Kvartali jooksul s\u00f5lmiti mitmete varasemalt tehtud broneeringute alusel v\u00f5la\u00f5iguslepingud (V\u00d5L), eelk\u00f5ige 2026. aastal valmivate ehitustega arendusprojektides. Kokku s\u00f5lmiti kvartali jooksul 60 V\u00d5L (2025 II kvartal: 31; 2024 III kvartal: 32). 2025. aasta esimese \u00fcheksa kuu jooksul on kokku s\u00f5lmitud 116 V\u00d5L, mis \u00fcletab eelmise aasta sama perioodi tulemust 22% v\u00f5rra (2024: 95). Suurima panuse kvartalis s\u00f5lmitud uutesse lepingutesse andsid m\u00fc\u00fcgid Olemuse projektis ning Ise\u00e4ra arendusprojekti uutes ridamajades.<\/p>\n<p align=\"justify\">Kvartali m\u00fc\u00fcgitulemustele avaldas tugevaimat m\u00f5ju Ise\u00e4ra II etapi viimaste ridamajade ehituse valmimine ja kodude \u00fcleandmine. Varem valminud kodude m\u00fc\u00fck toimus samuti peamiselt Ise\u00e4ra projektis. Lisaks m\u00fc\u00fcdi viimane kodu Uus-Meremaa arendusprojektis, millega projekt on t\u00e4ielikult realiseeritud.<\/p>\n<p align=\"justify\">N\u00e4dalane m\u00fc\u00fcgi suhtarv, mis peegeldab pakkumisest nii V\u00d5L kui tasulise broneeringu alusel v\u00e4lja minevaid kodusid, oli III kvartali jooksul k\u00fcll madalam kui 2025. aasta varasemate kvartali jooksul, kuid p\u00fcsis keskmiselt siiski pikaajalise keskmise taseme vahemikus. Madalam tase v\u00f5rreldes eelnevate kvartalitega peegeldab nii hooajalist k\u00f5ikumist kui ka tavap\u00e4rast suurt huvi v\u00e4rskelt m\u00fc\u00fcki tulnud uute projektide vastu eelneval kvartalil. Pikaajaliseks keskmiseks tasemeks v\u00f5ib pidada 1,5-2,0%.<\/p>\n<p align=\"justify\">Perioodi jooksul s\u00f5lmitud v\u00f5la\u00f5iguslepinguid, mida ei anta sama perioodi jooksul asja\u00f5iguslepingu alusel \u00fcle, k\u00e4sitleme ettem\u00fc\u00fcgina. Kvartali alguse seisuga oli varasemalt tehtud ettem\u00fc\u00fcgi hinnanguline rahaline maht 41,1\u00a0miljon\u00a0eurot (2025 aasta algus: 35,6 miljon eurot), millest 38,3 miljon eurot projektides, mille ehitus valmib 2025. aasta jooksul. Kvartali jooksul s\u00f5lmisime uusi lepinguid 20\u00a0miljoni\u00a0euro m\u00fc\u00fcgitulu mahus ning ettem\u00fc\u00fck moodustus kvartali jooksul tehtud uutest m\u00fc\u00fckidest 18\u00a0miljon\u00a0eurot. Sealhulgas ka 2026. ja 2027. aastal valmivates ehitustes. 2025. aasta IV kvartalile l\u00e4heme vastu 86 v\u00f5la\u00f5igusliku lepinguga 2025. aasta jooksul valmivates ehitustes ja m\u00fc\u00fcgitulu mahuga 39,0\u00a0miljon\u00a0eurot.<\/p>\n<p align=\"justify\">2025. aasta III kvartalis valmisid Ise\u00e4ra projekti II etapi viimased ridamajad, millest kvartali jooksul andsime klientidele \u00fcle 11 kodu. IV kvartalis on planeeritud anda \u00fcle veel v\u00e4hemalt 13 kodu. Lisaks andsime Ise\u00e4ra arenduses \u00fcle 3 varem valminud kodu ning viimase kodu Uus-Meremaa arenduses. Kokku andsime kvartalis \u00fcle 15 pinda (2025\u00a0II\u00a0kvartal:\u00a035; 2024 III kvartal: 27).