Selle taga on nii suure t\u00e4helepanu p\u00f6\u00f6ramine hoonete madala vakantsuse s\u00e4ilitamisele, t\u00e4iendavad edukad investeeringud hooldekodude ja logistika segmenti, kui ka alanenud intressikulud. K\u00f5ige selle tulemusena on kasvanud fondi vaba rahavoog, mis koos pangalaenude planeeritava refinantseerimisega v\u00f5imaldab fondi juhtkonnal eelduslikult teha aktsion\u00e4ridele ettepanek rekordilise dividendi maksmiseks 2026. aasta kevadel.<\/p>\n<p align=\"justify\">Kevadel n\u00e4htud esimesed positiivsed m\u00e4rgid t\u00e4ituvuse paranemisest j\u00e4tkusid ka kolmandas kvartalis. Fondi portfelli vakantsus v\u00e4henes teist kvartalit j\u00e4rjest, ulatudes septembri l\u00f5pus 3,6%-ni. Suvel valmis Tartu vallas asuva ERMi hooldekodu teine etapp, millelt saadav \u00fc\u00fcritulu t\u00f5usis j\u00e4rk-j\u00e4rgult lepinguj\u00e4rgsele tasemele augustiks. Koos aprillis lisandunud Hiiu hooldekodu ning Valkla hooldekodu uue etapi valmimisega kasvas hooldekodude segmendi \u00fc\u00fcritulu fondi portfellis kolmandas kvartalis 4,7%-ni, mis on ligi poole v\u00f5rra suurem kui aasta tagasi.<\/p>\n<p align=\"justify\">Portfelli v\u00e4henenud vakantsus ning lisandunud \u00fc\u00fcripinnad t\u00f5id kaasa nii neto \u00fc\u00fcritulu (NOI) kui ka EBITDA kasvu, mis olid vastavalt 5,1% ja 6,3% k\u00f5rgemad kui 2024. aasta kolmandas kvartalis. Fond on selle aasta 9 kuuga teeninud potentsiaalset brutodividendi 66,66 senti aktsia kohta, mis on 12,6% rohkem kui aasta varem. Arvestades perioodilisi laenude p\u00f5hiosade tagasimakseid ning finantsv\u00f5imenduse n\u00e4itajate tugevat taset, plaanib fondi juhtkond pangalaene j\u00e4rgmise aasta alguses refinantseerida ning teha eelduslikult aktsion\u00e4ride \u00fcldkoosolekule ettepaneku maksta 2025. aasta eest netodividende 1,2 eurot aktsia kohta, mis on 8,1% rohkem kui 2025. aasta kevadel ning 20% rohkem kui 2024 aasta kevadel.<\/p>\n<p align=\"justify\">Kolmandas kvartalis peatus ligi kaks aastat kestnud EURIBORi intressim\u00e4\u00e4rade langustrend. Kuna intresside edasine oluline v\u00e4henemine ei ole t\u00f5en\u00e4oline, j\u00e4tkas fond teise kvartali l\u00f5pus alustatud intressim\u00e4\u00e4rade fikseerimist. Septembris s\u00f5lmis fondi L\u00e4ti t\u00fctarettev\u00f5te intressim\u00e4\u00e4ra vahetuslepingu nominaalsummas 11,1 miljonit eurot tasemel 2,2%. Kokku on kolmanda kvartali l\u00f5puks fondi t\u00fctarettev\u00f5tete laenudest intressim\u00e4\u00e4ra vahetuslepinguga kaetud 22,7 miljonit eurot, mis moodustab 15% fondi konsolideeritud laenuportfellist.<\/p>\n<p align=\"justify\">Majandustulemuste \u00fclevaade<\/p>\n<p align=\"justify\">EfTEN Real Estate Fund AS-i konsolideeritud 2025. aasta III kvartali m\u00fc\u00fcgitulu oli 8,359 miljonit eurot (2024. aasta III kvartal: 8,006 miljonit eurot) ning 9 kuu m\u00fc\u00fcgitulu 24,427 miljonit eurot (2024. aasta 9 kuud: 23,924 miljonit eurot). Kolmanda kvartali m\u00fc\u00fcgitulu kasvas aastataguse perioodiga v\u00f5rreldes 4,4% ning \u00fcheksa kuu m\u00fc\u00fcgitulu 2,1%. M\u00fc\u00fcgitulu kasvu toetasid eelk\u00f5ige uued investeeringud logistika- ja hooldekodude sektoris.<\/p>\n<p align=\"justify\">Fondi konsolideeritud neto \u00fc\u00fcritulu (NOI) oli 2025. aasta 9 kuuga 22,678 miljonit eurot (2024. aasta 9 kuud: 22,203 miljonit eurot), kasvades 2,1%. Neto \u00fc\u00fcritulu 9 kuu marginaal p\u00fcsis 93% tasemel (2024: sama), mis t\u00e4hendab, et kinnistute haldamisega otseselt seotud kulud (sh maamaks, kindlustus, hooldus- ja parendust\u00f6\u00f6d) ning turunduskulud moodustasid 7% fondi m\u00fc\u00fcgitulust.