{"id":101234,"date":"2026-02-05T06:26:10","date_gmt":"2026-02-05T06:26:10","guid":{"rendered":"https:\/\/www.europesays.com\/ee\/101234\/"},"modified":"2026-02-05T06:26:10","modified_gmt":"2026-02-05T06:26:10","slug":"2025-aasta-12-kuu-ja-iv-kvartali-konsolideeritud","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ee\/101234\/","title":{"rendered":"2025. aasta 12 kuu ja IV kvartali konsolideeritud"},"content":{"rendered":"<p align=\"justify\">JUHTKONNA KOMMENTAAR<\/p>\n<p align=\"justify\">Merko Ehituse 2025. aasta neljanda kvartali m\u00fc\u00fcgitulu oli 69 miljonit eurot ja puhaskasum 3,2 miljonit eurot, kogu aasta m\u00fc\u00fcgitulu oli 311 miljonit eurot ja puhaskasum 39,9 miljonit eurot. Koosk\u00f5lastatult n\u00f5ukoguga teeb Merko Ehituse juhatus ettepaneku maksta dividendiks 1,25 eurot aktsia kohta.<\/p>\n<p align=\"justify\">Merko Ehituse juhtkonna s\u00f5nul olid 2024. aastal tulemused silmatorkavalt head nii k\u00e4ibe kui kasumi osas, kuna l\u00f5pule j\u00f5udsid m\u00f5ni aasta tagasi turbulentsetes turutingimustes s\u00f5lmitud lepingud ning valmisid erinevad mastaapsed objektid. 2025. aastal naasti tavap\u00e4rasemate mahtude ning k\u00e4ibestruktuuri juurde, kus kinnisvaraarenduse osakaal tulemustes on kasvanud. Kontserni finantspositsioon on endiselt tugev ja netov\u00f5lg negatiivne.<\/p>\n<p align=\"justify\">2025. aastal l\u00f5petas Merko kahe ajaloo suurima objekti ehituse: Arteri kvartal Tallinnas ning Pabrad\u0117 kaitselinnak Leedus. Tasapisi paranenud tarbijakindlus ja mitmendat kvartalit j\u00e4rjest kirja saadud majanduskasv peegelduvad eesk\u00e4tt kinnisvaraturul kasvavas n\u00f5udluses. Ehitusteenuste eratellijad on \u00e4raootaval positsioonil ning hangetes on eesk\u00e4tt avaliku sektori poolt tellitavad mahukad kaitserajatised. Kuna turg on \u00e4\u00e4rmiselt kontsentreeritud, siis on ka konkurents hangetel tugev ja marginaalid \u00e4\u00e4rmiselt madalateks lihvitud. <\/p>\n<p align=\"justify\">2025. aastal s\u00f5lmisid kontserni ettev\u00f5tted uusi ehituslepinguid 363 miljoni euro v\u00e4\u00e4rtuses, millest suurimad olid Rail Baltica \u00dclemiste reisiterminali ja Tallinn-P\u00e4rnu p\u00f5hitrassi, P\u00e4rnus hotelli ja s\u00fcndmuskeskuse, Tallinnas Viktor Masingu nimelise b\u00fcroohoone ning L\u00e4tis Augstkalni tuulepargi vundamentide rajamise lepingud. Ehitusteenuste tellijatele teostamata t\u00f6\u00f6de j\u00e4\u00e4k oli 2025. aasta l\u00f5pu seisuga 467 miljonit eurot. 2025. aastal s\u00f5lmiti uusi ehituslepinguid veidi rohkemas mahus kui 2024. aastal. Merko Leedu kolleegide pikaajalise ja p\u00f5hjaliku ettevalmistust\u00f6\u00f6 tulemusel s\u00f5lmiti 2026. aasta esimestel p\u00e4evadel Merko suurimad lepingud R\u016bdninkai kaitselinnaku kahe etapi rajamiseks, mis on t\u00e4naseks t\u00f5stnud v\u00e4listele tellijatele l\u00f5petamata t\u00f6\u00f6de portfelli ajalooliselt k\u00f5rgeimale tasemele ehk \u00fcle 800 miljoni euro.<\/p>\n<p align=\"justify\">2025. aasta tulemustesse panustasid tugevalt ka Connecto kaubam\u00e4rgi all tegutsevad ettev\u00f5tted, kus Merko omab osalust finantsinvesteeringuna. Connecto t\u00f6\u00f6mahud on viimasel paaril aastal olnud k\u00f5rged, ent tuleviku v\u00e4ljavaade on m\u00e4rksa tagasihoidlikum tulenevalt paljude mastaapsete projektide valmimisest 2025. aastal ning j\u00e4rk-j\u00e4rgult v\u00e4henevatest investeeringutest energiataristusse.<\/p>\n<p align=\"justify\">Elukondliku kinnisvara turg on v\u00f5tnud suuna \u00fcles k\u00f5igil Merko koduturgudel. V\u00f5rreldes 2024. aastaga anti 2025. aastal ostjatele \u00fcle rohkem kortereid, s\u00f5lmiti ehituses olevates arendusalades oluliselt rohkem eellepinguid ning k\u00e4ivitati \u00fcle kolme korra rohkemate korterite ehitus, nendest l\u00f5viosa aktiivseima turuga Vilniuses. 