<\/p>\n<p align=\"justify\">III kvartali m\u00fc\u00fcgituluks kujunes 5\u00a0080\u00a0tuhat\u00a0eurot (2025\u00a0II\u00a0kvartal: 7\u00a0388\u00a0tuhat\u00a0eurot; 2024\u00a0III\u00a0kvartal: 7\u00a0057\u00a0tuhat\u00a0eurot) ning kvartali puhaskasumiks 132\u00a0tuhat\u00a0eurot (2025\u00a0II\u00a0kvartal: 974\u00a0tuhat\u00a0eurot; 2024\u00a0III\u00a0kvartal: 342\u00a0tuhat\u00a0eurot). Aasta esimese \u00fcheksa kuu jooksul oleme kokku \u00fcle andnud 56 uut kodu (2024: 68), teeninud 14\u00a0399\u00a0tuhat\u00a0eurot m\u00fc\u00fcgitulu (2024: 19\u00a0052\u00a0tuhat\u00a0eurot) ning 400\u00a0tuhat\u00a0eurot puhaskasumit (2024:\u00a0&#8211;\u00a01\u00a0470\u00a0tuhat\u00a0eurot).<\/p>\n<p align=\"justify\">Raha ja raha ekvivalentide saldo v\u00e4henes kvartali jooksul 3\u00a0948\u00a0tuhande\u00a0euro v\u00f5rra 5\u00a0626\u00a0tuhande\u00a0euroni ning varade maht kasvas kvartali jooksul 5\u00a0034 tuhande euro v\u00f5rra t\u00f5ustes perioodi l\u00f5puks 100\u00a0183\u00a0tuhande\u00a0euroni. Rahasaldo muutust m\u00f5jutasid peamiselt 50\/50 \u00fchisettev\u00f5ttesse tehtud investeering, Regati ja Wohngarteni projektide ehitus ning arenduslaenu osaline tagastamine Ise\u00e4ra projektis. Varade maht suurenes eelk\u00f5ige seoses Regati projekti ehitusega.<\/p>\n<p>Ehituse pangalaene v\u00e4ljastati kvartalis kokku 5\u00a0474 tuhande euro ulatuses (Regati projektis) kuid koos Ise\u00e4ra projekti ehituslaenude tagasimaksetega oli ehituslaenude netokasv 3\u00a0305 tuhat eurot. Muid laenukohustusi v\u00e4hendasime kvartalis kokku 383\u00a0tuhande euro v\u00f5rra. Kokku suurenes laenukohustiste maht kvartali jooksul 3\u00a0021 tuhande euro v\u00f5rra, ulatudes 62\u00a0561 tuhande euroni. Augustis algas Luuslangi projekti II etapi esimeste eluhoonete (Jalami tn 6\/1 ja 6\/2) ehitus, mille k\u00e4igus valmib 39 uut kodu (peat\u00f6\u00f6v\u00f5tja Mitt\u00a0&amp;\u00a0Perlebach O\u00dc, rahastaja LHV Pank AS). Septembris alustati ehitust N\u00f5mmel Olemuse projektis 72 uue koduga (peat\u00f6\u00f6v\u00f5tja NOBE O\u00dc, rahastaja Coop Pank AS), P\u00f5hja-Tallinnas algas ehitus Peakorteri 67 koduga arenduses (peat\u00f6\u00f6v\u00f5tja Oma Ehitaja AS, rahastaja Coop Pank AS) ning Harkuj\u00e4rvel Ise\u00e4ra j\u00e4rgmise etapi esimestes ridamajades 30 koduga (peat\u00f6\u00f6v\u00f5tja Tesron Ehitus O\u00dc, rahastaja Bigbank AS). K\u00f5ikide projektide ehitused valmivad 2026. aasta jooksul v\u00f5i vahetult j\u00e4rgneval aastal.<\/p>\n<p align=\"justify\">2025. aasta III kvartalis s\u00f5lmisime Berliinis asuvas Wohngarteni arendusprojektis esimesed m\u00fc\u00fcgilepingud.<\/p>\n<p align=\"justify\">Septembris soetasime Maa- ja Ruumiameti enampakkumisel arenduskinnistu Tallinnas, Lasnam\u00e4e linnaosas Kuristiku asumis aadressil Linnam\u00e4e tee 21a. Ligi 8\u00a0700 m\u00b2 suurusele kinnistule on planeeritud terviklik elu- ja \u00e4rihoonete kompleks, mis loob piirkonda kaasaegsed v\u00f5imalused elamiseks, t\u00f6\u00f6tamiseks ja vaba aja veetmiseks. Tehingu v\u00e4\u00e4rtus on 1,1 miljonit eurot ning kogu projekti hinnanguline investeeringumaht on ligikaudu 22 miljonit eurot.<\/p>\n<p align=\"justify\">Septembris kehtestas Tallinna Linnavolikogu otsusega nr. 92 Kesklinnas asuva Juhkentali tn 48 kinnistu detailplaneeringu.