<\/p>\n<p align=\"justify\">2025. aasta III kvartalis teenis fond konsolideeritud puhaskasumit 5,251 miljonit eurot (2024. aasta III kvartal: 3,854 miljonit eurot). Puhaskasumi kasv tulenes peamiselt m\u00fc\u00fcgitulu suurenemisest ning intressikulude v\u00e4henemisest seoses EURIBORi langusega \u2013 intressikulud olid 2025. aasta III kvartalis kokku 1,603 miljonit eurot v\u00f5rreldes 2,171 miljoni euroga eelmise aasta III kvartalis.<\/p>\n<p align=\"justify\">Fondi 2025. aasta 9 kuu konsolideeritud puhaskasum oli 13,443 miljonit eurot (2024. aasta 9 kuud: 10,104 miljonit eurot). Intressikulu v\u00e4henes eelmise aasta sama perioodiga v\u00f5rreldes 1 541 tuhande euro ehk 23% v\u00f5rra.<\/p>\n<p align=\"justify\">2025. aasta 9 kuu jooksul on kontsern teeninud korrigeeritud rahavoogu (EBITDA miinus laenude tagasimaksed miinus intressikulud) 9,53 miljonit eurot, mis on 19% rohkem kui eelmisel aastal samal ajal. Seda eelk\u00f5ige t\u00e4nu uutest soetustest ja arendustest lisandunud rahavoole ning madalamatele intressikuludele tulenevalt EURIBOR\u2019i langusest. Arvestades fondi dividendipoliitikat, saaks fond selle aasta \u00fcheksa kuu p\u00f5hjal maksta brutodividende 66,66 senti aktsia kohta. Arvestades finantsv\u00f5imenduse madalat taset ning perioodilisi laenude p\u00f5hiosade tagasimakseid, plaanib fondi juhtkond t\u00fctarettev\u00f5tete laene ka 2026. aasta alguses refinantseerida ning maksta aktsion\u00e4ridele netodividende 1,2 eurot aktsia kohta. \u2003<\/p>\n<p align=\"justify\">Kontserni varade maht oli 30.09.2025 seisuga 403,493 miljonit eurot (31.12.2024: 398,763 miljonit eurot), s.h moodustas kinnisvarainvesteeringute \u00f5iglane v\u00e4\u00e4rtus varade mahust 95,0% (31.12.2024: 93,7%).\u00a0 <\/p>\n<p align=\"justify\">Kinnisvaraportfell<\/p>\n<p align=\"justify\">Seisuga 30.09.2025 on kontsernil 37 (31.12.2024: 36) \u00e4rikinnisvarainvesteeringut, mille \u00f5iglane v\u00e4\u00e4rtus bilansip\u00e4eval on 383,268 miljonit eurot (31.12.2024: 373,815 miljonit eurot) ning soetusmaksumus 379,467 miljonit eurot (31.12.2024: 370,561 miljonit eurot). Lisaks fondi t\u00fctarettev\u00f5tetele kuuluvatele kinnisvarainvesteeringutele kuulub kontserni 50%-osalusega \u00fchisettev\u00f5ttele hotell Palace Tallinnas, mille \u00f5iglane v\u00e4\u00e4rtus 30.09.2025 seisuga oli 8,633 miljonit eurot (31.12.2024: 8,630 miljonit eurot).<\/p>\n<p align=\"justify\">Kontsern investeeris 2025. aasta 9 kuuga kokku 8,907 miljonit eurot nii uutesse kinnisvarainvesteeringutesse kui ka olemasoleva kinnisvaraportfelli arendamisse.<\/p>\n<p align=\"justify\">Kontserni t\u00fctarettev\u00f5te EfTEN Hiiu O\u00dc soetas m\u00e4rtsis kinnistu Tallinnas Hiiu tn 42, makstes selle eest 4 miljonit eurot. Kehtiva \u00fc\u00fcrilepingu alusel j\u00e4tkab kinnistu osalist kasutamist Sihtasutus P\u00f5hja-Eesti Regionaalhaigla, \u00fclej\u00e4\u00e4nud kinnistu osale s\u00f5lmiti pikaajaline (10 + 10 aastat) \u00fc\u00fcrileping ettev\u00f5ttega Hiiu S\u00fcdamekodu O\u00dc, mis kuulub S\u00fcdamekodud AS-i kontserni. Koost\u00f6\u00f6s \u00fc\u00fcrniku ja S\u00fcdamekodud AS-iga ehitatakse hoone osaliselt \u00fcmber \u00fcldhooldekoduks &#8220;N\u00f5mme S\u00fcdamekodu&#8221;, mis tulevikus mahutab kuni 170 hooldekodu klienti.