2025. aastal andis Merko Eestis, L\u00e4tis ja Leedus ostjatele \u00fcle 358 korterit ja 3 \u00e4ripinda ning alustas 894 korteri ja 21 \u00e4ripinna ehitust, millest on eellepingutega kaetud 26%. Suuremad t\u00f6\u00f6s olevad arendusprojektid olid 2025. aastal Uus-Veerenni, Noblessner ja Lahekalda Tallinnas, \u00d5ielehe J\u00fcri alevikus ning Erminurme ja Leedri Tartus; Lucavsala, Arena Garden Towers ja\u00a0 Me\u017epils\u0113ta Riias ning Vilnel\u0117s Skverai ja \u0160nipi\u0161ki\u0173 Urban Vilniuses.<\/p>\n<p align=\"justify\">2025. aasta neljandas kvartalis olid suuremad ehituses olevad objektid Huvikeskus Kullo ja b\u00fcroohoone City Plaza 2 Tallinnas, Riigikaitsemaja Tartus ning hotell ja s\u00fcndmuskeskus P\u00e4rnus, Rail Baltica \u00dclemiste reisiterminal ning Rail Baltica p\u00f5hitrassi Tallinn-P\u00e4rnu l\u00f5ik ja neljas etapp Harjumaal. Leedus olid suuremad ehitusobjektid tuuleparkide taristurajatised Pag\u0117giai, Tel\u0161iai ja Pasvalys rajoonides ning erinevad riigikaitselised hooned ja taristud. L\u00e4tis oli ehituses tudengihotell Riias ja taristurajatised Augstkalni tuulepargis.<\/p>\n<p align=\"justify\">KOKKUV\u00d5TE IV KVARTALI JA 12 KUU TULEMUSTEST<\/p>\n<p align=\"justify\">KASUMLIKKUS<br \/>2025. aasta 12 kuu kasum enne makse oli 44,8 mln eurot ja IV kvartalis 4,6 mln eurot (12 kuud 2024: 76,4 mln eurot ja IV kvartalis 26,8 mln eurot), mis andis 12 kuu maksustamiseelse kasumi marginaaliks 14,4% (12 kuud 2024: 14,2%).<br \/>2025. aasta 12 kuu emaettev\u00f5tte omanike osa puhaskasumist oli 39,9 mln eurot (12 kuud 2024: 64,7 mln eurot) ja IV kvartali emaettev\u00f5tte omanike osa puhaskasumist 3,2 mln eurot (IV kvartal 2024: 19,9 mln eurot). 12 kuu puhaskasumi marginaal oli 12,8% (12 kuud 2024: 12,0%).<\/p>\n<p align=\"justify\">M\u00dc\u00dcGITULU<br \/>2025. aasta IV kvartali m\u00fc\u00fcgitulu oli 69,1 mln eurot (IV kvartal 2024: 160,4 mln eurot) ning 12 kuu m\u00fc\u00fcgitulu oli 310,9 mln eurot (12 kuud 2024: 539,0 mln eurot). 12 kuu m\u00fc\u00fcgitulu v\u00e4henes 42,3% v\u00f5rreldes eelmise aasta sama perioodiga. V\u00e4ljaspool Eestit teenitud 12 kuu m\u00fc\u00fcgitulu osakaal oli 45,1% (12 kuud 2024: 58,3%).<\/p>\n<p align=\"justify\">LEPINGUTE PORTFELL<br \/>31. detsember 2025 seisuga oli kontserni teostamata t\u00f6\u00f6de j\u00e4\u00e4k 466,9 mln eurot (31. detsember 2024: 340,6 mln eurot). 2025. aasta 12 kuuga s\u00f5lmisid kontserni ettev\u00f5tted lepinguid kogumahus 362,8 mln eurot (12 kuud 2024: 338,0 mln eurot). IV kvartali uute lepingute maht oli 40,1 mln eurot (IV kvartal 2024: 45,9 mln eurot).<\/p>\n<p align=\"justify\">KINNISVARAARENDUS<br \/>2025. aasta 12 kuuga m\u00fc\u00fcs kontsern 358 korterit, 2024. aasta 12 kuuga 323 korterit. Omaarenduste korterite m\u00fc\u00fcgist teenis kontsern m\u00fc\u00fcgitulu 2025. aasta 12 kuuga 67,8 mln eurot ning 2024. aasta samal perioodil 58,9 mln eurot. 2025. aasta IV kvartalis m\u00fc\u00fcdi 43 korterit, v\u00f5rreldes 2024. aasta IV kvartalis m\u00fc\u00fcdud 129 korteriga, ning omaarenduste korterite m\u00fc\u00fcgist teenis kontsern m\u00fc\u00fcgitulu 8,1 mln eurot (IV kvartal 2024: 22,9 mln eurot).<\/p>\n<p align=\"justify\">RAHAPOSITSIOON<br \/>Aruandeperioodi l\u00f5pus oli kontsernil rahalisi vahendeid 41,4 mln eurot ning omakapital 260,6 mln eurot (62,8% bilansimahust). V\u00f5rreldavad andmed 2024. aasta 31. detsember seisuga olid vastavalt 91,9 mln eurot ning 254,3 mln eurot (56,9% bilansimahust). Seisuga 31. detsember 2025 oli kontserni netov\u00f5lg negatiivne 8,3 mln eurot (31. detsember 2024: negatiivne 58,5 mln eurot).<\/p>\n<p align=\"justify\">ETTEPANEK DIVIDENDIDEKS<br \/>Juhatus teeb n\u00f5ukogule ettepaneku maksta aktsion\u00e4ridele 2026. aastal eelnevate perioodide kasumist dividendidena v\u00e4lja 22,1 mln eurot (1,25 eurot \u00fche aktsia kohta), mis annab 2025. aasta dividendim\u00e4\u00e4raks 55%.<\/p>\n<p align=\"justify\">KONSOLIDEERITUD KOONDKASUMIARUANNE<br \/>auditeerimata<br \/>tuhandetes eurodes<\/p>\n<tr>\n<td style=\"width:362.14px;\"> \u00a0 <\/td>\n<td style=\"width:74.8px;;text-align: right ;
