UDI Group po jeden\u00e1cti letech povolov\u00e1n\u00ed spou\u0161t\u00ed projekt SIDE Sm\u00edchov Living, d\u0159\u00edve zn\u00e1m\u00fd jako Vltava Meadows. Na brownfieldu mezi Strakonickou a N\u00e1dra\u017en\u00ed vyroste p\u0159ibli\u017en\u011b 1200 byt\u016f s obchody, slu\u017ebami a zelen\u00ed. Prvn\u00ed etapa m\u00e1 b\u00fdt hotov\u00e1 na p\u0159elomu let 2028 a 2029.<\/p>\n<p>Sm\u00edchov znovu potvrzuje, \u017ee pat\u0159\u00ed k nej\u017ehav\u011bj\u0161\u00edm adres\u00e1m pra\u017esk\u00e9ho developmentu. Po letech p\u0159\u00edprav se do dal\u0161\u00ed f\u00e1ze posouv\u00e1 jeden z velk\u00fdch projekt\u016f v ji\u017en\u00ed \u010d\u00e1sti \u010dtvrti. Skupina UDI Group z\u00edskala stavebn\u00ed povolen\u00ed pro budovu B sv\u00e9ho projektu SIDE Sm\u00edchov Living a m\u016f\u017ee za\u010d\u00edt s v\u00fdstavbou i prodejem prvn\u00edch byt\u016f.<\/p>\n<p>Projekt m\u00e1 vzniknout na b\u00fdval\u00e9m brownfieldu mezi ulicemi Strakonick\u00e1 a N\u00e1dra\u017en\u00ed. Tedy v \u00fazem\u00ed, kter\u00e9 bylo dlouho sp\u00ed\u0161 dopravn\u00ed a industri\u00e1ln\u00ed periferi\u00ed \u0161ir\u0161\u00edho centra, ale dnes se m\u011bn\u00ed v jednu z nejrychleji rostouc\u00edch \u010d\u00e1st\u00ed Prahy.\u00a0UDI Group pl\u00e1nuje postavit p\u0159ibli\u017en\u011b 1200 byt\u016f. Doplnit je maj\u00ed obchody, slu\u017eby, komunitn\u00ed prostory a zele\u0148. Celkov\u00e1 investice se m\u00e1 p\u0159ibl\u00ed\u017eit \u0161esti miliard\u00e1m korun. Projekt je rozd\u011blen\u00fd do t\u0159\u00ed etap, prvn\u00ed z nich m\u00e1 b\u00fdt hotov\u00e1 na p\u0159elomu let 2028 a 2029.<\/p>\n<p><a href=\"https:\/\/www.europesays.com\/cz\/wp-content\/uploads\/2026\/05\/SIDE-E03-kopie.jpg\"><img decoding=\"async\" loading=\"lazy\" src=\"https:\/\/www.europesays.com\/cz\/wp-content\/uploads\/2026\/05\/SIDE-E03-kopie.jpg\"\/><\/a><\/p>\n<p>Projekt Udi Group na Sm\u00edchov\u011b UDI Group, u\u017eito se svolen\u00edm<\/p>\n<p>\u201eProjekt pova\u017eujeme dlouhodob\u011b za jeden z nejd\u016fle\u017eit\u011bj\u0161\u00edch v na\u0161em \u010desk\u00e9m portfoliu. Po n\u00e1ro\u010dn\u00e9m jeden\u00e1ctilet\u00e9m povolovac\u00edm procesu se nyn\u00ed dost\u00e1v\u00e1me do f\u00e1ze samotn\u00e9 v\u00fdstavby byt\u016f a jejich prodeje,\u201c \u0159\u00edk\u00e1 Tom\u00e1\u0161 Kalu\u0161, \u0159editel UDI Group pro \u010ceskou republiku.<\/p>\n<p>Jeden\u00e1ct let povolov\u00e1n\u00ed p\u0159itom dob\u0159e ukazuje realitu velk\u00fdch pra\u017esk\u00fdch brownfield\u016f. Na pap\u00ed\u0159e \u010dasto vypadaj\u00ed jako logick\u00e1 m\u00edsta pro novou v\u00fdstavbu, proto\u017ee le\u017e\u00ed bl\u00edzko centra, maj\u00ed dopravn\u00ed napojen\u00ed a nahradit maj\u00ed \u00fazem\u00ed, kter\u00e1 m\u011bsto dlouho vyu\u017e\u00edvalo jen nap\u016fl. V praxi ale jejich p\u0159\u00edprava trv\u00e1 roky a \u010dasto i d\u00e9le ne\u017e dek\u00e1du.