<\/p>\n<p align=\"justify\">Kvartali jooksul valmisid Ise\u00e4ra teise etapi viimased ridamajad ning andsime klientidele \u00fcle 38% etapis valminud kodudest.<\/p>\n<p align=\"justify\">Aruandekuup\u00e4eva j\u00e4rgsed s\u00fcndmused<br \/>Aruandekuup\u00e4eva j\u00e4rgselt soetasime enampakkumise teel arenduskinnistu Tallinnas, Haabersti linnaosas, J\u00e4rveotsa tee 16c. Ligi 13\u00a0300 m\u00b2 suurusele kinnistule on kavandatud eluhoonete kompleks koos piirkonna elukeskkonda v\u00e4\u00e4rtustavate \u00e4ripindadega. Tehingu v\u00e4\u00e4rtus on 1,1 miljonit eurot ning kogu projekti hinnanguline investeeringumaht on ligikaudu 20 miljonit eurot.<\/p>\n<p align=\"justify\">Oktoobris algasid ehitust\u00f6\u00f6d Virmalise projektis. 2026. aasta l\u00f5pus valmib Virmalise tn 3 aadressil neljakorruseline hoovialaga eluhoone 28 uue koduga. Projekti ehitust\u00f6\u00f6de peat\u00f6\u00f6v\u00f5tjaks on Bildgren Ehitus O\u00dc ning arhitektuurse lahenduse autoriteks on Liven ja Arhitektuurib\u00fcroo Kuup Ruut O\u00dc. Ehitust finantseerib Bigbank AS.<\/p>\n<p align=\"justify\">Oktoobris alustasime ka Ise\u00e4ra uute kortermajade (Lutsu tn 2, 4 ja 6) ehitust\u00f6\u00f6dega. Projekti k\u00e4igus valmib 2026. aasta s\u00fcgisel 36 uut kodu. Kortermajade ehituse peat\u00f6\u00f6v\u00f5tja on Oma Ehitaja AS ning ehitust rahastab Bigbank AS.<\/p>\n<p align=\"justify\">Oktoobris valmisid esimesed kodud Regati arendusprojektis ning algasid kodude \u00fcleandmised uutele omanikele.<\/p>\n<p>Olulisemad arengud majanduskeskkonnas aruandeperioodil<br \/>2025. aasta III kvartalis 6 kuu Euribori m\u00e4\u00e4ra langustrend peatus ning m\u00e4\u00e4r stabiliseerus kvartali l\u00f5puks 2,10% tasemel (30.06.2025: 2,05%; 31.12.2024: 2,57%).<\/p>\n<p align=\"justify\">Euroala inflatsioon on langenud Euroopa Keskpanga (EKP) pikaajalise eesm\u00e4rgi (2%) l\u00e4hedale ning p\u00e4rast mitut baasintressim\u00e4\u00e4rade langetust (100 baaspunkti v\u00f5rra neljas etapis) 2025. aasta esimesel poolel otsustas EKP septembris j\u00e4tta intressim\u00e4\u00e4rad muutumatuks, viidates vajadusele hinnata varasemate otsuste m\u00f5ju majandusele. EKP prognoosib 2025-2027 aastate inflatsiooniks vastavalt 2,1%, 1,7% ja 1,9%, mis viitab, et rahapoliitika suund j\u00e4\u00e4b l\u00e4hiajal t\u00f5en\u00e4oliselt stabiilseks.<\/p>\n<p align=\"justify\">Eestis oli 2025. aasta III kvartalis aastane tarbijahindade kasv Euroalast kiirem ning hinnad kasvasid eelmise aasta sama perioodiga v\u00f5rreldes 5,2% (2025 II kvartal: 4,8%; 2024 III kvartal: 3,0%). Eesti Panga v\u00e4rskeima prognoosi kohaselt kujuneb 2025. aasta keskmine inflatsioon tootmiskulude, maksut\u00f5usude ja j\u00e4tkuva palgat\u00f5usu m\u00f5jul ligikaudu 5,3%. Tarbijahinnaindeks on viimase \u00fcheksa kuu jooksul t\u00f5usnud 3,5%.<\/p>\n<p align=\"justify\">K\u00f5ige viimaste k\u00e4ttesaadavate Statistikaameti andmete ning meie hinnangu p\u00f5hjal kasvas keskmine brutopalk III kvartalis aastases v\u00f5rdluses ligi 9%, \u00fcletades tarbijahindade kasvu. Hoolimata palgat\u00f5usust on tarbijate kindlustunne p\u00fcsinud juba pikemat aega madal, mida kinnitavad ka majandusekspertide hinnangud, isegi kui olukord ei ole objektiivselt v\u00f5rreldav ajaloolis n\u00e4htud madalpunktidega nagu Konjunktuuriinstituudi poolt koostatud andmed osundavad.