 pod\u00edl zaji\u0161t\u011bn\u00fdch \u00fav\u011br\u016f ve prosp\u011bch \u00fav\u011br\u016f nezaji\u0161t\u011bn\u00fdch. T\u00edm ale podobnost kon\u010d\u00ed.<\/p>\n<p class=\"e_bW\">N\u011bmeck\u00e9 stavebn\u00ed spo\u0159itelny se historicky soust\u0159edily na \u00fav\u011bry zaji\u0161t\u011bn\u00e9 nemovitost\u00ed. Krom\u011b b\u011b\u017en\u00e9 ochrany proti riziku vy\u017eadoval zaji\u0161t\u011bn\u00ed nemovitost\u00ed i\u00a0st\u00e1t, proto\u017ee stavebn\u00ed spo\u0159en\u00ed je st\u00e1tem podporovan\u00fd produkt. N\u011bmeck\u00fd z\u00e1kon o\u00a0stavebn\u00edm spo\u0159en\u00ed spo\u0159iteln\u00e1m ukl\u00e1d\u00e1 zaji\u0161\u0165ovat poskytovan\u00e9 \u00fav\u011bry hypot\u00e9kami a\u00a0stanovuje i\u00a0maxim\u00e1ln\u00ed v\u00fd\u0161i \u00fav\u011bru v\u00a0pom\u011bru k\u00a0hodnot\u011b nemovitosti (LTV). Nezaji\u0161t\u011bn\u00e9 \u00fav\u011bry mohou n\u011bmeck\u00e9 stavebn\u00ed spo\u0159itelny poskytovat pouze ve v\u00fdjime\u010dn\u00fdch p\u0159\u00edpadech a\u00a0jejich objem nesm\u00ed p\u0159ekro\u010dit stanovenou hranici. Tento limit je ale postupn\u011b navy\u0161ov\u00e1n a\u00a0dnes mohou stavebn\u00ed spo\u0159itelny poskytnout bez zaji\u0161t\u011bn\u00ed a\u017e 30\u00a0% \u00fav\u011br\u016f.<\/p>\n<p class=\"e_bW\">Postupn\u00e9 uvol\u0148ov\u00e1n\u00ed limitu pro nezaji\u0161t\u011bn\u00e9 \u00fav\u011bry bylo v\u00a0N\u011bmecku reakc\u00ed na obt\u00ed\u017enou situaci stavebn\u00edch spo\u0159itelen v\u00a0obdob\u00ed n\u00edzk\u00fdch \u00farokov\u00fdch sazeb. St\u00e1t tehdy p\u0159istoupil k\u00a0n\u011bkolika zm\u011bn\u00e1m v\u00a0z\u00e1kon\u011b s\u00a0c\u00edlem pomoci stavebn\u00edm spo\u0159iteln\u00e1m v\u00a0jejich nelehk\u00e9 situaci. Zm\u011bk\u010den\u00ed omezuj\u00edc\u00edch parametr\u016f pro nezaji\u0161t\u011bn\u00e9 \u00fav\u011bry bylo jedn\u00edm z\u00a0t\u011bchto opat\u0159en\u00ed.<\/p>\n<p><a data-dot=\"mol-article-card-media\" aria-hidden=\"true\" tabindex=\"-1\" href=\"https:\/\/www.seznamzpravy.cz\/clanek\/ekonomika-byznys-reality-hypoteka-hypoteky-v-cesku-zdrazi-o-miliardy-nesplaceni-se-trh-ale-neboji-304057\" class=\"e_n f_l0\" rel=\"nofollow noopener\" target=\"_blank\"><img fetchpriority=\"high\" height=\"1687\"   width=\"3000\" src=\"https:\/\/www.europesays.com\/cz\/wp-content\/uploads\/2026\/04\/1777555065_872_byty-bydleni-panelak.jpeg\" loading=\"eager\" decoding=\"sync\" class=\"e_aa e_Z\"\/><\/a><\/p>\n<p class=\"e_bW\">V \u010cesk\u00e9 republice je vztah mezi st\u00e1tem a\u00a0stavebn\u00edmi spo\u0159itelnami odli\u0161n\u00fd. Stavebn\u00ed spo\u0159itelny maj\u00ed podstatn\u011b v\u011bt\u0161\u00ed volnost, na druh\u00e9 stran\u011b se st\u00e1t o\u00a0jejich \u010dinnost prakticky nezaj\u00edm\u00e1. Z\u00e1sahy st\u00e1tu se omezuj\u00ed na ob\u010dasn\u00e9 sni\u017eov\u00e1n\u00ed st\u00e1tn\u00ed podpory.