<\/p>\n<p align=\"justify\">2025. aasta I poolaastal l\u00f5petati Valkla hooldekodu C-korpuse ehitust\u00f6\u00f6d ning kolmandas kvartalis valmis Tartus Ermi hooldekodu II etapp.<\/p>\n<p align=\"justify\">2025. aasta aprillis valmis eelmise aasta s\u00fcgisel soetatud Paemurru logistikakeskus, kuhu investeeriti I poolaastal kokku 1,743 miljonit eurot.<\/p>\n<p align=\"justify\">2025. aasta 9 kuuga teenis kontsern kokku 23,660 miljonit eurot \u00fc\u00fcritulu, mis on 3% rohkem kui 2024. aastal samal perioodil.<\/p>\n<p align=\"justify\">Kontsernile kuuluvate kinnisvarainvesteeringute vakantsus portfelli kohta oli 30.09.2025 seisuga 3,6% (31.12.2024: 2,6%). Suurim oli vakantsus b\u00fcroohoonete segmendis (16,8%), kus vakantsete \u00fc\u00fcripindade t\u00e4itmine on v\u00f5tnud varasemast rohkem aega.<\/p>\n<p align=\"justify\">Finantseerimine<\/p>\n<p align=\"justify\">EfTEN Real Estate Fund AS&#8217;i t\u00fctarettev\u00f5tted suurendasid seoses parema finantsv\u00f5imekusega oma pangalaenude kogusummat 2025. aasta aprillis 7,32 miljoni euro v\u00f5rra. Lisaks rahastati 2025. aasta 9 kuul pangalaenudega Valkla hooldekodu ning Paemurru logistikakeskuse ehitust\u00f6id kogusummas 2,83 miljonit eurot. Fondi t\u00fctarettev\u00f5te EfTEN Hiiu O\u00dc s\u00f5lmis aprillis laenulepingu Hiiu tn. 42 hoone \u00fcmberehitust\u00f6\u00f6de finantseerimiseks summas 3 250 tuhat eurot. Bilansip\u00e4eva j\u00e4rgselt, 2025.a. oktoobris s\u00f5lmiti laenulepingu lisa, millega suurendati laenusummat 3 650 tuhande euroni.<\/p>\n<p align=\"justify\">J\u00e4rgmise 12 kuu jooksul l\u00f5ppevad kontserni \u00fcheteistk\u00fcmne t\u00fctarettev\u00f5tte laenulepingud, mille j\u00e4\u00e4k oli 30.09.2025 seisuga kokku 41,406 miljonit eurot. L\u00f5ppevate laenulepingute LTV (Loan-to-Value) on vahemikus 37% &#8211; 59% ning\u00a0 kinnisvarainvesteeringud omavad stabiilselt \u00fc\u00fcrirahavoogu, mist\u00f5ttu kontserni juhtkonna hinnangul ei teki laenulepingute pikendamisel takistusi.<\/p>\n<p align=\"justify\">Kontserni laenulepingute kaalutud keskmine intressim\u00e4\u00e4r oli 30.09.2025 seisuga 3,95% (31.12.2024: 4,89%) ning LTV (Loan to Value) 41% (31.12.2024: 40%). K\u00f5ik fondi t\u00fctarettev\u00f5tete laenulepingud on seotud ujuva intressim\u00e4\u00e4raga. Intressiriski maandamiseks s\u00f5lmisid kontserni kaks t\u00fctarettev\u00f5tet intressim\u00e4\u00e4ra vahetuslepingud kokku nominaalsummas 22,6 miljonit eurot, millega fikseeriti ujuv intressim\u00e4\u00e4r (1 kuu EURIBOR) tasemel 1,995% ja 2,2%.<\/p>\n<p align=\"justify\">Fondi laenude intresside kattekordaja (ICR) seisuga 30.09.2025 oli 3,9 (seisuga 30.09.2024: 3,0). ICR kasvas peamiselt madalama EURIBOR\u2019i toel. Seoses kontserni kinnisvarainvesteeringute tagatisel v\u00f5etud laenude perioodiliste tagasimaksetega ning finantsv\u00f5imenduse madala tasemega plaanib fondi juhtkond ka 2026. aasta alguses laene refinantseerida ning suurendada sellega dividendide maksmise v\u00f5imekust.<\/p>\n<p align=\"justify\">Aktsiainfo<\/p>\n<p align=\"justify\">EfTEN Real Estate Fund AS\u00b4i registreeritud aktsiakapitali suurus seisuga 30.09.2025 on 114 403 tuhat eurot (31.12.2024: sama). Aktsiakapital koosnes 11 440 340 aktsiast (31.12.2024: sama) nimiv\u00e4\u00e4rtusega 10 eurot (31.12.2024: sama).<\/p>\n<p align=\"justify\">EfTEN Real Estate Fund AS`i aktsia puhasv\u00e4\u00e4rtus (NAV) oli seisuga 30.09.2025 20,44 eurot (31.12.2024: 20,37 eurot). EfTEN Real Estate Fund ASi aktsia puhasv\u00e4\u00e4rtus kasvas 2025. aasta 9 kuuga 0,3%.
