{"id":25920,"date":"2025-10-23T12:23:09","date_gmt":"2025-10-23T12:23:09","guid":{"rendered":"https:\/\/www.europesays.com\/ee\/25920\/"},"modified":"2025-10-23T12:23:09","modified_gmt":"2025-10-23T12:23:09","slug":"mitu-kodulaenu-votab-eestlane-keskmiselt-elu-jooksul","status":"publish","type":"post","link":"https:\/\/www.europesays.com\/ee\/25920\/","title":{"rendered":"Mitu kodulaenu v\u00f5tab eestlane keskmiselt elu jooksul?"},"content":{"rendered":"<p>\u00abKui Maa- ja Ruumiameti andmetel maksis 20 aastat tagasi uus kahetoaline korter Kristiines ligikaudu 47 500 eurot, siis tollase hinnaga ostetud korteri 30-aastase kodulaenu kuumakse oleks t\u00e4na umbes 182 eurot,\u00ab selgitas Kikas. \u00abKuigi intressim\u00e4\u00e4r oli 2005. aastal sarnane t\u00e4nasele, on keskmine palk selle ajaga oluliselt kasvanud \u2013 ehk kui 182 euro suurune laenumakse moodustas toona ligikaudu 44% keskmisest netopalgast, siis t\u00e4nase palgataseme juures vaid umbes 11%.\u00bb<\/p>\n<p>Kikase s\u00f5nul t\u00e4htsustatakse t\u00e4na eelk\u00f5ige vajadustele vastavas kodus elamist. \u00abN\u00e4eme, et kuigi esimese kodulaenu puhul on laenusumma palgast aja jooksul m\u00e4rgatavalt langenud, v\u00f5etakse uue kodu soetamisel siiski sageli taas maksimaalselt oma v\u00f5imekuse piires,\u00ab m\u00e4rkis ta. \u00abKeskmiselt moodustab kodulaenumakse umbes 35% netosissetulekust \u2013 laene, kus igakuine makse j\u00e4\u00e4b alla 30% n\u00e4eme pigem harva,\u00bb m\u00e4rkis Kikas.<\/p>\n<p>Helina Kikase s\u00f5nul on oluline m\u00f5ista, et laenukoormus v\u00e4heneb aja jooksul t\u00e4nu palgakasvule ja raha v\u00e4\u00e4rtuse langusele. Samas r\u00f5hutas ta, et laenu ei tohi selles teadmises siiski \u00fcle oma v\u00f5imete v\u00f5tta \u2013 Euroopa Keskpanga juhiste kohaselt v\u00f5ib olukorras, kus intressim\u00e4\u00e4r t\u00f5useb 6%ni, laenumakse moodustada kuni poole sissetulekust, et laen oleks j\u00f5ukohane ja vastutustundlik.<\/p>\n<p>Luminori kodulaenude statistika p\u00f5hjal on keskmise laenu pikkus 10 aastat ning hinnanguliselt v\u00f5tavad Eesti inimesed elu jooksul kaks kuni kolm kodulaenu.
