NEW BERLIN \u2014 A proposal for a 21-lot residential subdivision known as Five Fields at Coffee Road will be reviewed by the New Berlin Plan Commission on March 2.<\/p>\n

The proposed development would be located at the southeast corner of Calhoun Road and Coffee Road.<\/p>\n

The meeting documents said the conceptual plan was designed to respect surrounding land uses and New Berlin\u2019s established development transitions. The area serves as a natural boundary where smaller subdivision lots transition into larger, more rural residential parcels.<\/p>\n

The developers, in the documents, said the proposed subdivision offers a lower-density development, generous building envelopes, and expanded open space. The design also emphasizes preservation of existing wetlands and mature trees, aiming to maintain the site\u2019s rural character while supporting longterm environmental protection.<\/p>\n

In addition to subdivision approval, the applicant is requesting a variance related to roadway continuation requirements. The developer is requesting approval to allow West Hansen Drive to remain a permanent dead-end rather than extending the roadway west through the property.<\/p>\n

According to the documents, several factors complicate roadway extension.<\/p>\n

The parcel does not contain enough land area to accommodate the required 60- or 66-foot public right-of-way. Existing alignments do not properly match the western parcel boundary, leaving insufficient width for a compliant extension without shifting the roadway beyond land controlled by the applicant.<\/p>\n

There is a 10-foot drop in elevation from the current end of West Hansen Drive to the subject property. Extending the road would require major grading, construction of retaining or landscape walls, and substantial structural intervention.<\/p>\n

An estimated 6 to 8 acres of tributary drainage currently flow toward the existing terminus of West Hansen Drive. Extending the roadway could redirect stormwater flows into the subdivision, requiring additional infrastructure and potentially affecting overall site drainage performance. New Berlin Mayor Dave Ament requests the development include a pedestrian access easement allowing foot traffic connection from West Hansen Drive through the subject property, the document said.<\/p>\n