<\/p>\n<p align=\"justify\">Maa- ja Ruumiameti ostu-m\u00fc\u00fcgistatistika p\u00f5hjal kasvas korterite (eluruumide) tehingute arv Tallinnas 2025. aasta III kvartalis 1,9% v\u00f5rreldes eelneva kvartaliga (2025 III kvartal: 2\u00a0332; 2025 II kvartal: 2\u00a0289 tehingut). V\u00f5rreldes eelmise aasta sama perioodiga oli kasv 7,6%, mis viitab koduostjate aktiivsuse suurenemisele. Tehingute arv 2025. aasta esimese \u00fcheksa kuu jooksul ulatus 6\u00a0757-ni, \u00fcletades eelmise aasta sama perioodi 15,8% v\u00f5rra (2024 esimese \u00fcheksa kuud: 5\u00a0837 tehingut). Tehingute aktiivsus on kasvanud eesk\u00e4tt j\u00e4relturul, kuid elavnemist on m\u00e4rgata ka uusarenduste segmendis, viidates turu j\u00e4rkj\u00e4rgulisele taastumisele.<\/p>\n<p align=\"justify\">V\u00f5rreldes 2025. aasta teise kvartaliga p\u00fcsisid uusarenduste pakkumishinnad kolmandas kvartalis \u00fcldjoontes stabiilsed. Citify andmebaasist kogutud andmete p\u00f5hjal kasvas tehingute arv eelmise kvartaliga v\u00f5rreldes 15,6% (II\u00a0kvartal:\u00a0365 tehingut; I kvartal: 360 tehingut) ning aastases v\u00f5rdluses 2024. aasta kolmanda kvartaliga 52,3% (2024. aasta III kvartal: 277 tehingut). 2025. aasta esimese \u00fcheksa kuuga on pakkumiste arv suurenenud 4,3% ja keskmine ruutmeetrihind 3,1%, viidates m\u00f5\u00f5dukale pakkumise ja hinnataseme kasvule. 1. juulil 2025 j\u00f5ustunud k\u00e4ibemaksum\u00e4\u00e4ra t\u00f5us 22%-lt 24%-le suurendab k\u00fcll l\u00f5pptarbija hinnakoormust, kuid selle m\u00f5ju uusarenduste turule avaldub eeldatavasti j\u00e4rgnevatel perioodidel teatava viitega.<\/p>\n<p>Tuleviku v\u00e4ljavaade<br \/>K\u00e4esoleval aastal on Livenil pakkumisse lisandunud mitmeid uusi projekte, mille ehitust ka l\u00f5ppenud kvartalil v\u00f5i vahetult selle j\u00e4rgselt alustasime. J\u00e4tkame k\u00f5igis m\u00fc\u00fcgis olevatest projektides m\u00fc\u00fcgilepingute s\u00f5lmimist ka aasta viimases kvartalis. Aruande kuup\u00e4evaks oleme s\u00f5lminud rohkem m\u00fc\u00fcgilepinguid, kui 2024. aastal kokku ning aasta l\u00f5puks ootame uut Liveni m\u00fc\u00fcgilepingute rekordit.<\/p>\n<p align=\"justify\">Kuigi Euribori languse peatumine ja habras tarbijakindlus ei ole \u00fcleliia toetav m\u00fc\u00fcgikeskkond, on n\u00e4ha, et n\u00f5udlus Liveni kodude j\u00e4rele on olemas. L\u00e4hemas tulevikus ootame keskkonna stabiilset taastumist, mida toetavad j\u00e4tkuv (ehkki aeglasem) palgakasv ja pankade valmisolek laene finantseerida. Laiemalt s\u00f5ltub turu edasine areng j\u00e4tkuvalt paljuski v\u00e4listeguritest, eelk\u00f5ige intressim\u00e4\u00e4rade, geopoliitilise olukorra ja maksukeskkonna arengutest.<\/p>\n<p align=\"justify\">J\u00e4tkuvalt loodame pikaleveninud planeeringute menetluste l\u00f5pule j\u00f5udmist 2025. aasta jooksul nii Kadaka\u00a0tee 88 kui ka Erika 12 kinnistute osas, kuid kui uue koalitsiooni ja linnavalitsuse moodustamine v\u00f5tab tavap\u00e4rasest kauem aega, l\u00fckkuvad planeeringute kehtestamised t\u00f5en\u00e4oliselt uude aastasse.