Banka si detailn\u011b v\u0161\u00edm\u00e1 i\u00a0toho, jak doty\u010dn\u00fd se sv\u00fdmi financemi zach\u00e1z\u00ed. Mezi z\u00e1sadn\u00ed varovn\u00e9 sign\u00e1ly, kv\u016fli kter\u00fdm banka hypot\u00e9ku mnohdy neschv\u00e1l\u00ed, pat\u0159\u00ed nap\u0159\u00edklad nedisciplinovan\u00e9 spl\u00e1cen\u00ed p\u0159edchoz\u00edch dluh\u016f nebo \u010dast\u00e9 vyu\u017e\u00edv\u00e1n\u00ed kontokorentu. Banky, stavebn\u00ed spo\u0159itelny, \u00fav\u011brov\u00e9 a\u00a0leasingov\u00e9 spole\u010dnosti, ale i\u00a0n\u011bkte\u0159\u00ed dal\u0161\u00ed poskytovatel\u00e9 slu\u017eeb jako nap\u0159\u00edklad mobiln\u00ed oper\u00e1to\u0159i spolu sd\u00edlej\u00ed informace prost\u0159ednictv\u00edm \u00fav\u011brov\u00fdch registr\u016f. Ty obsahuj\u00ed z\u00e1znamy o\u00a0z\u00e1vazc\u00edch klient\u016f a\u00a0jejich platebn\u00ed mor\u00e1lce. Z\u00e1znam v\u00a0registru vznik\u00e1 nap\u0159\u00edklad tehdy, kdy\u017e m\u00e1 \u010dlov\u011bk p\u016fj\u010dku, \u00fav\u011br, hypot\u00e9ku, leasing nebo vyu\u017e\u00edv\u00e1 spl\u00e1tkov\u00e9 financov\u00e1n\u00ed. Kdo sv\u00e9 z\u00e1vazky spl\u00e1c\u00ed v\u010das a\u00a0nen\u00ed p\u0159edlu\u017een\u00fd, nemus\u00ed se t\u011bchto z\u00e1znam\u016f p\u0159i \u017e\u00e1dosti o\u00a0hypot\u00e9ku ob\u00e1vat\u00a0\u2013 naopak to m\u016f\u017ee potvrdit spl\u00e1tkovou discipl\u00ednu. Probl\u00e9m, a\u00a0to \u010dasto z\u00e1sadn\u00ed, naopak nast\u00e1v\u00e1 ve chv\u00edli, kdy registry ukazuj\u00ed opo\u017ed\u011bn\u00e9 spl\u00e1cen\u00ed, neuhrazen\u00e9 z\u00e1vazky nebo p\u0159\u00edli\u0161 vysok\u00e9 zadlu\u017een\u00ed.<\/p>\n<p class=\"e_bW\">Pokud maj\u00ed \u017eadatel\u00e9 o\u00a0hypot\u00e9ku v\u00a0minulosti \u0161patn\u011b spl\u00e1cen\u00fd \u00fav\u011br, tak je pot\u0159eba tuto skute\u010dnost zn\u00e1t p\u0159edem a\u00a0zv\u00e1\u017eit, zda m\u00e1 pod\u00e1n\u00ed \u017e\u00e1dosti smysl, p\u0159\u00edpadn\u011b jakou banku zvolit. Z\u00e1sadn\u00ed p\u0159ek\u00e1\u017ekou m\u016f\u017ee b\u00fdt, pokud se p\u0159i proch\u00e1zen\u00ed v\u00fdpisu z\u00a0\u00fa\u010dtu objev\u00ed nap\u0159\u00edklad \u010dast\u00e9 p\u0159evody do online hazardu nebo s\u00e1zkov\u00fdch kancel\u00e1\u0159\u00ed. Hazard pat\u0159\u00ed mezi sign\u00e1ly, kter\u00e9 banky p\u0159i hodnocen\u00ed finan\u010dn\u00edho chov\u00e1n\u00ed klienta nevn\u00edmaj\u00ed p\u0159\u00edzniv\u011b.<\/p>\n<p class=\"e_bW\">Stejn\u011b tak nemus\u00ed bank\u00e9\u0159i projevit velk\u00fd smysl pro humor, kdy\u017e u\u00a0p\u0159\u00edchoz\u00edch \u010di odchoz\u00edch plateb uvid\u00ed nevhodn\u00e9 pozn\u00e1mky. Dal\u0161\u00ed komplikac\u00ed m\u016f\u017ee b\u00fdt i\u00a0pau\u0161\u00e1ln\u00ed re\u017eim zdan\u011bn\u00ed (pau\u0161\u00e1ln\u00ed da\u0148). Klient m\u016f\u017ee m\u00edt re\u00e1ln\u011b dostatek pen\u011bz, ale banka mu uzn\u00e1 v\u00fdrazn\u011b ni\u017e\u0161\u00ed p\u0159\u00edjem, ne\u017e o\u010dek\u00e1v\u00e1. Komplikac\u00ed u\u00a0zam\u011bstnanc\u016f b\u00fdv\u00e1 tak\u00e9 \u017e\u00e1dost podan\u00e1 ve zku\u0161ebn\u00ed dob\u011b, ve v\u00fdpov\u011bdn\u00ed lh\u016ft\u011b nebo p\u0159i pracovn\u00ed smlouv\u011b na dobu ur\u010ditou bez jasn\u011b dolo\u017een\u00e9ho pokra\u010dov\u00e1n\u00ed.