Sustainability ambitions are high; experimentation and innovation are embraced. Guided by our aim to create adaptive urban quarters that draw on the existing opportunities of the area, we designed De Teunis.<\/p>\n<p><a href=\"https:\/\/www.e-architect.com\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p2.webp\" target=\"_blank\" rel=\"nofollow noopener\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/dk\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p2-340x400.webp\" alt=\"De Teunis in Buiksloterham, Amsterdam building\" width=\"340\" height=\"400\" class=\"alignnone size-large wp-image-920260\"  \/><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/dk\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p2-340x400.webp\" alt=\"De Teunis in Buiksloterham, Amsterdam building\" width=\"340\" height=\"400\" class=\"lazyload alignnone size-large wp-image-920260\"  data-\/><\/a><\/p>\n<p>Transforming the city<\/p>\n<p>De Teunis brings together a highly mixed programme on a compact footprint: a neighbourhood caf\u00e9, industrial production spaces, workspaces, social and mid-range housing and offices. The plot sits close to the larger Cityplot Buiksloterham, one of the locations where our Cityplot concept unfolds. We explored how, on this smaller site along the Papaverweg, we could create a compact, flexible built environment composed of small-scale, mixed-use blocks.<\/p>\n<p><a href=\"https:\/\/www.e-architect.com\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p3.webp\" target=\"_blank\" rel=\"nofollow noopener\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/dk\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p3-320x400.webp\" alt=\"De Teunis in Buiksloterham, Amsterdam building\" width=\"320\" height=\"400\" class=\"alignnone size-large wp-image-920261\"  \/><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/dk\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p3-320x400.webp\" alt=\"De Teunis in Buiksloterham, Amsterdam building\" width=\"320\" height=\"400\" class=\"lazyload alignnone size-large wp-image-920261\"  data-\/><\/a><\/p>\n<p>The architectural core element is the \u2018Outline\u2019: a six-metre-high concrete load-bearing structure that traces the contours of the entire plot and organises all the different volumes and functions. Beneath the structure, a freely adaptable world emerges \u2014 where inside and outside blend, and people can enjoy the sun and the water.<\/p>\n<p><a href=\"https:\/\/www.e-architect.com\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p4.webp\" target=\"_blank\" rel=\"nofollow noopener\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/dk\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p4-520x400.webp\" alt=\"De Teunis in Buiksloterham, Amsterdam building\" width=\"520\" height=\"400\" class=\"alignnone size-large wp-image-920262\"  \/><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/dk\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p4-520x400.webp\" alt=\"De Teunis in Buiksloterham, Amsterdam building\" width=\"520\" height=\"400\" class=\"lazyload alignnone size-large wp-image-920262\"  data-\/><\/a><\/p>\n<p>The Outline defines the building\u2019s clear identity and its human scale, as well as its position within the urban fabric. Resting atop the structure are three independent volumes arranged in a highly dense composition (FSI 3.5): a residential block, an office block and a hybrid typology. Each volume is strategically oriented and responds to its urban surroundings.<\/p>\n<p><a href=\"https:\/\/www.e-architect.com\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p6.webp\" target=\"_blank\" rel=\"nofollow noopener\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/dk\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p6-400x400.webp\" alt=\"De Teunis in Buiksloterham, Amsterdam building\" width=\"400\" height=\"400\" class=\"alignnone size-large wp-image-920264\"  \/><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.europesays.com\/dk\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-building-design-s170626-p6-400x400.webp\" alt=\"De Teunis in Buiksloterham, Amsterdam building\" width=\"400\" height=\"400\" class=\"lazyload alignnone size-large wp-image-920264\"  data-\/><\/a><\/p>\n<p>Sustainable and experimental<\/p>\n<p>De Teunis is designed to give tangible form to the ambitions of the \u2018Circular Buiksloterham\u2019 manifesto, on which Studioninedots collaborated with DELVA and Metabolic. The project closely aligns with our belief that architectural and physical interventions can reduce reliance on mechanical systems. The warm wooden finish of the exterior spaces is protected by canopies. The window frames and curtain wall construction inside are made with certified FSC wood. A roof terrace between the office and residential buildings serves as a green buffer above the northern plinth and is visible from Papaverweg.<\/p>\n<p><a href=\"https:\/\/www.e-architect.com\/wp-content\/uploads\/2026\/06\/de-teunis-buiksloterham-amsterdam-noord-plan-layout.webp\" target=\"_blank\" rel=\"nofollow noopener\"><img loading=\"lazy\" designated sections \u2014 filtering daylight, creating pleasant workspaces, softening interior lighting, and ensuring a constantly living, gentle facade expression.<\/p>\n<p><a
