Spanish-headquartered lighting group Luxiona has signed a lease for 430 sqm of Class A office space at Greenwings Offices in Warsaw. The new premises will accommodate the company’s Polish headquarters and a dedicated showroom for its commercial lighting solutions. The tenant was advised by AXI IMMO.

Warsaw Włochy selected for accessibility and speed of fit-out
The new office is located at 48 Komitetu Obrony Robotników Street in Warsaw’s Włochy district, near Chopin Airport and key exit routes from the city. According to the tenant, the ability to launch operations quickly and adapt the space to showroom requirements was decisive.
“Speed of operational launch was a key criterion when choosing our new location. The landlord demonstrated great flexibility and a partnership-oriented approach, which allowed the preparation and handover process to be completed efficiently and in line with our expectations. An important factor was also the ability to technically adapt the office in a short time to suit the requirements of our lighting solutions showroom.” the company said.
From the advisory side, operational needs and connectivity shaped the search criteria.
– Based on an analysis of the company’s operational needs and the way it functions, we established that the optimal direction for the search would be office buildings located in the Warsaw Włochy district, due to the proximity of Chopin Airport, convenient transport accessibility, and easy access to major exit routes from the city. Building specifications and parking availability
The landlord highlights that technical standards and parking capacity were key in final negotiations.
– The client clearly defined its needs from the outset, which enabled us to run the entire process smoothly. A crucial factor in the selection was the availability of parking spaces for showroom customers, which we were able to provide within the scheme. Greenwings Offices is a seven-storey Class A building offering more than 10,850 sqm of leasable space and 270 underground parking spaces. The project was designed by JEMS Architekci, with CFE Polska as general contractor. The developer was OKRE Development. The property holds a BREEAM “Very Good” certification.
Long-standing European presence
Luxiona is headquartered in Barcelona and operates across several European markets, including Poland, Germany, France and Italy. The group has been active for more than 90 years, delivering lighting systems for commercial, industrial and architectural applications.
In Poland, the company runs a commercial office in Ożarów Mazowiecki and operates a production facility in Jacentów near Ostrowiec Świętokrzyski.
