Loomulikult sooviks iga ostja tabada ka kinnisvaraturu m\u00f5istes v\u00f5imalikult head hetke, kuid selle ette ennustamine on v\u00e4ga keeruline. Otsuse tegemisel tuleb l\u00e4htuda eelk\u00f5ige oma vajadustest ja v\u00f5imalustest,\u00bb \u00fctles Swedbanki eluasemelaenude valdkonnajuht Anne P\u00e4rgma.<\/p>\n<p class=\"MsoNormal\">Viimasel k\u00fcmnendil on olnud perioode, kus tehingute aktiivsus on m\u00f5nev\u00f5rra v\u00e4henenud, sest inimesed on lootnud, et hinnad hakkavad langema. Paraku on kinnisvarahindade suund olnud t\u00f5usujoones ning seet\u00f5ttu ei ole ootamine oma eesm\u00e4rki t\u00e4itnud ja see on tulnud teatud hinnaga.<\/p>\n<p class=\"MsoNormal\">P\u00e4rgma t\u00f5i v\u00e4lja, et senise kiire hinnakasvu taga on olnud mitu p\u00f5hjust. \u00abInimeste sissetulekud on ajaga kasvanud, pikalt soosisid ostmist madalad intressim\u00e4\u00e4rad ning suures plaanis on ostuhuvi olnud siiski suurem kui turul pakkumine. Lisaks on hindu m\u00f5jutanud ka ehituse kallinemine ja maksut\u00f5usud,\u00bb selgitas ta.<\/p>\n<p class=\"MsoNormal\">Eurostati andmetel ei ole Eesti kinnisvarahindade kiire kasvuga \u00fcksi ning k\u00f5ige kiirem hinnakasvu periood j\u00e4i kogu Euroopas aastatesse 2021\u20132022. Viimase k\u00fcmne aastaga on eluasemehinnad enam kui kahekordistunud 12 Euroopa Liidu riigis. Eestist veelgi kiiremini on hinnad kasvanud Horvaatias, T\u0161ehhis, Bulgaarias, Leedus, Portugalis ja Ungaris. Viimases on hinnad samal perioodil kasvanud enam kui kolm ja pool korda.<\/p>\n<p class=\"MsoNormal\">P\u00e4rgma s\u00f5nul ei t\u00e4henda see siiski, et kodu tuleks osta kiirustades v\u00f5i hirmust, et hinnad liiguvad eest \u00e4ra. \u00abEnamik kodusid ostetakse kodulaenuga. See on pikaajaline kohustus ja peab l\u00e4htuma inimese tegelikest v\u00f5imalustest. K\u00f5ige olulisem on enda jaoks selgeks teha, milline kodu on p\u00e4riselt j\u00f5ukohane, kui suur peaks olema omafinantseering ning millise kuumaksega pere eelarve toime tuleb. Kui need k\u00fcsimused on l\u00e4bi m\u00f5eldud ning ostusoov ja v\u00f5imalus olemas, ei tasu otsust ka m\u00e4\u00e4ramatusse tulevikku l\u00fckata,\u00bb lisas P\u00e4rgma.<\/p>\n<p class=\"MsoNormal\">Swedbanki andmetel peegeldub kinnisvarahindade t\u00f5us selgelt ka kodulaenudes. Kui k\u00fcmme aastat tagasi oli Swedbankist v\u00f5etud keskmise eluasemelaenu summa 69 000 eurot, siis 2025. aastal oli see 146 000 eurot.