<\/p>\n<p>Sm\u00edchov jako nov\u00e1 realitn\u00ed mapa Prahy<\/p>\n<p>SIDE Sm\u00edchov Living ale nen\u00ed osamocen\u00fd projekt. Je sou\u010d\u00e1st\u00ed mnohem \u0161ir\u0161\u00ed prom\u011bny Sm\u00edchova, kter\u00fd se b\u011bhem p\u0159\u00ed\u0161t\u00edch let m\u016f\u017ee st\u00e1t jednou z nejv\u00fdrazn\u011bj\u0161\u00edch nov\u00fdch m\u011bstsk\u00fdch \u010dtvrt\u00ed v Praze.\u00a0Nejde p\u0159itom jen o pen\u00edze developer\u016f. Sm\u00edchov dnes stoj\u00ed na vz\u00e1cn\u00e9m soub\u011bhu soukrom\u00fdch a ve\u0159ejn\u00fdch investic. Spr\u00e1va \u017eeleznic p\u0159estavuje sm\u00edchovsk\u00e9 n\u00e1dra\u017e\u00ed, p\u0159i\u010dem\u017e celkov\u00e9 investi\u010dn\u00ed n\u00e1klady dosahuj\u00ed zhruba 5,1 miliardy korun a dokon\u010den\u00ed stavby je pl\u00e1nov\u00e1no na konec roku 2028. Sou\u010d\u00e1st\u00ed prom\u011bny jsou nov\u00e1 n\u00e1stupi\u0161t\u011b, koleji\u0161t\u011b, podchody i l\u00e1vka p\u0159es koleje.<\/p>\n<p>Na \u017eelezni\u010dn\u00ed projekt m\u00e1 nav\u00e1zat Termin\u00e1l Sm\u00edchov, kter\u00fd m\u00e1 nad n\u00e1dra\u017e\u00edm propojit vlaky, metro, tramvaje, m\u011bstsk\u00e9 i p\u0159\u00edm\u011bstsk\u00e9 autobusy, parkovi\u0161t\u011b P+R a z\u00e1zem\u00ed pro kola. Podle IPR Praha se po\u010d\u00edt\u00e1 s kapacitou a\u017e 1000 parkovac\u00edch m\u00edst P+R a a\u017e 1000 m\u00edst pro kola. Cena projektu se v ofici\u00e1ln\u00edch podkladech pohybuje kolem 7,5 miliardy korun.<\/p>\n<p>Dal\u0161\u00ed viditelnou ve\u0159ejnou investic\u00ed je Dvoreck\u00fd most, kter\u00fd nov\u011b propojuje Sm\u00edchov s Podol\u00edm. Praha jej otev\u0159ela v dubnu 2026 a slou\u017e\u00ed tramvaj\u00edm, autobus\u016fm, p\u011b\u0161\u00edm, cyklist\u016fm i slo\u017ek\u00e1m integrovan\u00e9ho z\u00e1chrann\u00e9ho syst\u00e9mu.\u00a0<\/p>\n<p>Pr\u00e1v\u011b tyto stavby m\u011bn\u00ed ekonomiku cel\u00e9 lokality. Sm\u00edchov u\u017e nen\u00ed jen brownfield, na kter\u00e9m se stav\u00ed nov\u00e9 byty. St\u00e1v\u00e1 se z n\u011bj dopravn\u00ed uzel s p\u0159\u00edm\u00fdm napojen\u00edm na centrum, region\u00e1ln\u00ed dopravu i druh\u00fd b\u0159eh Vltavy.\u00a0Nejv\u011bt\u0161\u00ed pozornost v \u00fazem\u00ed dlouhodob\u011b pout\u00e1 Sm\u00edchov City od Sekyra Group, kter\u00fd m\u011bn\u00ed rozs\u00e1hl\u00e9 plochy kolem n\u00e1dra\u017e\u00ed. Dal\u0161\u00ed v\u00fdraznou stavbou je Lihovar od Trigemy. V ji\u017en\u00ed \u010d\u00e1sti Sm\u00edchova p\u0159ipravuje vlastn\u00ed projekt tak\u00e9 J&amp;T Real Estate.