<\/p>\n<p class=\"e_bW\">\u010cesk\u00e9 stavebn\u00ed spo\u0159itelny opou\u0161t\u011bj\u00ed zaji\u0161t\u011bn\u00e9 \u00fav\u011bry z\u00a0odli\u0161n\u00fdch d\u016fvod\u016f. Jejich stoprocentn\u00edmi vlastn\u00edky jsou velk\u00e9 \u010desk\u00e9 banky a\u00a0stavebn\u00ed spo\u0159itelny jsou do nich velmi siln\u011b integrov\u00e1ny. \u0158adu \u00fatvar\u016f a\u00a0proces\u016f sd\u00edlej\u00ed stavebn\u00ed spo\u0159itelny se sv\u00fdmi mate\u0159sk\u00fdmi bankami. T\u00edm p\u0159irozen\u011b vznik\u00e1 ot\u00e1zka, pro\u010d m\u00e1 stejn\u00fd produkt\u00a0\u2013 nap\u0159\u00edklad hypot\u00e9ku na bydlen\u00ed\u00a0\u2013 nab\u00edzet jak banka, tak i\u00a0jej\u00ed dce\u0159in\u00e1 spole\u010dnost. To vede k\u00a0logick\u00e9 a\u00a0z obchodn\u00edho hlediska spr\u00e1vn\u00e9 my\u0161lence: jednotliv\u00e9 subjekty bankovn\u00ed skupiny si rozd\u011bl\u00ed trh tak, aby si vz\u00e1jemn\u011b nekonkurovaly. Zpravidla je v\u00fdsledek takov\u00fd, \u017ee hypote\u010dn\u00ed \u00fav\u011bry poskytuje mate\u0159sk\u00e1 banka, nezaji\u0161t\u011bn\u00e9 \u00fav\u011bry na bydlen\u00ed jsou dom\u00e9nou dce\u0159in\u00e9 stavebn\u00ed spo\u0159itelny. V\u00a0jednom p\u0159\u00edpad\u011b si banka ukousla je\u0161t\u011b v\u011bt\u0161\u00ed d\u00edl\u00a0\u2013 jej\u00ed stavebn\u00ed spo\u0159itelna p\u0159estala poskytovat ve\u0161ker\u00e9 p\u0159eklenovac\u00ed \u00fav\u011bry\u00a0\u2013 zaji\u0161t\u011bn\u00e9 i\u00a0nezaji\u0161t\u011bn\u00e9.<\/p>\n<p class=\"e_bW\">Podobn\u00e9 d\u011blen\u00ed trhu by v\u00a0n\u011bmeck\u00e9m syst\u00e9mu stavebn\u00edho spo\u0159en\u00ed nebylo mysliteln\u00e9 a\u00a0z\u00e1kon je zapov\u00edd\u00e1. \u010cesk\u00e9 stavebn\u00ed spo\u0159en\u00ed v\u0161ak jde jinou cestou. Ukon\u010den\u00ed hypot\u00e9k umo\u017en\u00ed stavebn\u00edm spo\u0159iteln\u00e1m soust\u0159edit se na nezaji\u0161t\u011bn\u00e9 \u00fav\u011bry, se kter\u00fdmi maj\u00ed velmi dobr\u00e9 zku\u0161enosti.<\/p>\n<p class=\"e_bW\">P\u0159irozen\u00fdm d\u016fsledkem bude pokles objemu nov\u00fdch \u00fav\u011br\u016f stavebn\u00edch spo\u0159itelen. Jednodu\u0161e proto, \u017ee \u010d\u00e1st \u00fav\u011brov\u00fdch obchod\u016f p\u0159ejde ze stavebn\u00edch spo\u0159itelen na jejich mate\u0159sk\u00e9 banky. Pro konsolidovan\u00fd pohled za celou bankovn\u00ed skupinu to ale nehraje \u017e\u00e1dnou roli. Celkov\u00fd \u00fav\u011brov\u00fd obchod, zahrnuj\u00edc\u00ed jak banku, tak i\u00a0jej\u00ed stavebn\u00ed spo\u0159itelnu, z\u016fstane zachov\u00e1n.<\/p>\n<p class=\"e_bW\">P\u0159esun \u010d\u00e1sti \u00fav\u011br\u016f ze stavebn\u00edch spo\u0159itelen na mate\u0159sk\u00e9 banky bude pozitivn\u00ed i\u00a0z jin\u00e9ho d\u016fvodu. V\u011bt\u0161ina stavebn\u00edch spo\u0159itelen m\u00e1 v\u00a0bilanci v\u00edce \u00fav\u011br\u016f ne\u017e depozit. Objem poskytnut\u00fdch \u00fav\u011br\u016f p\u0159evy\u0161uje objem shrom\u00e1\u017ed\u011bn\u00fdch vklad\u016f v\u00a0pr\u016fm\u011bru o\u00a0t\u0159icet procent. Chyb\u011bj\u00edc\u00ed zdroje poskytuj\u00ed stavebn\u00edm spo\u0159iteln\u00e1m mate\u0159sk\u00e9 banky.