<\/p>\n<p class=\"e_bW\">Rozhodn\u011b je tedy spr\u00e1vnou variantou \u017e\u00e1dost pod\u00e1vat a\u017e ve chv\u00edli, kdy m\u00e1 \u010dlov\u011bk jistotu, \u017ee budou p\u0159\u00edjmy v\u00a0o\u010d\u00edch banky vyhovovat. J\u00edt do banky \u201ezkusit\u201c, zda to s\u00a0hypot\u00e9kou n\u00e1hodou nevyjde, nen\u00ed dobr\u00fd n\u00e1pad. Stejn\u011b jako podat ofici\u00e1ln\u011b \u017e\u00e1dost ve v\u00edce bank\u00e1ch nar\u00e1z a\u00a0myslet, \u017ee si pak vyberete nejlep\u0161\u00ed nab\u00eddku.<\/p>\n<p class=\"e_bW\">Zam\u00edtnut\u00e1 \u017e\u00e1dost o\u00a0hypot\u00e9ku nebo v\u00edce sou\u010dasn\u011b podan\u00fdch \u017e\u00e1dost\u00ed v\u00a0r\u016fzn\u00fdch bank\u00e1ch klientovi nepom\u00e1haj\u00ed. V\u017edy vyvolaj\u00ed dal\u0161\u00ed ot\u00e1zky a\u00a0cel\u00e9 schvalov\u00e1n\u00ed zkomplikuj\u00ed. Mnohem lep\u0161\u00ed je nejd\u0159\u00edve v\u0161e probrat s\u00a0hypote\u010dn\u00edm poradcem a\u00a0pot\u00e9 oslovit banku na jistotu. Hypot\u00e9ka nen\u00ed jednoduch\u00fd produkt a\u00a0ned\u00e1v\u00e1 smysl to zkou\u0161et naslepo. Banka si u\u00a0nemovitosti, kterou m\u00e1 financovat, provede vlastn\u00ed odhad a\u00a0v\u00fd\u0161e poskytnut\u00fdch pen\u011bz vych\u00e1z\u00ed pr\u00e1v\u011b z\u00a0t\u00e9to hodnoty. Ta p\u0159itom m\u016f\u017ee b\u00fdt n\u011bkdy podstatn\u011b ni\u017e\u0161\u00ed ne\u017e kupn\u00ed cena. Klienti se pak mohou dostat do situace, kdy mus\u00ed s\u00e1hnout hloub\u011bji do vlastn\u00edch \u00faspor nebo sh\u00e1n\u011bt jin\u00e9 financov\u00e1n\u00ed, proto\u017ee je jim banka ochotn\u00e1 p\u016fj\u010dit m\u00e9n\u011b, ne\u017e \u010dekali.<\/p>\n<p class=\"e_bW\">Banky mus\u00ed dodr\u017eovat limity LTV, tedy pom\u011br mezi v\u00fd\u0161\u00ed \u00fav\u011bru a\u00a0hodnotou zastaven\u00e9 nemovitosti. U\u00a0hypot\u00e9k na vlastn\u00ed bydlen\u00ed dnes banky p\u016fj\u010duj\u00ed zpravidla nejv\u00fd\u0161e 80\u00a0% t\u00e9to hodnoty, u\u00a0\u017eadatel\u016f mlad\u0161\u00edch 36\u00a0let po\u0159izuj\u00edc\u00edch vlastn\u00ed bydlen\u00ed a\u017e 90\u00a0%. Od 1.\u00a0dubna 2026\u00a0ale plat\u00ed p\u0159\u00edsn\u011bj\u0161\u00ed doporu\u010den\u00ed \u010cNB pro p\u0159\u00edpady, kdy klient kupuje investi\u010dn\u00ed nemovitost ur\u010denou k\u00a0pron\u00e1jmu nebo po\u0159izuje u\u017e t\u0159et\u00ed a\u00a0dal\u0161\u00ed obytnou nemovitost. Tehdy maj\u00ed banky uplat\u0148ovat limit LTV 70\u00a0%. Vedle vy\u0161\u0161\u00ed pot\u0159eby vlastn\u00edch zdroj\u016f se u\u00a0t\u011bchto \u017e\u00e1dost\u00ed p\u0159\u00edsn\u011bji sleduje tak\u00e9 celkov\u00e9 zadlu\u017een\u00ed klienta v\u016f\u010di jeho p\u0159\u00edjm\u016fm.<\/p>\n<p class=\"e_bW\">\u017d\u00e1dost m\u016f\u017ee zkomplikovat tak\u00e9 pr\u00e1vn\u00ed stav kupovan\u00e9 nemovitosti. Banka pot\u0159ebuje m\u00edt jistotu, \u017ee nemovitost bude vhodnou z\u00e1stavou, a\u00a0proto sleduje i\u00a0z\u00e1pisy v\u00a0katastru. Probl\u00e9mem jsou nap\u0159\u00edklad v\u011bcn\u00e1 b\u0159emena, z\u00e1stavn\u00ed pr\u00e1va, exekuce, p\u0159edkupn\u00ed pr\u00e1va nebo jin\u00e9 pr\u00e1vn\u00ed vady. N\u011bkter\u00e9 p\u0159ek\u00e1\u017eky lze vy\u0159e\u0161it, jin\u00e9 ale mohou schv\u00e1len\u00ed \u00fav\u011bru v\u00fdrazn\u011b zdr\u017eet nebo znemo\u017enit.<\/p>\n<p class=\"e_bW\">Mnoho komplikac\u00ed u\u00a0hypot\u00e9ky nevznik\u00e1 proto, \u017ee by \u017eadatel na \u00fav\u011br v\u016fbec nem\u011bl \u0161anci dos\u00e1hnout, ale proto, \u017ee \u017e\u00e1dost pod\u00e1 ve \u0161patnou chv\u00edli, \u0161patn\u011b p\u0159ipravenou nebo do nevhodn\u00e9 banky.