<\/p>\n<p align=\"justify\">2025. aasta III kvartali ja esimese 9 kuu finantstulemused on olnud suures plaanis ootusp\u00e4rased, peegeldades ehituste l\u00f5ppemise ajastust. Enamus 2025. aasta m\u00fc\u00fcgitulust ja kasumist teenime viimases kvartalis, mis lisandub 9 kuu jooksul teenitud 14,4 miljonile eurole m\u00fc\u00fcgitulule ja 0,4 miljonile eurole puhaskasumile. III kvartali l\u00f5pu 56,1 miljoni euro suurusest ettem\u00fc\u00fcgiportfellist (30.06.2025: 38,2 miljon eurot; 31.12.2024: 35,6 miljon eurot) moodustavad 2025. aastal valmivad projektid 39,0 miljonit eurot. Valdav enamus sellest on Regati projektis, kus alustasime esimeste kodude \u00fcleandmisega oktoobri l\u00f5pus.<\/p>\n<p align=\"justify\">Varasemalt oodatud 55 miljoni euro suuruse m\u00fc\u00fcgitulu teenimine 2025. aastal p\u00fcsib positiivsete asjaolude kokkulangemisel j\u00e4tkuvalt v\u00f5imalik. M\u00fc\u00fcgitulu s\u00f5ltub aga eelk\u00f5ige kodude \u00fcleandmise ajastusest, mida m\u00f5jutab Regati projekti ehituse loodetust m\u00f5nev\u00f5rra hilisem valmimine, mist\u00f5ttu v\u00f5ib osa kodude \u00fcleandmisi ja m\u00fc\u00fcgitulu l\u00fckkuda uue aasta algusesse. Seet\u00f5ttu peame t\u00e4na t\u00f5en\u00e4olisemaks, et s\u00f5ltuvalt \u00fcleandmise tempost kujuneb 2025. aasta m\u00fc\u00fcgituluks 45-50 miljonit eurot. J\u00e4tkuvalt p\u00fcsib eeldus 20%-lise omakapitali puhasrentaabluse saavutamiseks 2025. aastal.<\/p>\n<p align=\"justify\">Koos ehituste valmimise ja kodude \u00fcleandmistega v\u00e4heneb laenukohustiste saldo 2025. aasta l\u00f5puks aasta alguse l\u00e4hedasele tasemele ning kapitalistruktuur paraneb ka seoses teenitava kasumiga. Ehituslaenude maht on Liveni \u00e4rimudelile omaselt ts\u00fckliline ning s\u00f5ltub suurel m\u00e4\u00e4ral arendusportfelli koosseisust, mist\u00f5ttu eeldame 2026. aasta keskpaigas taas laenumahtude kasvu seoses 2025. aasta teises pooles alanud ehituste finantseerimisega.<\/p>\n<p align=\"justify\">Kinnisvaraarendusele on iseloomulik tulemuste pikk viitaeg ning turunduskulude ja m\u00fc\u00fcgitulude ajaline nihe. Kolmandas kvartalis j\u00e4tkasime aktiivselt projektide m\u00fc\u00fcki, mille m\u00fc\u00fcgitulu ja kasum kajastuvad hilisemates perioodides, valdavalt 2026. aasta majandustulemustes.<\/p>\n<p align=\"justify\">2026. aastal l\u00f5ppevad ehitused neljas projektis, kus on v\u00f5imalik \u00fcle anda kokku kuni 205 uut kodu, mille potentsiaalne m\u00fc\u00fcgitulu maht on ligikaudu 55 miljonit eurot. Nendele lisandub m\u00fc\u00fcgitulu 2025. aastal valminud, kuid veel m\u00fc\u00fcmata v\u00f5i \u00fcle andmata j\u00e4\u00e4nud kodudest. Seega on 2026. aasta heale tulemusele alus pandud ning j\u00e4tkame t\u00f6\u00f6d 2027. aasta tulemuse nimel.<\/p>\n<p align=\"justify\">Hetkel ehituses olevatest projektidest valmivad 2027. aastal Peakorter I etapp ning Wohngarten Saksamaal, Berliinis.<\/p>\n<p align=\"justify\">K\u00e4esoleval kvartalil ning oktoobris tehtud uute kinnistute ostud lisavad arendusportfelli nii uue piirkonna kui ajalist j\u00e4tkuvust.
