The company plans to invest nearly \u20ac17 million in 140 new homes in low-rise apartment buildings.<\/p>\n<p>The second stage is planned as three four-storey apartment buildings. Once completed, the wider residential quarter will have 209 homes in total.<\/p>\n<p>CITUS S\u00e3va is being developed in the economic-class housing segment, a term commonly used in Lithuania for more affordable new-build housing. However, Citus says the project will include technical and amenity features more often associated with higher-tier developments.<\/p>\n<p>One such feature is a set of 12 enclosed shared community spaces planned on the minus-first floor, or basement level. According to the company, these will include children\u2019s playrooms, work areas and sports zones.<\/p>\n<p>\u201cEconomic class does not mean that people have to give up comfort. By installing children\u2019s playrooms, work or sports areas under one roof, we want to change the attitude towards this segment,\u201d Citus director \u0160ar\u016bnas Tarutis said.<\/p>\n<p>Tarutis said it is becoming increasingly difficult in Vilnius to find rationally planned living space at an accessible price. In outer districts, he said, residents increasingly expect a \u201cmicro-city\u201d model in which services and leisure options are integrated into the residential quarter itself.<\/p>\n<p>Bajorai is located in northern Vilnius, near several important transport routes. The nearby Western Bypass and Ukmerg\u0117s Street connect the area with the city centre, while Mykolo Lietuvio Street provides access towards Santari\u0161k\u0117s and the Mol\u0117tai highway.<\/p>\n<p>For home buyers, this part of the city competes not only on price but also on access to services, daily infrastructure and leisure options without travelling into central Vilnius. The project is aimed at buyers looking for lower-density housing compared with more central parts of the city.<\/p>\n<p>Citus analysts estimate that, because of changes in local infrastructure, property values in the project could rise by up to 43.4 percent over seven years. The company forecasts rental yields in the range of 5.7 to 6.1 percent.<\/p>\n<p>These figures are the developer\u2019s own forecasts and should be read together with broader Vilnius housing market conditions, borrowing costs and the price of each individual home.<\/p>\n<p>Construction of the second stage is planned to begin in late 2026 and to be completed in mid-2028.
