Turule lisandub j\u00e4rjest uusi \u00e4ripindu, samas kasvab ka t\u00fchjade \u00e4ripindade arv.<\/p>\n<p>Eesti Panga hinnangul on \u00e4rikinnisvaralaenude osakaal kasvanud kiiremini kui muude sektorite laenud, moodustades 43 protsenti pankade ettev\u00f5ttelaenude portfellist. Euroopa riikide keskmine n\u00e4itaja on 30 protsendi ringis ja keskpanga hinnangul v\u00f5ikski \u00e4rikinnisvaralaenude osakaal j\u00e4\u00e4da vahemikku 30 &#8211; 40 protsenti.<\/p>\n<p>&#8220;\u00c4rikinnisvara laenud reageerivad negatiivsetele muutustele majanduses tundlikumalt kui teiste sektorite laenud. See t\u00e4hendab, et probleemseid laene tekib selles sektoris rohkem. 2008. aasta kriisi ajal t\u00f5usid pikemalt makset\u00e4htaega \u00fcletanud laenud \u00e4rilaenude hulgas ligi 14 protsendini. Teistes sektorites \u00fcle kaheksa ei l\u00e4inud,&#8221; \u00fctles Eesti Panga \u00f6konomist Mari Tamm.<\/p>\n<p>\u00c4rikinnisvaralaenude osakaal on erinevates pankades erinev ning k\u00e4ib tihti kaasas sooviga oma turuosa kasvatada.<\/p>\n<p>&#8220;Olin ise m\u00f5neti \u00fcllatunud, et \u00e4rikinnisvarasse antud laenude maht sedav\u00f5rd suurenenud on. Me Swedbankis oleme j\u00e4lginud, et \u00e4rikinnisvara laenude maht ei oleks j\u00e4medalt \u00fcle kolmandiku ja see proportsioon on meil p\u00fcsinud juba aastaid,&#8221; lausus Swedbanki ehitus- ja kinnisvaraosakonna juhataja Ero Viik.<\/p>\n<p>Samas juhib Eesti Pank t\u00e4helepanu, et t\u00fchjalt seisvate \u00e4ripindade hulk on kasvanud.<\/p>\n<p>&#8220;\u00c4ripindade hulgas on vabade pindade hulk suurenenud ja see on eesk\u00e4tt tabanud b\u00fcroopindasid, kus see vakantsus ulatub turuosaliste andmeil 11 kuni 12 protsendini. See ei ole k\u00fcll \u00fclem\u00e4\u00e4ra palju, aga normaalseks tasemeks peetakse viis kuni k\u00fcmme protsenti. Kui see areng peaks samuti pikemat aega j\u00e4tkuma, siis peaks turuosalised arvestama, et k\u00f5iki pindu ei \u00f5nnestu loodetud tingimustel v\u00e4lja \u00fc\u00fcrida,&#8221; \u00fctles Tamm.<\/p>\n<p>Lisaks uute kontoripindade kiirele lisandumisele, on ettev\u00f5tete ootused \u00fc\u00fcripinnale muutunud.<\/p>\n<p>&#8220;Ettev\u00f5tted otsivad kokkuhoiukohti. Pigem on kontorid suureks j\u00e4\u00e4mas, otsitakse v\u00e4iksemaid, \u00f6konoomsemaid, mis on ka loogiline, sest t\u00f6\u00f6tegemise viisid on muutunud &#8211; on lisandunud kodukontori v\u00f5imalus, on lisandunud kontorihotellid, h\u00fcbriidkontor jne. Surve \u00fc\u00fcripindade v\u00e4hendamisele on olemas,&#8221; \u00fctles Kapiteli kinnisvarajuht Andrei Kokk.<\/p>\n<p>&#8220;Kui r\u00e4\u00e4gime \u00e4ripindade vakantsusest, siis Tallinna kesklinnas on neid umbes 12 protsenti ja see jaguneb erinevalt erineva vanusega hoonete vahel.
